We reached out to him with a few places that we wanted to see. He got back to us in a timely manner and told us there were no showings yet for some of the homes. We sent him some more that we wanted to see, and Sunday was our first time meeting him in person. We met him at a new construction build, and me and my wife were pretty excited. Yes, we were three minutes late, we can take responsibility for that. We got out the car and approached Joel, who was waiting by the front. Mind you this is our first time meeting, and he never formally introduced himself. He said our names to make sure it was us, but that was it. There was no "Hi, nice to meet you," or "Hi, how are you, I'm Joel." It seemed as if he didn't care who we were and that we were going to be his clients. We never had a formal sit down to discuss the process, what we were looking for, or asked if we had any questions. We never even got a business card from him, but he was sure quick to leave them at every place we saw. Once we started viewing the homes, me and my spouse were talking amongst ourselves about the things we liked and didn't like. We aren't picky but we would like a few things. He never asked what we wanted or did we like any of the properties. Once we found one that property that he suggested, he didn't even ask how we liked it. He just told us the next step is to put our names on the list and fill out the required paperwork. He definitely wasn't big on small talk at all. It seemed as if he just wanted to get rid of us, and he had other places to be. He didn't even TRY to get to know us personally. If you can't build rapport with your clients, why should the clients trust you enough to buy a home with you? First impressions are everything and this first impression sucked. While we were looking at one property that we really liked, the sales rep was in the office with another client after we came back. Joel told us we could go see the other model while we waited. We came back and he was having a long conversation with another realtor there. He saw us and continued on with his conversation. He never asked us how we liked that one or what we thought. Just kept talking away and never said a word to us. He talked to this guy more than he talked to us! At the end of this visit, Joel said the next step is to fill out the paperwork to get on the list with the builder and then he said goodbye. Excuse me but how did YOU know we really even liked the place? Don't think you're about to get a pay out for 5 minutes of work. If we are going to have to know you for the next 6 months while waiting for the home to be built, you better treat us like you give a crap about us. Let me tell you, Joel suggested ONE property to us. He never sent a list of other available listings or did any of the leg work. We found the places and all he did was meet us there. We didn't have any appointments or anything. The people in the sales offices spoke to us more than he did. We don't need a "communicator," we can talk to people ourselves. I even waited to tour places, so that Joel could receive the commission, because a realtor needed to be present on the first visit. He didn't talk about any of the properties or what was included. I'll say this, there's many real estate agents in the area, we definitely don't need you if you don't care. This was going to be a for sure sale using the VA loan, but someone else will meet our needs. We are also NOT first time home owners, so we do know what to expect when it comes to a realtor and what good customer service is. Would not recommend him, unless you're searching for your second million dollar home in the Inland Empire. He just wants the easy money and does not care about the client. To note, when we listed our sale with Denise, there were four other homes within the neighborhood for sale. These other homes were more or less identical to ours and had been listed for over 60 to 130 days. For me, I was worried that our home would never sell without steep asking price reductions based on the inventory. I listened to her recommendation, for the listing price, and reviewed her market comp analysis, which was expertly written. Her list price garnered immediate interest from Buyers and we were soon under contract, within 15 days of listing. Moreover, as issues arose, she would call to not just inform me about what was going on, but, with information about what she was already doing to fix it. That's one of the many great qualities about Denise. When there is an issue or something that needs doing, she is already two steps ahead of it. You don't have to ask her to do anything; you can trust her to know that she's already working on what you need. You can see her professionalism in everything that she does. The photography and staging of the home are meticulous. Of all the listings in the area, her photographs were second to none. In fact, the way she presented our home looked so good, that even I was shocked at how nice the place could look. In screening buyers, she is sharp and reviews everything in detail. Moreover, our transaction had some complex issues that almost arose concerning the appraisal (our buyers were using a VA loan) as well as some required health and safety repairs. I cannot begin to explain the sharpness, determination, and professionalism of how she dealt with everything. Issues that I know would have killed a deal, for any other realtor, were quickly and deftly dealt with by Denise. Most importantly, she handled every issue in such a way that it never affected our bottom-line/net proceeds. I have given a lot of thought to all the work she put into this and it really is exceptional what she achieved. Denise Wendland is a true partner, advisor, and real estate expert. We are repeat customers of hers and, in every deal, she has helped our family achieve the financial goals we set out on. Moreover, she has exceeded all of our expectations. We chose Denise to handle the sale based on her excellent Yelp reviews, and she did an absolutely wonderful job! We have been landlords for many years, and we have learned that the key to selling a home is to find the best realtor in the area. We live in San Diego, and we didn't know anyone in the Hemet-San Jacinto area, so we did what we always do when out-of-town: consult Yelp! Denise has excellent reviews, of course; we read every one. We first phoned Denise on New Years Eve and made an appointment to walk through the property with her. She immediately sent us a market analysis of comps to help with pricing. When we met Denise at the house, we were impressed with her knowledge and professionalism. Having rented the home for years, we were uncertain as to what upgrades or repairs might be needed, so we really appreciated having her point out what needed attention and what didn't. It did need a little cleaning; we asked if she knew anyone we could call. She arranged the carpet cleaning for us, and she cleaned some special items herself! She explained "that's how I run my business": definitely "above and beyond"! Thank you so much, Denise! Denise did some nice staging and had beautiful photos taken for the listing. She made the house sparkle! We really appreciated her attention to detail. A week later we accepted a solid offer at over listing price! Denise handled all the inspections, arranged some termite remediation work, and kept everything moving along. All the while, she kept us informed by email, phone and text. All paperwork was handled digitally, except notarization of closing docs, which we handled in San Diego, so we never needed to make another trip to Hemet (a three-hour round trip for us). Coming from Northern California, we always dreamed of having some roots in JT, Yucca, or Twentynine Palms and with Merl and Dori's help, we found the second home of our dreams. Our time was a tad short for the search so we had created a list of 8-10 places and Merl made it happen - we saw everything in 2 days. Merl was honest and helpful explaining pros and cons, being a long time resident of this area. It is amazing how many people he knows. Every other stop, people came up to him saying hello. Once we took the plunge, when I drove 7-hours down to get the renovation started, he helped me remove some chollas (cacti with barbed spines) right when I arrived to make sure my 3 big dogs wouldn't have a tango with them. He genuinely cares that you find the best situation and have a good experience, knowing it's a difficult process and lots to consider. We love Merl and Dori and have definitely settled in nicely in the abode we picked in JT. After some work, we are really happy with how it eventually turned out. A big thanks to them both in making us feel welcome in joining the community!
