We hired Alan to replace our leaking windows and siding on the front and roof of a multi-story…read morecondo building. He is one of the most honest and quality-focused contractors I have ever worked with. During planning, I spoke to a number of other contractors who wanted to use retrofit windows and just leave the siding in place. Alan took the time to explain the proper way that the building wrap, siding and windows had to interface to get waterproofing, and how we were better off replacing all three if we wanted to be sure we'd fix our problem. Even with this extra scope, Alan's pricing was very fair. Thank god we went with Alan. When they removed the existing siding, they found severe water damage underneath the siding and a subpar earlier repair job. When this surprise came up, Alan talked us through the damage and gave us our options. They ended up ripping up two layers of existing siding, cutting out damaged building sheathing and replacing it with new plywood, before proceeding with the job. The overrun costs were very reasonable and we never felt like Alan was taking advantage of us. The end result was great quality at a fair price, and peace of mind that our issues have been resolved and we won't have to worry about the front / roof for a long time now. I would definitely hire Alan again and would recommend him to anyone looking for this kind of work.

We had two minor roof leaks, both of which were around fixtures that didn't have adequate flashing or correct metal-on-metal fasteners. The second time the owner Arturo came out and did some mitigation work until we could get the new roof, which just completed. The new roof process was painless and within budget. He pulled permits quickly. His crew got the roof completed within a week, cleaning up most debris. The final permit inspection was quick. We were disappointed with Greenrun Construction for so many reasons. The biggest one was that they…read moreheld themselves out to be "sustainable" builders on their website and suggested the same with their business name. In our experience, they did not have any more expertise in or attention to sustainability than any run-of-the-mill contractor. We had to do our own research to select sustainable roofing materials because Rodney didn't know anything about, or at least did not share with us, the pros and cons of various materials from a sustainability standpoint. We trusted that he would recommend doors with windows that had the highest level of energy efficiency. He did not, so we ended up with less energy efficient French doors that did not qualify for an energy efficiency tax credit. He never told us about the tax credit; we only discovered it when we were doing our taxes, long after the doors had been installed. The most costly of his mistakes was misunderstanding which doors we wanted replaced, in spite of our physically showing him exactly which doors. He ordered a new door for the wrong spot. They were custom doors, so could not be returned. His inattention to our directions cost us an additional $3400. He cut into our deck to access one area for the door replacements. He replaced the boards he cut but did not adequately secure them. Now we have multiple boards popping up several inches, making the deck unsafe to use. After removing the rubber baseboard to replace another door, he thought it was all right to replace it with a base board that ended several inches before the juncture with the door. When we followed up about this, he said he could fix it, but only with a different size baseboard than used in the rest of the room. After a long time and much follow up on our part, he managed to find the right size baseboard and have his worker install it. But the worker used the wrong kind of adhesive and the baseboard peeled off. We had to hire someone else to do it correctly. It appears that his worker may have damaged our flooring at the same time. In sum, look elsewhere if you are looking for a contractor with sustainability expertise. If you do hire him, you need to watch him like a hawk to minimize his errors and to ensure that he fixes his mistakes.

I met with Kurt for the initial estimate and he was great in pointing out the kind of work that needed to be done and took the time to answer all of my questions. Once I made the decision to go with 3 Generations, I started working with Jeremy who went the extra mile to meet me at my work to sign the paperwork and select the type of siding for the house. We signed the paperwork in the late Fall, which is a busy time for them but Jeremy was always up front with their estimated timing, which I really appreciated. Once the work started, the job was completed pretty quickly. Again, Jeremy and his crew were very communicative and kept me updated on the status of the work until it was done. They also fixed some plywood dry rot and installed new plywood as well as correcting some roof deck problems in addition to all of the siding replacement. I've included some pictures the old siding, which was cracked and loose as well some pictures of the new siding to show the improvement. From my experience, I would recommend 3 Generations Improvements for any siding or repair work you may need!
