Great apartment, highly recommend. It's about a 30min drive to major Chicago neighborhoods and 20min to North Chicago, making a good spot for commuting. Target is about 5-8min away. Other big grocery stores are ~30 min away. Management was always very responsive to concerns -- we often got concerns addressed the same day. The apartment itself was very clean and spacious. Everyone gets 2 parking spots and there's also separate visitor parking (for free). The package receiving room is big and well organized - often boxes would be on the floor because of overflow but it's all in a locked building. Decent gym as well. One concern is that the water quality is really bad. If we came back after the weekend the water would be yellow, and you could feel the poor quality in your hair. Maintenance flushed out the shower a few times but it didn't solve the issue. We also wish there was an in-unit washer/dryer but there are plenty of W/D throughout the floor ($5 per W/D cycle). The walls are quite thin as well throughout the building. It often felt like people outside were in your room. Also between our two rooms, you could hear what people were saying in the other room clearly (feel like there was some insulation issue between the window/wall). Overall though it was a decent, affordable apartment with good amenities and good service. read more

My son gave 45+ days notice he was moving out his lease obligation was paid in full and they still charged him for 1/2 months rent and a fee totaling over $1000 Didn't return his security deposit And 7 days after he left the state sent me an email stating he breached hus contract and are asking for an additional $2600 when my rent was only &1900 They are horrible and he has only been gone 2 weeks and they are threatening him if he doesnt pay them money for a fee that is not in the lease he signed and threatening to send him to collections Tried calling them all day yesterday and no one will call back and dodging my calls Don't go here. Arrive North Shore is a great place to live. I haven't lived in an apartment in over 35 years, so it is nice to live in a place where everything is taken care of. The staff is very friendly and they get on service requests quickly. The apartment we live in is very nice - granite counter tops, gas stove, nice vinyl flooring in the living areas and soft carpet in the bedrooms. Good light in the bedrooms and living area, too. I moved in to a seemingly very nice apartment in April 2019. Top floor, nice light, pretty color paint, new appliances, etc. I love the maintenance staff here, as they have been fantastic. All of my concerns have been addressed by current staff. However, in July 2019, the roaches moved in, too. I have brand new furniture, a nice apartment and ROACHES. They are in this building and goodness knows which others. The complex has a pest control company that has been treating the roach problem in my building since November of 2018. That means there has been a roach infestation in this building FOR 11 MONTHS. Yet, they continue to move people in. We have pest control inspections every week, but I suspect the management company does not want to pay for the upgraded treatment to get rid of the problem due to cost. They keep telling us it's "100% under control". The pest control company was here on Friday telling me I was "overreacting" by cleaning so much and putting my clothing in plastic bags. I have killed more roaches this weekend than I care to admit. My apartment is SPOTLESS. I'm up late every night cleaning and vacuuming to make sure there isn't one crumb of food or soap or spot of water on my floors or sinks. Do not move here. In short, I had a really peaceful 3 and 1/2 months here. I haven't been able to cook or keep food in my apartment since JULY. Now, I have to find the money to move AGAIN and find THE TIME to search for a different apartment. In case you are wondering, the complex will not move me to another unit within the complex because I may bring roaches with me. No one is covering my rent or paying for ANY of my moving expenses. AND, on top of everything else, I may end up bringing roaches with me to my new home if I'm not careful. I will have to get my furniture professionally treated ($$$) before moving. Lived here six years. Love the neighborhood and the people here. Location is key!! But new management is not responsive and maintenance is lacking. These are my filters - completely blocked, burned out the furnace. We have no access to change filters ourselves as it is behind locked doors. Also - elevator was out for over 45 days. Living on the fourth floor here is not the best idea. UPDATE: Neiman the super man staff member that's been here and cares - is getting me a new furnace tomorrow! AND - elevator is being worked on today - with new expensive parts!! So... even though it's taken some time - and if they keep the staff that's working hard with what they've got, I can get behind what's happening here. Again - location is key. How the the current maintenance staff manages issues and maintains cool is impressive. Note: since the change in ownership, things are slowly getting better. I a encouraged that I will not have to move any time soon. The on-site maintenance team has been expanded with competent workers and this is making a huge difference. Changes are being made and the management staff is doing their very best to help whenever possible with the transition and changes. :-) I'd like to raise to 3-1/2 stars for major efforts!! read more

