I also asked him to give me some estimates of what should be done, the cost and anything that needed to be repaired, corrected, changed, etc. My experience with some previous inspection companies was that they would identify a problem and then just state that I should call a licensed professional for further information. That is why I was pleased that he was able to offer suggestions and propose solutions for the defects and possible improvements that could be done to the property. Over the phone, he was able to answer all of my queries and gave me a quick run-down of all the different services they provide and an accurate quote for an inspection on the house. I hired this guy on the recommendation of the real estate agent. This was my first mistake. You…read moremust do your own due diligence in something as important as having your house inspected. First I never received a written report from him. I called twice and he said he would send it but never did. I did receive a phone call from him saying the house was fine. No major problems just a small amount of mold near the ceiling storage door. So let me begin with some of the things he missed starting with the basement. There was water leaking through the basement walls and the mortar between the cement blocks were degraded and needed repair. The copper water lines were thin walled copper and were black and degraded I had to change all of the water pipes. The house has hot air heating. Four of the vents were not connected and on two the pipes were missing so no air was going to the exchanger. More un expected repairs. The electric throughout the house has numerous problems. Four of the receptacles were broken. Three were shorted out and two simply had no electric wires even connected to them. We had to change every socket in the house. That brings me to the small amount of mold near the ceiling. I suppose you could call over half the roof being covered with black mold a small amount, after all, there was some of the ceiling that was not covered with mold but not in the world I live in. Needless to say a big job to rid the house of mold. So if you would like to spend thousands of dollars in unexpected repair you may want to hire this guy. I'd sue him but it would only cost me more money and aggravation.
