Ignores serious dangerous threats from tenants, violates employee labor laws & absolutely should not be responsible for anyones assets. If you're an owner looking for a company to help with your property, steer far & clear from Sullivan Property Management (formerly Integrity Plus). Their lack of care for the safety of their employees & tenants landed me in the hospital on more than one occasion. Worst management company I've ever encountered.

So far among 4 agencies we used in California over the last 20 years - these are by far the worst, make sure you stay away and do not entrust them your property.

I've never worked with a company who is so non-responsive and unwilling to improve/fix basic issues in a luxury property we pay $6,0000 a month to rent, such as: - AC that didn't work and they wouldn't properly fix, leading to a full leak through the ceiling with water dripping onto our bed that took several months to correct - RATS - trees falling over that they're unwilling to pay to trim, and are starting to pose a MAJOR liability issue - windows that were completely fogged from the exterior from the day we moved in that they are unwilling to clean - electrical outlets that don't work and it's been 10 days since I reported the issue and trying to follow up multiple times. I highly recommend you do NOT work with Sunset.

Excellent management company. Very responsive and reasonable people…read more I've been at the same location since 2018 and have been through a number of owners and management companies. These guys are the best by far. Recently we had a pest control company come out for preventive maintenance on a number of units. The pest control company assured everyone that no special care needed to be taken to protect our belongings from an all-day heat treatment of our units. Well the treatment ended up damaging a lot of property, both belonging to individual tenants like me (shoes, computer monitor, etc.), and also belonging to the property owner (such as warping plastic blinds). I've been working closely with Sean and Laura at Advantage Team to resolve the issue. Sean came out to see all of the damage in person and could not have been more sincerely apologetic and reassuring that I would be made whole. And today, Laura e-mailed me to ask whether I'd like a check or a rent credit for my damaged property. While the liability does seem to lie with the pest control company, Laura said her team would prefer to take care of me now so I don't have to wait, and that they'll pursue the pest control company for reimbursement on their own. Really an above and beyond gesture. My experience with virtually every other management company is that you need to be prepared to go to small claims court to be made whole in a situation like this. So it was a huge relief to realize I would not need to do that. Sean and Laura have been nothing but honest, friendly, and helpful throughout this ordeal. And that's also been my general experience over the last few years they've been managing. I expect to be here a few more years and I really hope these guys are the managers for the rest of that time. Thanks a lot, you guys.

We would literally show up to their office to ask questions and no one would be at the office. ZERO COMMUNICATION. Like they are worse than the landlords I had on SDSU's campus, and that says a lot (if you know, you know). Termites, cockroaches, spiders, an absurd amount of mold and they don't care!!! I don't even leave reviews on anything but they are so bad I had to.

She has made exchanging roommates such an ease when both times were hectic for us. She has guided us through the process and answered any questions we had in a very quick manner. She is extremely professional. Whenever we submitted a service request, she has been quick to follow up and have the maintenance crew respond to us in a quick manner no matter the severity of the issue. I am very glad that Dianne is patient with us as we have had a few requests that I felt bad for annoying her with (she never showed any signs of frustration by the way). Her customer service is heavily valued in our household and continues to help us to this day. As for the maintenance crew, they have all been great and amazing. I had an issue with a leaky faucet and asked the gentleman about tips about removing some calcium debris. He recommended a product but ended up taking care of it himself. They were able to solve all the minor issues we've had at the property. Thank you Dianne and maintenance!

Their response time in general was crazy fast, they would always respond quickly same day if I emailed them within business hours and no later than the next business day if I contacted them after hours or close to end of business. There were some minor things I needed help or clarification on upon move in and they had someone over to inspect my apartment almost immediately and fix stuff if needed. All their instructions are straight forward, easy to understand and transparent with their policies, charges, etc. Kat, Damien, and Beata have all been great people during every interaction I've had with them and felt like they were always being fair and ethical with me. As a property owner I wouldn't recommend this company at all. The CFO Tony Tibbets repeatedly…read moredidn't make the HOA payments for my property and it is part of his job to do so. That cause late fees and unnecessary confusion. Joshua Burton, the President of this company, tried to gaslight me regarding a missing $300 from my payment. He said I was paid out for it and once I proved I wasn't he stopped responding to me. Victor Long, the property manager for my property, allowed the tenants to repeatedly pay late and didn't take any action until I became more involved with the situation. When I changed property managers we weren't given the documents requested and needed. They gave us duplicates of documents we didn't need. They gave us the incorrect document for the current rent which caused a rent shortage for April 2026. When changing management companies it was discovered an HOA payment was missed (again) and instead of taking responsibility for it Tony and Victor tried to blame it on my new manager. It turns out the check was never cashed, if it was actually sent, so they wouldn't have been able to balance their books. Now there is a late fee I have had to pay for out of pocket because Tony Tibbets won't respond to me Finally the person employed to answer their phones is unhelpful and does the bare minimum. He said his name is Keith but I'm not sure if that's true. Stay as far away from this company as possible!