UPDATE: 7/30/2019 Finally. Summer 2019. Time to move out of this hell hole. After getting towed on literally the first day of arriving at this dump, I thought "Surely, this would never happen again. I have my lovely sticker affixed to the interior of my front windshield." Besides, after how poorly I was treated, like I didn't belong here as a resident, I had no plans to renew my lease and wanted out ASAP anyway. Well, I spoke too soon! The last week of moving out, Arrive North Shore and the happy towing crew has unilaterally decided that my vehicle was abandoned. And that lovely little sticker in my windshield? They claim they "didn't see it." It's there. It's in the top right corner of the windshield like it has been for the past year at this awful slum. But the greedy landlord here doesn't care about taking care of tenants. They get to decide what's abandoned, they get to completely ignore notifying anyone, because they do whatever they want. If I can save just ONE person from making a horrible life mistake from renting from the garbage landlord here, then I know I've at least made a positive difference in someone's life. Do yourself a favor. DON'T RENT FROM ARRIVE NORTH SHORE. Literally live anywhere else. You shouldn't walk away from Arrive, you should run away to anyone else anywhere. You want to be treated like a person, not an ATM -- and certainly not a criminal. STAY AWAY!!! P.S. Almost forgot -- our maintenance requests were routinely ignored. We didn't have water for several days. No notification. Our water was yellow. No notification. Our water faucet handle completely broke. Our cheap plastic blinds were broken for literally months. If Arrive is reading this, we got documents for ALL OF THESE maintenance requests. The elevator was also completely broken for months, and it wasn't until another tenant told us that they were going to sue for discrimination against people with disabilities that Arrive got off its greedy, discriminatory butt to actually fix all of the problems with its units. I guess people in wheelchairs with disabilities should just drag themselves up the stairs, right, Arrive? But let's be honest: If I was robbing tenants blind, I would also be too busy counting the thousands I stole on my way to the bank, right? read more

When this place was owned by Morningside, things ran smooth and had no real issues. My, how things have changed with Trinity owning it now. I have nothing bad to say about the staff...they are very friendly, maintenance is always great and they do try and help as much as possible. My issues are with ownership...Trinity. They started to nickel and dime for everything. They are also making you pay for all their terrible fix up the place decisions that nobody in the entire complex cares about. HEY TRINITY...instead of repainting a few sides of a few buildings in another color and putting up one of the ugliest entrance light walkways people have ever seen (and serves no purpose) , how about you give people free laundry machines!!!!!! Nope, we pay $4.25 a load. Oh and nobody gives a damn about what color the walls are in the hallway...so that was money well spent. There are tons of kids in the complex, how about a park/playground instead of dumb wifi center....cause you know, people need one of those in 2019. Haven't been in a Internet Center since 1998. Pretty sure just about everyone owns a computer or smart phone...we don't need a center. Did I mention the elevator has been broken for 4 MONTHS!!!!!!!!!!!!!!! I'm sure the people with groceries on the 4th floor appreciate how fast you are fixing that. There is no way it takes that long to fix an elevator, unless you are trying to be as cheap as possible. Which makes all of us feel really safe i'm sure. Every apartment I have ever lived in gave you a free storage unit. Trinity charges $20 a month extra. They dropped who knows how much on a patio in the back, but didn't have a permit and they built it on a water line so they had to dig the whole thing up and do it again. Now the bricks are sinking and they haven't cleaned it since it was built like 6 months ago. They used to have a small gym in every building, which was the main reason i chose the apartment i am in now 3 years ago. They tore that out and put a "conference center" in it's place....cause we all need one of those right. Now the entire complex goes to one building that has a tiny gym with like 4-5 machines. Pretty sure a couple hundred people live here...so you do the math on how that looks. They charge you $10 to get your own packages with their new 24 hr. locker system. There are also late fees if you do not get your package in time. I will say the ONLY thing this complex has going for it, is that it is dog friendly and in a good area. I hear multiple people have asked for a gated dog run/park. Smart considering how many dogs are here and it would make this place stand out even more. But apparently the place needed 2 sitting areas in the front. Yes, 2 slabs of concrete and really uncomfortable wooden benches that in 5 months I have seen 2 people sit on. Again I will say nothing bad about the area or the staff. ALL the blame goes with ownership. While it may seem like i am venting and TRINITY is trying their best to make "improvements", let's not forget that the tenants are paying for it. They jacked up everyone's rent to pay for these stupid bandaids to make the place look hip and trendy. Maybe it would be smarter to ask your current tenants to submit ideas on what they would like to see to make this a better place. Maybe then they would sign a longer lease....you think? Pretty sure free laundry would come up before a half ass paint job outside. Just about everyone I talk to wants to move out of this place. I'm sure more people would be gone, but Trinity needs 6 months notice to break your lease FYI, and not many can afford that. There are much better options out there, but unfortunately not so many if you have a large dog. Do your homework before renting here. read more

