Dan Keller and his team are completely amazing. I have a bit of experience in mortgage lending (okay, 30 years), and would highly encourage anyone considering a real estate loan (Agents, are you listening?) to use Dan's team for their next transaction. My daughter & her family were in a short-sale escrow to purchase a 1910 duplex. The loan was a bit difficult, as it was a special FNMA program for First Time Home Buyers called My Community Mortgage. Not many lenders are even aware of this program, much less have the knowledge and patience to understand it. It allows low down payments (5%) on duplexes, and the income from the rental unit helps the buyer to qualify. Under this program, some families that could not qualify for a single family home CAN qualify for a home with a rental unit. Sweet, agreed? Anyway, we had finally gotten the short-sale approval with another lender (KN @ "Blue" Mortgage") and, after 90 days into the transaction, their appraisal came back as a single family, NOT a duplex. Obviously not the lender's fault. We spent 2 days trying to work with KN and the "Blue" team. Got property records dating back to 1928 indicating "duplex", etc. Unfortunately, KN turned into a finger-pointing transactional bully, and we knew we had to move on. We reached out to Dan Keller on a Saturday afternoon, with only 15 days left to close. He picked up the phone! I explained the situation to him, and he took a minute to understand what we were asking him to do. He agreed to work with us. After 48 e-mails and two weeks of daily phone calls, my daughter picks up her keys this morning. Dan's team of processors, underwriters and even the funding manager ALL WORKED TOGETHER with our family and the Realtors to make a dream come true!
