I LOVE my apartment, it is spacious and clean, quiet and nicely upgraded. The units were originally built as condos so they are well insulated and quiet and I think there's cement in between the units/floors which is why the temperature remains the same and the noise is minimal to non-existent. Central A/C/heat. The HEATED garage is AWESOME in the winter and I would not have made it without it (I'm from CA). I also have heated floors (something to do with the building having it's own boiler so even the sidewalks melt snow). There is a really nice coffee machine that's complimentary and the hot chocolate is amazing but it runs out if you arrive home too late. Location is great but there is construction on the main street all the time. Mine is a short term lease so I will update this review if necessary but all leases require a 60 day notice to vacate or you pay an additional 2 months rent even if you are not residing in the unit. It's in small print and seems pretty standard from what I've seen but easy to miss and not mentioned. I'm hoping all goes as well with the move out as the move in experience. I would not hesitate to recommend this apartment to any animal loving person, as this is a very pet friendly environment. Please note there are coyotes nearby as this property is situated near the forest preserve (yes my view is really nice) so be attentive and don't let your animals go outside unattended and be watchful. I don't hear them and have never seen one but I've been told they are around. I almost forgot! Javier is the maintenance guy and is AMAZING. He usually responds the same day to any maintenance issues. Have I had one? Just my light bulbs going out on 2 different occasions and he took care of me right away. He is super friendly and actually the person who helped me make the decision to move into the building. This building is a little on the expensive side but is actually worth it to me due to the feeling of security, safe location, proximity to Whole Foods and Trader Joe's, the heated floors and garage, the in-unit washer and dryer, the lack of noise from upstairs and side neighbors, and the savings from high utility bills due to insulation/construction. My wifi works well, internet is fast, cell phone reception perfect. No outside cooking smells in my unit. The leasing agents remember my name. Before I moved in I stood by the entrance and asked at least 8-10 residents if they were happy here and all said yes. I'm so happy I found this place and really love it!!! Oh, and no bugs:) My condo back home is lakeside and unfortunately I have visitors from outside regularly but never one here in the 4 months I've been here. Want a negative? The fire alarms are LOUD but they work well which may actually really be a positive. Elevators have issues sometimes but the problem is quickly resolved. I have updated this review once already and will update it again if there's anything else I would want to know as a prospective tenant:) If you are doing what I did and moving from a different state site unseen you are good at this property. I moved into a different property before this first, site unseen, lasted 3 days, then found this building. I normally would never advise doing that but you would be fine doing that here.

Few things to note while you make this as your next residence destination choice: I have mostly interacted with Patricia and Danielle. But the team as a whole over there makes you feel so much welcoming. They were always there to help me with a big smile . The area is really beautiful. You will find lots of greenery well maintained within the community to enjoy your strolls. My parents coming from a different country and culture really enjoyed their strolls and interactions within the community neighborhood. And it is very clean and well maintained neighborhood. They have a lot of townhomes, and i happen to stay in one of them. They are really good and worth it . Most importantly all the townhomes have own private doors which makes me feel a lot safe. And lastly the maintenance team which is again really fabulous. They are so prompt in response, and even during outside office hours the team acknowledges maintenance calls and calls back immediately without delay to help with issues. In response to management's comment below, I wish someone had told me about the music and noise issue before I had moved in, even though I asked Isabelle specifically about it when I toured. I'd love to go to bed right now at 10:30pm but I can't with the bass bumping through the wall.

I lived here at the 930 complex from April '14 to April '15 and I'll give it a 5/5 star for many reasons, I'll list some here below but I won't lie if I say this is all that's good about the place or "bad": -Lisa is an amazing property manager. She is very open to working with you and makes sure all of the details within the contract are spelled out very easily and in great detail. -If there is ever anything that needs fixing, as a tenant it's obvious you need to bring this up and Lisa is one of the quickest responders I've seen in a landlord. -Any issues with maintenance are taken care of very quickly, obviously within a reasonable time constraint, but if there is an emergency the best man on the ground, Mario, is always happy to come help! - Miss this guy a lot, he is hands down nicest maintenance guy I have met. To me he isn't a regular maintenance guy by any means. He takes pride in Pebbleshire's complex and goes out of his way to make sure your living is up to par. -The price is reasonable for the area as well. Make sure you know how to budget though, it is an apartment and you don't want to be late! If you are late though, Lisa will do her best to work with you, however if you get a notice of possible eviction, well then it's most likely because you failed to meet your end of the bargain. As I mentioned before, she lays out the details of the contract in as black & white, crystal clear as possible, but she is a great person and very understanding property manager. - I really liked that it was very close to the metra for trips to the city -A trail to go running is right across the street that leads to a park, a basketball court and a playground for kids -There is a lot of parking available and your guests can park for free in the "guest" designated area which is awesome. -Appliances are fairly new and I had a new carpeted bedroom which was awesome. -It is near the mall, target, taco bell, burger king, fresh garden market, hwy 83, korean bbq, Walmart, a ton of other shopping areas, but it is nicely tucked into a neighborhood so you don't feel like you are living out on any busy roads. If you have questions and want to ask a recent tenet please feel free, but you might as well go and visit Lisa and have Mario show you around otherwise you will never understand what I mean when I say they are truly the nicest people.... in all honesty, I don't understand why there are some snobby landlords out there, especially those related to apartment associations, they don't treat tenants as people who are trying to find a place to call home, but pebbleshire, you make it your home and they let you. -Cheers!!!!!!!

