This property has 4 yurts & I opted to stay in The Nest. The space was welcoming & cozy; it felt like a warm hug in nature (I'm originally from the woods & lakes of northern Minnesota so that's huuuge compliment). I enjoyed my stay & especially loved the complimentary loose leaf tea options & snacks, as well as the spacious stand alone bathtub and skylight domes above my bed & the shower -- see my pics! There was much more this entire property offered, but while there, this stay was for solitude and rest. I highly recommend The Reserve at Greenleaf for the wonderfully unique experience! 02 Apr 2023…read more Reluctantly we go home today. Our two-day stay has been idyllic. This is the word that sums up this bed and breakfast. As stated before, the owners are nice, perfect hosts. They are welcoming and accommodating. The breakfasts are better than even those in the best restaurants. The selection of Keurig coffees is ten-fold. But it is the tranquility that makes it so hard to leave. Sitting on the back yard river decks, we saw hawks, cardinals, sparrows, pigeons, ducks, herrings, humming birds and woodpeckers. Someone's herd of cows comes down to the river to drink and then return home. Also, kayakers row by and wave to you. Taking in the sunrises and sunsets almost made us regret living in the city. They are so beautiful at the Perry River House. Go there.

We were there from August 29th - September 4th. We stayed in the Conductor's Cottage again. Everything went perfectly. The cottage was very clean. In fact, I have a very bad dust allergy, but my allergy symptoms never occurred while staying here which is saying something! The water pressure was great, and I loved that there's always extra toilet paper available in the cottage in case we need some. I love that the cottage has plates, bowls, cups, and cutlery since my husband and I didn't go out to eat except once while we were there. We didn't need to go out since Tiffany makes a big and delicious breakfast every morning. Seriously, the woman should be a chef as well. She's so good with breakfast, and it's always the best breakfast I've had. Tiffany also did a fantastic job at making me a breakfast that I could have with my many dietary needs. With breakfast, it's like a family style thing where you all sit at one table to eat. There is the option of having breakfast delivered to your room if you'd rather not eat with others. Tiffany (the owner) is super nice, and she always would ask us if we needed anything for our room every morning. She makes you feel so welcome and like part of the family. This girl would give you the shirt off of her back if you needed it. Seriously, Tiffany is such a great human. The bed was super comfy and the AC gets pretty cold. It's a mini split, but it definitely got the room cold quickly despite the Texas heat. In fact, I even had to turn up the AC to 80 many times because I would get so cold! There are trains that go by many times throughout the day and night as the railroad tracks are near the Katy House. However, there are earplugs in the room if you don't like the noise. I find it soothing though. It's very close to a bar (Huebel's), but the bar stays very quiet even on a weekend, so no worries about bar noise or even the noise from people coming out of the bar. The B&B is a block away from Main Street so there are a few restaurants and shops within a very short walking distance. Speaking of walking, my husband and I would walk/run about five miles every night we were there. All the streets we ran/walked seemed safe. We never encountered anything bad. Tiffany even gave us some pointers about where to walk to to get out in nature away from the hustle and bustle of the town. (Although the locals are very nice.) Minnie (a member of staff) was also really nice when we would see her. She would always smile and say hello. She's also a sweetheart. While we were there, we got to see a couple of squirrels close up. The squirrels love jumping from tree to tree around the area. Parking is plentiful. It's all street parking around the property, but it's all very safe to park around the building. The tv is a smart tv, so there were plenty of streaming options and services to sign in to. However, if you don't do streaming services, there was still channels available you could watch without signing into anything. Be sure to stay at the Katy House if you've ever wanted to experience Heaven on Earth. I'm convinced Tiffany is an angel here on Earth! Pretty sure that when you stay at the Katy House, you actually get transported to Heaven. Definitely stay here, and you'll see what I mean. You'll want to keep coming back!

The room was very elegant and the amenities and personal touches were very thoughtful. I am a candy lover and I am sorry to say, I almost emptied of their candy trays. The breakfast was very good and prepared by the owners husband who is a chef by trade. We travel a lot and I can honestly say Katy House is one of the best B&Bs we have stayed. If you have a chance, check out th Hueble Biergarten, which is right across the street. It's a local bar with friendly patrons.

Our pups were huge fans, too. We got to sit out in the hot tub and enjoy how nice and quiet it was and we loved checking out Bastrop since we had never been! The bed was comfortable and it had a great shower and running water! The only couple of things that we noted we wish were "better" was the lake itself was HOT! It's a cooling reservoir for the nearby power plant so we weren't able to actually enjoy the water and with a Texas summer cold water = best scenario. SO, would recommend lake activities in the fall/winter for that reason! And also, the doors are beautiful on the cabin but since we are in nature bugs will come inside. We turned on ambiance lighting the last night we were there and the bugs had a party. With the doors being slider doors they aren't flush to the wall and have much easier ways for the bugs to come inside, so be aware of that! Other than those couple pieces, we really loved it and had a wonderful time!

There were some things that needed to be fixed but it looked like they were in progress and after meeting one of the maintenance guys i'm sure he's on it. The only reason we're giving this a 4-star and not a 5 is because of a noise issue. Pretty much everything was fine but right after we checked in and got setup, construction workers pulled into the next space with their trailer and a couple work trucks. One was a typical work truck and the other was a larger truck with what looked like a crane/bucket on top. The guys themselves were not a problem but they'd leave very early in the morning and it was annoying to get woken up to the sound of diesel trucks firing up at 6am and idling for 15-20 minutes 20 feet from my bed. I guess contractors/construction workers staying there is a pretty regular thing. There is "overflow" parking over near the office and I think it would be nice if Hope Hill required work trucks to park over there out of courtesy for the other guests. I work hard and get up early every day. The last thing i want to do on my vacation is get woken up even earlier by loud trucks. Overall it was a good experience. If we ever find ourselves in that neck of the woods I'd stay here again. Maybe they'll have designated contractor/work truck parking by then

We streamed Netflix on our Roku, did a zoom call on my laptop, scrolled through Instagram on my best. Seriously, it never skipped a beat. The grounds are so peaceful and beautiful. We enjoyed evening walks in the field and quiet sunsets. It's a great little park and was perfect for our weekend getaway. We'll be back!
