    The value here is crazy, unreal prices! Each donut is $1.60, a coffee roll is $2.25 and no pastry is more than $3.60 The quality is legit too. I got an apple fritter ($2.25). It was delicious with a fantastic crispy, glazed outside. Not the best apple fritter I've ever had, though it's in the top 3. There's a little too much dough in the middle. I absolutely loved their chocolate cream donut. The texture was on point and they stuffed it to the absolute max with delicious filling. Luckily, I live far away from this place or I would be much heavier lol.

    Oh, Newport - I hope you know what you have in Ma's Donuts! They really are open 24/7! And there's more parking behind the building! The price is right - the service is great - the donuts are some of the best I've had, and even the coffee was good! The chaurico breakfast sandwich will live in my dreams until we can get back for more (on a Portuguese roll or sweet bread, both were good!) The chai was very sweet and creamy - all the coffee we had was great. The chocolate honey dipped donut? GET OUTTA HERE. We took a 4 day trip, went to Ma's for breakfast 3 of the days, and brought a dozen donuts home. We will be back, and try even more (the Mac and cheese waffle cones?!)

    What have I been missing my whole life? Killed some time waiting for my cruise and took a walk down to Ma's, and now I wish I lived on the island. Awesome, awesome donuts. Decent prices too.

    Stopped in here for coffee and a sweet treat for breakfast as it was two minutes from our Airbnb. I got an apple fritter and my boyfriend tried a malassada. They were both freshly baked and very good! We were also able to get coffee milk here! So glad I was able to try it!

    Came here maybe 5 years ago and wasn't as impressed as I am this morning having my coffee and plain donut. First off the customer service was top notch. The two gentlemen handling the orders were both very friendly. The coffee was really good. So good that after I had my donut and coffee, I decided to get another coffee and try a plain bagel with cream cheese, which was very good. They are not skippy on the cream cheese. Grab extra napkins.. LOL! I'd come back to try a bagel egg sandwich next time. Lots of selections on donuts.

    Came here specifically for the Malassada. We also grab a sausage, egg, and cheese on an everything bagel. Food was good! It was better than what I expected. So good, we came back the 2nd day when we were in town. As for service, if you're local, you will be well served. For the rest of us, it was just eh. It would be nice if they were more friendly but at least the food it's amazing! The last thing that is a little eh is that the lady could've let us know that she would have to charged us for a cup of ice. If that was the case, I would've order ice coffee instead. She didn't even bother to say anything.

    Best donuts around! This donut shop actually has a pretty large selection of options from the regular things you would expect from a donut shop like- Donuts, muffins, bagels, sandwiches hot and cold And then the more part includes a lot of options for smoothies, soups, salads and breads. The Ma's donut is perfect- sweet and a little crisp on the outside and light and fluffy on the inside. I came here a few months ago and swore I'd never eat a donut again until I came back here. We're in town and took the chance to come back, it was just a delicious. They have express pick up so you can skip the line. They also have some outdoor seating that is roped off with umbrellas for shade. There isn't much indoor seating, but most people seem to order pick up or to go rather than eat inside.

    I was hoping these were going to be extra yummy and they were just OK. A little dry for my liking. The maple donut was good until the last two bites, it had a minty soap taste to it, I actually had to spit it out. Not sure what that was about...

    Conveniently located off the street and has a drive thru, but limited parking. Donuts were fresh and the lines were long. This place is apparently the place to go for a quick bite and caffeine to pump into your veins. Service was quick and the selection vast. My cashier rung me up at $15 after tax for 2 Coffee Rolls, 2 Apple fritters, 2 donut sticks, a malasadas, and a pistachio walnut muffin. Walking up to the cashier, there wasn't a lot of space to walk up and down thru, but it looks like there was a decent amount for seating. Haven't tried everything out yet, but the donut stick was a classic donut, glazed. Has a great mild crunch and it wasn't too sweet. I should have gotten a breakfast sandwich :]

    There should be a six star with places like this, Flavored coffee? More then you can count Great service, friendly people. Great value and the best breakfast sandwich I've ever tried. This place should be a tourist attraction!!! Must try it to believe

    This place smells like fuel oil inside and out. Donuts are nothing to write home about, I might as well have gone literally anywhere else.

    Coffee and donuts were just okay at best. Not sure about the hype of this place. I would definitely chose some other local shops next time.

Thanks to their monthly specials, I've become a cold brew lover (instead of iced lattes) and always look forward to seeing what's new. Whether I'm meeting friends for a casual catch-up or a "work" meeting, there's always a perfect spot to settle in, both inside and outside. What makes Custom House even more special is their commitment to the community. I love seeing them partner with local organizations and offer food-sensitive options so more people can enjoy what they do. Their recent giveaway with Friends of Newport Skatepark is another great example of how they continue to give back. Thank you for being such a wonderful community staple. On our first trip we got the iced honey bee and iced matcha. The honey bee was delightful and sweet but not too sweet. While the matcha was probably some of the best matcha I've had. We came back the next day and ordered 3 of the matchas. It is veteran owned and they offer military discount. I'm a little sad there isn't a location close to me because it would easily be my to go coffee shop.

We got the side of brussel sprouts with peanut Rayu which was a beautiful flavor bomb. I can't say enough about the food. Every single thing we ordered was seasoned and cooked perfectly. I find that to be a rarity in today's restaurant scene. I could not recommend this place more. We really enjoyed it and this will be used as a comparison to every restaurant I go to going forward. 6/5 stars! Come here