The absolute worst place we ever lived!!! Management was TERRIBLE! Only like dealing with one person in the office and it was Neiman. Property manager who was relieved was a complete air head who always, always played the "I don't know" act. She was terrible! The new manager scheduled our final inspection stupidly and we had to wait around for over an hour. We tried our absolute best to stay away from the office. Don't like dealing with them. When we first moved in all we were told were horror stories of the management and constant dog poop all over from lazy and gross dog owners. We are so damn relieved we broke our lease and left there. I am a current tenant half way through my third year living in the Fort Sheridan Apartment complex. What I love about this complex first and foremost is its location. It is in the heart of the North Shore flanked between two of the most affluent suburbs in the US, being Highland Park and Lake Forest. This means that the amenities in the surrounding area are unparalleled. The most pristine and secluded federal state reserve park that is a mile of uninterrupted beachfront is a 10 minute walk across the street, where I take my dog almost every weekend weather-permitting. You can't even get that in Lake Forest or Glencoe where people pay upwards of $60K a year in property taxes. Downtown Highwood is a food lover's heaven and is a few minutes walk south down Sheridan, offering the North Shore's finest dining, fun bars, and a lively night life. The festivals that Highwood puts on are a unique and fun touch to this quaint town, and include the HGTV-sponsored Pumpkin Fest, Nashwood, Bloody Marry Fest, North Shore Gay Pride, among others. Check them out! The community is also a couple minute drive to 41 and 10 minute drive to the tollway so there is easy access to the major highway and tollways, as well as a 5 minute walk to the Highwood UPN Metra line and 10 minute walk to the First Sheridan Metra station. I am a medical student at Rosalind Franklin which is a 15 minute straight shot north on Green Bay Rd north of Lake Forest, and my daily drive to school could not be nicer, driving past the estates of Lake Forest haha. As far as the complex itself, I love my 2 bedroom layout, it works perfectly for me. I never hear my neighbors above, below, or adjacent to me, although my upstairs neighbor is older woman who lives alone. Still, I have never hear a peep. This is very important to me as I am studying around the clock. I also like how pet friendly the complex is, and I am on a first name basis with the majority of me neighbors who are all really great people. The office staff is the best I have had in the many years I have been a renter. Always friendly and willing to help with packages or letting you back into your apartment if you accidentally locked yourself out (for the second time that week.....) If you are considering a rental in the North Shore area, you really can't beat this complex. The only comparable property is the newer North Shore complex in Northbrook next to the Marianos on Skokie Blvd (also managed by the same company, Morningside) but it is almost double the cost, and you can't walk to the beach and they don't have the awesomeness that Highwood has to offer! Definition of "Luxury" in this place = granite counter tops in the kitchen and bathroom. Oh yeah, and the "luxurious" over-priced rent: $1100/mo for a compact, 550 sq. ft 1-bedroom apt. Price does NOT include any utilities, but it does includes ONE parking sticker. My partner and I have requested another parking decal, but no way no how. And God help you if you park in the lot without one or a guest pass; The towing company they've schemed up with will abscond with your car in the middle of the night. Then you may only pick it up from the hours of 9:00a.m. - 2:00 p.m. in a lot 30 miles away. On the positive side, the common areas are kept very clean and maintenance requests are addressed promptly. In winter, the sidewalks leading to the doors are shoveled and salted, but the parking lots are not given the same attention. They take their time plowing after a snowfall and even then, several ice patches remain. Common hallways are not heated or air-conditioned. read more

We have been searching for the perfect place that has great amenities, close to work and welcoming community. And after 4 months of apartment hunting, we decided to sign the lease with Arrive North Shore in Highwood! Amenities: There is a gym located on the north side of the complex which has basically all you need to work-out 24/7 for free! An on-going wi-fi office is currently being built on the south side of the complex, on our building! Laundry is on every floor, which I must say has the best quality, unlike other apartments that doesn't do the job when drying and washing your clothes. Parking: There is an ample space for parking from both entrance of the building, and enough parking space for guests as well. Parking is conveniently located wherever you decide to enter your apartment building. Maintenance: I requested to have the Nest Thermostat control on a Saturday morning and whoala! Before 3PM, it was installed! I see the head maintenance busy almost every day. Staff: The customer service is 100% Neiman Riley! This guy is available anytime of the day, listens and acts for whatever requests you ask! He is the guy to look for when you have any questions and any other concerns. Very approachable and knowledgeable regarding issues that may arise, and he sees to it that he keeps you happy! I couldn't say enough of how Neiman has helped in making us feel welcomed and important! Neiman is the very definition of Great Customer Service! Ruth and Sarah were also amazing! Location: Situated along Sheridan Ave, alongside top rated restaurants, walgreens, gas stations, starbucks and other fast-food chains! We have only stayed for a month and each day has been warm and homey so far! I highly recommend Arrive North Shore to anyone that wants to live in a homey and cozy apartment in Highwood, without worrying about anything when issues arise. read more