The only thing keeping this place afloat is the community, and the aesthetic of the lobby which is their only redeeming qualities.

Another thing that's nice is right behind the facility is a shopping area of stores and restaurants mostly restaurants I think there is a medical facility for dermatology and in-house plastic surgery a nail salon there's wildfire red Robin big bowl. Was very clean and well maintained. In the lobby they had a coffee area to I guess it's available in the mornings in the evenings they also have a private area if you wanna rent it out and have parties with a full kitchen.

If you're reading reviews, pay attention to the recent ones. Management changed about a year and a…read morehalf ago, and our experience got significantly worse after that. The most serious issue was an incident involving the assistant property manager, Michael, and my father-in-law. My father-in-law is a visible minority and was visiting us with a valid guest pass. According to what he told my husband, he was quietly sitting in the lounge waiting for us when Michael approached him, accused him of breaking into the building and messing with the coffee machine, and repeatedly told him to leave because Michael "didn't know him." Michael kicked him out without even attempting to notify us! My FIL was an invited guest sitting in a common area and is genuinely one of the friendliest people you could meet. Based on what was reported to us, I believe he was racially profiled. I have a very hard time imagining a white guest sitting there minding his own business being treated like a suspected criminal in the same way. I am honestly appalled and embarrassed that I lived somewhere where a guest of mine could be treated like this by management. Michael had also been quite rude to my husband on other occasions. My husband reported the incident to management in writing. Their response was essentially that they weren't there, couldn't determine anyone's intent, and would review it internally. That did very little to make us feel better about how this property is being managed. And unfortunately, this was not our only issue here. Management now allows only one hour to reserve the elevator for a move, regardless of whether you live in a studio or a nearly 1,200 sq. ft. two-bedroom. This policy was introduced after we moved in, and we genuinely would not have chosen this building if it had existed at the time. Multiple established Chicago moving companies refused our job once they heard they would only have an hour with the elevator. only have an hour with the elevator. They said they did this to give better access to people with mobility issues, but ignored me when I pointed out the bigger issue is that they do not consistently provide residents with warning of elevators locked so people with mobility issues can work with the staff to ensure it is unlocked when they need it, and also when they do put a sign up saying elevator is in use do not also post a hotline for residents to call if they need it unlocked urgently. Management also tried to prevent our moving truck from using the courtyard until we pushed back, has restricted residents from accessing other buildings without clearly communicating when that policy does or doesn't apply, and routinely sends emails threatening residents over supposed "lease violations" that aren't actually in the lease. One email claimed residents couldn't set their thermostat below 69 degrees because it violated the lease. It doesn't. The building itself also has structural issues. The walls and floors are extremely thin and it often feels more like student housing than a normal apartment building. We had downstairs neighbors complain about us walking around and even our cat jumping off furniture. Maintenance once left a loud hallway alarm beeping overnight after we reported it while the office was still open. Packages are frequently delivered to the wrong building. And after about two years, parts of our apartment started literally coming apart, including a laundry room door that fell off its hinges, was repaired, and then fell off again, and a towel rail that came off the wall. The apartments have decent layouts and good space. That's about the nicest thing I can say at this point. Between the management policies, poor communication, maintenance problems, questionable lease claims, and especially the way my father-in-law was treated by a member of management, I would not recommend living here.

The common areas like the laundry room and lobby area are always clean. Second, the walls are great and keeps the noise away. I rarely heard any noise while I was in my unit. Third, the location is close to many great restaurants, and close enough to the train station (but you don't hear the trains). Fourth, and the best one, Laura is the best property manager. I have lived in many apartments, and Laura is the best property manager I have met. She puts a smile on everyone's face :).
