Thankfully I had good advice from friends and family about real estate, location, and moving. But one thing that people don't mention enough are mortgage brokers. Mortgage brokers can easily make or break the whole home buying process. Thankfully, I was introduced to Suyny at American Pacific Mortgage. From the initial conversation, she kept it honest with me: about her take on interest fees, her strategy on closing quickly, and how to get started. She's a great listener and this goes a long way when you don't really know what questions to even ask. I had gone to Suyny in the process of shopping for mortgages so I actually told her that I'm getting a better deal elsewhere. She appreciated my honesty but taught me that there are reasons to take time to compare both the quantifiable and qualitative factors. In the end, she was able to lower my rate (she made sure to monitor the rates for a drop and call me asap, no other broker monitored - they simply said that I had to go to them when I saw the rates decrease) and lower my PMI. Of course, there's only so much they legally do. We were able to close in a little over two weeks. Her document submission process was so simple and she was VERY responsive! I am thankful for her and her team, can't wait to invite them to the housewarming party!

My original transaction fell through but luckily on short notice, my real estate agent recommended Sarah Baker to me and Sarah came-in, assessed my situation and quickly salvaged my home purchase here in Tacoma WA. Although she was not able to close the original home I found in Seattle WA, we found another home in Tacoma WA within a week and Sarah was always available by phone, text or e-mail. She quoted me a rate and it was still the same rate at closing. I also had a very difficult manual file to underwrite but she still took me on and we pretty much were put through a meat grinder when it came to underwriting but as she promised me she got me approved for what she originally pre-approved me, even though the purchase price actually ended up being a bit more! The timeline and approximate dates and time for each step in the transaction, Sarah always gave a dead accurate estimate. I was never in the dark about anything in the process and she was straightforward with how long some portions of the loan application would take. She also had the patience and understanding for the thousands of questions I had and I never had any concern not addressed, from start to finish and even after. I thought I wouldn't ever be able to find the home of my dreams here in Washington, but thanks to Sarah and her expertise, along with my realtor am now living in my own home here in Washington State. Thank you for everything Sarah!!

I saw an ad about buying a home with down payment assistance, so I called about it, because I had taken a home buyers class previously but still felt I could never buy and no one bothered to call me. I called her number and left a message. Sarah returned my call and we spoke and she said she could help me. First, I was shocked that she called me. I kept getting "no" from other mortgage officers or no return calls. My credit was bad, but Sarah explained the steps I needed to improve my credit score. She kept in touch with me. It took awhile - 2 years and still Sarah stuck with me. Finally, my score improved and we started the process of buying a home. I purchased a cute townhouse. I can't thank Sarah enough. I still can't believe she stuck by me these past two years. She was true to her words that she wants to help people to be able to buy a home. It was such a pleasure to have a mortgage broker who cares and takes pride in her work helping people achieve home ownership. She's the best! I recommended her to my sister and my friends. If you need to buy a home, call Sarah Baker!

Throughout the whole process, Dan and the entire team were absolutely outstanding to work with! They had us pre-underwritten within just a few short days and once we put in our first (and only!) offer, his entire team was looped in on where we were in the process and what they needed next from us. We were given weekly email updates, had Tuesday phone calls to ensure we had a platform to ask any/all questions and then provided immediate responses/follow up to our emails. On top of outstanding communication, knowledge and follow through, they are also just kind, genuine people! They were so good to us and truly helped us to celebrate that moment that our loan was finalized on the day we were closing on our house. We knew immediately after meeting with Dan that he would be our mortgage broker and I'd recommend his team to any and all looking to finance a mortgage.

We had a pre-approval letter in hand when we shopped for homes, and when we found the right one, we were able to make an offer, have it accepted and get everything done in LESS than 30 days! And, all this work was mostly done electronically from out of state! The icing on the cake? The night we moved in to our new place, Dan had pizza delivered to our door!!! Have you ever heard of ANY bank doing that? TOP NOTCH service all the way! Thanks to all at Dan's office that have made our home ownership dreams possible!

She was the absolute worst most unethical landlord I have ever had, even to present day - 20 years later. She would stop by my apartment weekly unannounced and leave her business card. I asked her if I could paint the walls, she told me yes and even approved the colors. When I moved out she said it states in the lease I was not permitted to paint the walls. She took me to small claims court and we went through a mediator to resolve the issues she had. Barbara had the audacity to make improvements to the property and try to charge me for them. The mediator is obviously there to mediate the situation and when Barbara (and her husband) left the room the mediator expressed shock (through actions and eye contact) because of the ridiculous claims against me, a very young person (at the time) Barbara had made. She totally took advantage of my age. She is truly an awful person. I am writing this now because this option was not available when it happened. I do not recommend doing business with this person.

Several hours before I was to move in, Barbara told me that I'd need to delay a day so that she could have the apartment painted. Since I was moving out of another apartment and on a quick turnaround, delaying an entire day was not an option for me and I offered to paint myself in exchange for a credit on my security deposit. She agreed. The day I moved in, I noted to her that the terrazzo floors in the kitchen and bathroom were filthy - covered in scratches and deep stains. She said they had been like that for a while and forwarded me an article with ways to clean them that I could try myself. Frustrated that I had already agreed to move into an apartment with large sections that needed repainting and now, floors that were dirty and damaged, I decided that it was more disruptive to me to figure out how to delay moving in while I painted and cleaned so I went ahead and moved in. After scrubbing the floors multiple times over the course of a weekend, I got all of the stains up and sent Barbara photos asking if she wanted to have them re-sealed since they were now clean and sealing them now would mean that she could preserve her investment. She simply replied, "looks great!" Now, fast forward 2 years to my moving out and she sends me a repair estimate for the same floors saying that I had scratched and cracked them and now needed to pay for them to be repaired. This is a pretty good example of how everything went while I lived there. Including when the building plumbing got clogged and started backing up into my sinks every day. For weeks she suggested I run drain-o down the drain whenever I sent her photos of 6" of dirty standing water in my kitchen sink. It was only after I sent a video of water shooting up out of the drain that she had her husband come repair a length of pipe. It goes without saying that her husband is not a plumber. At best, Barbara is qualified to own property but is a grossly inadequate landlord, property manager and communicator.