This place is awful. Management does nothing about keeping the place clean. Dog poo everywhere. The snow removal is a joke. They only salt the sidewalks leading to rental office. The equipment in the health club has not worked for over 3 months. Every week we get a notice telling us that they need to enter our apartment for one reason or another. The storage area has people's junk all over the place not in cages. They raised my rent over $100 a month for a renewal! Rent elsewhere if possible! You will thank me for this warning later! Definitely not luxury! The balcony is the size of a postage stamp. Food smells through the walls. You can hear the people in the next apartment talking. No water pressure. Apparently, there were black lines (invisible to the untrained eye), which required a new unit. Arrive North Shore just recently bought the apartment complex and while they are doing a lot of changes to enhance the building and community. Several of the changes have not been that great/done as well as they could have. For example I love the new painting that's being done but it is taking far longer than it should. Also we got new shower heads aimed at reducing water waste but now we have very little water pressure in the shower. Also they are now billing gas for the whole building and dividing it between tenants where as before I only paid for what I used. Also the management on site is entirely useless. Neiman is the only one who is helpful and knows what's going on. Plus the leasing office hours are 10am-6pm Monday through Friday which is super inconvenient since I work 9-5 but even on days I rush home and get there at 5:30, they're already 90% of the time locked up and gone! Making it impossible to do things like pick up packages or even pay rent. read more

The location is great and it is one of the more affordable options in the area. Niman and Kamryn (sp?) in the office are AWESOME. With the affordability comes some concessions. "Luxury" is a very generous description. The other reviews accurately describe these concessions. Be a savvy renter and read your lease carefully, especially before moving out. There are many tenets unique to this management company. We re-upped but in retrospect would not have due to the pains of dealing with the Morningside Group. I was looking for a place near my school and ended up finding so much more! My unit had brand new carpet and paint with an updated kitchen and appliances. I use the fitness center almost every day, which is great because I save money by not needing a gym membership. There's a new cozy WiFi center that I go to if I need to focus on work or study which is convenient. The apartment complex is also within walking distance to all the restaurants and bars in downtown Highwood as well as the train station so getting to Chicago is a breeze! read more

I had no idea going into this rental it would be as disgusting as it is. The residents of every unit are allowed to smoke on their balconies (most of which are inches away from their neighbors)and blow smoke directly into our unit. The ENTIRE apartment reeks of an ashtray. It is not only damaging to our possessions but also our health. I tried addressing the issue with management on numerous occasions and their response was, If you do not like it, then make sure your windows and door are closed and sealed. The second I come home from work every single day I have to smell the most disgusting stench ever. It is nauseating to eat, sleep and live in such horrible living conditions. If anyone does not love the never-ending (it truly never ends with chain-smokers everywhere) smell of cigarette smoke in their unit, while they eat, on their clothes, in their furnishings, then I HIGHLY recommend you stay as far away from this apartment complex as possible. read more

Worst management I have ever dealt with! The building manager has a big attitude and so defensive about everything. Totally gives the vibe like they are just out for themselves and could really care less to give their tenants respect. When ever I have an issue like 1) a dog attacked my dog 2) a dog was loose outside (I have a fear of big dogs sorry) 3) tow company tows cars every weekend at night sneaking around with a flashlight although guest parking spots close to my complex are always taken up 4) my husband got stuck in the elevator and it took a while for them to come and get him out (I was genuinely freaked out when it happened) 5) elevator frequently breaks down and we usually always take the stairs now and 6) I had guests come and management has this deal with a tow company, which I'm pretty sure they get a cut of the profit, but they towed my brothers car which had all of my nephews (newborn) milk, car seat, etc. so we had to call the cops because the tow company didn't want to let us pick up the baby milk (breast milk) so it started to be a child's well-being issue. You can't deprive a newborn from their food. We had to call the cops to have them ask the tow company to come back because they could have a lawsuit on their hands. The building manager dares to say that the cop was in wrong! That the tow company was doing their job and shouldn't have brought the car back. I was highly disappointed in how she responded to my brother when he called to complain about the incident and how my nephew could've been deprived from food for 10 plus hours. They had very little regard for a newborns child well-being. The lady at the leasing office, says she is the building manager, she has always has an attitude issue and super mean, which is totally uncalled for. Good bang for the buck, solid basics, good bonus features, management staff was a good trusted lessor, was helpful and flexible for my needs during the 24 months stay, good town, good utilities (fast internet services - Comcast - as options), good tenants, good metra trail access, always felt safe and secure. I lived on and off the North Shore for 40+ years, so i'm aware what is a good rental when I see it. I really can't say anything negative in the big picture, I don't sweat the small stuff. The previous one must have been posted by a competitor or a very strange person because Ft. Sheridan Place is truly a luxury rental. I moved to Highwood two years ago from FLorida to be close to my daughter and grandsons who live in Highalnd Park. I own a condo in Boca Raton, Florida and wanted a place to live close to my family. The rentals that I saw in Highland Park for the price that I found at Ft. Sheridan were dark, dingy and very small. I was moving from a beautiful condo and wanted something sunny, bright and well maintained. My daughter found Ft. Sherdian Place and was so impressed that she rented an apartment for me without me even seeing it. It's a three ubuilding complex that has been completely rennovated. There are huge windows in the living room and second bedroom and the master suite has a balcony. The walk in closet is extremely large and very unusual to find in a rental. The kitchen has a gas stove, granite countertops and slate floors. Everything is bright, new and very high quality. Each apartment comes with a roomy storage unit. I use the workout room usually three times a week. It is state of the art with a large flat screen TV. I love working out there. The customer service is unmatched. I have rented apartments in different locations over the years and this one is double AA. Any request for maintenance no matter now small is taken care of immeditatley. They even installed a grill at the side of the buidling for renters to use. On my birthday I received a card and coupon for an incredible bakery in Highwood,and over the Holidays I recieved a coupon for a large pizza at a local pizza place. Last week there was a bowling party a local bowling alley with free bowling, shoes, drinks and snacks for Ft. Sheridan renters. They have a whole library of DVDs available and coffee or tea available during the day. If you want the best value and incredible customer service then you can't go wrong renting at Ft. Sherdian Luxury Rentals. I couldn't be happier. read more

Pros: *Spacious apartments with good layout. *Lots of windows provide natural light. *Balcony. *Lots of closets!... the master bedroom closet is a huge walk-in, plus linen closet and giant coat closet. *Nice kitchen appliances. *Lots of parking for both residents and guests. *Several dog poop stations on property (poop bags and trash cans). *Laundry unit on every floor, uses pre-loaded laundry card to pay. *Elevators and two stairwell choices. *Some units can see the lake in the distance. *Landscaping is nice. *Close to lots of great restaurants. *Close to nature preserves and walking trails. *Quiet property. *Friendly office staff. *Gym in all 3 buildings. *Mailboxes in building. *Patio with gas grills. *Trash and recycling convenient to building. *Common areas kept clean. *Dogs (under a certain weight limit and within certain breed restrictions) and cats allowed (veterinarian signed form required for both). Cons: *Carpet everywhere but the kitchen. All renters must pay to have it professionally cleaned on move-out. *The water is a funny color, especially if you don't use it for 12 hours or more. It seems to be a problem that would need be solved with new piping, or potentially water softeners, as the water is extremely hard and could be eating away the pipes. It appears the front office hasn't had the water tested, so they can't say what's causing the color. *There is a pet deposit plus monthly pet rent for each pet. *The laundry machines are twice the cost of other apartments. $2 wash+ $2 to dry. read more

We spent almost 5 years here and were very happy. It was a great fit for us as young professionals looking for a comfortable, affordable, dog-friendly place to live near work. The location is great - Highwood is so lively and the beautiful neighborhoods, trails, and lake views are among the best on the North Shore. Our time there allowed us to save up and we just purchased our first home. There were of course little issues that popped up over the years, but I was felt comfortable talking to the staff and they were always quick to resolve my concerns. I will not miss the limited bike storage, always needing cash for laundry, and my packages sitting in the office overnight because I couldn't get there until after it closed. But, in the two weeks I've been away, I realize I took for granted the spacious master bedroom, dumpster service, doggie bag stands, and someone else doing the landscaping. I would certainly recommend living here to a friend. read more

Worst place ever. There is nothing luxury about these apartments. Customer service is terrible and they are bonafide crooks. The building is extremely old, dog poop is always everywhere, the building stinks, they never salt during the winter (only what leads to the leasing office), they are ALWAYS in your apartment, they try to charge you for everything possible that needs to be fixed (things that should be fixed by the apartment), the walls are extremely thin, and the plumbing is an absolute joke. This place is terrible. Convenience in location is their ONLY plus. By the way, the gym is nonexistent; nothing ever works and the equipment is 100 years old. TRUST me with this review. read more
