May have been a competent company at one point, but certainly no longer. In the 18 months we…read moreworked with Ed, his company mismanaged the lead inspection process (costing us thousands), mistakenly charged us for maintenance and repair that was the tenant's responsibility, failed to coordinate with our HVAC company on maintenance and payment, failed to remit monthly payment for the correct amount due, and failed to coordinate and communicate with me regarding the renewal process for the tenants. I would avoid.

I found him after interviewing about 9 firms, and then went with him after speaking with 5 of his references that he provided. He was very transparent when I first connected him and he would quickly answer questions about his management style, company and staffing profile. Perhaps the worst part about Edward is that its hard to find anything negative about him (LOL). He's just the most even keeled person I've ever dealt with... He deals with everything in a calm, paced manner. He's definitely not pushy, and treats everyone with respect, and has the gray matter to anticipate and work through problems before embers turn into flames (and we've had many embers thrown at us over the years, so he's battle tested at this stage in my eyes). One example: a few years back, the unit he was managing for us had a heating issue. The parts were on back order (early pandemic related shortage), and without asking, he went through multiple hoops to try to procure the parts needed, and then checked the weather report and because of an upcoming temperature drop he went ahead and provided backup heating device to the tenant to head-off a potential heating emergency before it happens. Lets roll the clock forward: While your mileage may vary, for me, I have had several documented occasions when I sent him an email near midnight and he responds within 3 or 4 minutes afterwards. I think one time I sent him an email way later than that which was meant for the next day, and he immediately responded. IIRC, I scolded him slightly for not prioritizing sleep over a low priority email from me LOL... but that's just how he's wired. His demeanor also extends to how he hires his staff. Again, the people he's brought on seem very even keeled and are active listeners. Also, it appears he's scaling his company in a methodical fashion. When I first spoke to him 5 years ago, I think he had about 200 properties they were managing. I know he's grown beyond this, but I haven't felt any difference in the orchestration of the work. This was a huge problem for me with a previous firm where as they grew, the wheels came off. Also, with his being a registered agent in Maryland, I'm already set on using him if we hit the market for anything. He's also served as an honest sounding board a few times we considered moving on something.

The convenience of the…read morelocation was a huge plus, being able to walk straight out of the building and into the grocery store without needing to get in the car was invaluable, especially with toddlers. It made day-to-day life so much easier. The amenities were also a great bonus, particularly the children's play area and the gym. They added real value and made the community feel more family-friendly and practical for our lifestyle. If we were ever in a transitional period again, I would honestly consider living here again without hesitation. The only reason for the 4-star rating is that upon arrival, the apartment we had originally applied for was no longer available and had been given to someone else. That was a significant disappointment during an already stressful move-in process. This was only addressed on the day of arrival. Felt deceived by this!

Human in Robot Mode!!…read more We scheduled a tour, but the experience was disappointing from the start. Parking was unclear, tight, and stressful. After driving there on a tight schedule, we were met with a rigid "no, stay here." Right before the tour, we were asked for IDs--which we understood and were ready to provide. One of us could not locate theirs immediately, but instead of showing any flexibility, the staff insisted only one person could go up while the other stayed behind. We politely asked if there was any way to proceed, since one valid ID was already provided and we had driven all the way there. But they quickly said no, so we thanked them and left. The handling was so poor, neither of us felt it was worth continuing. The experience spoke for itself. What exactly do they think two responsible adults, touring with an agent, are going to do in an empty unit--STEAL THE WALLS? The total lack of logic and basic trust was insulting. It showed a complete inability to deal with professionals or handle real-life scenarios with common sense. This went beyond unprofessional--it was robotic and completely lacking in basic people skills. Instead of offering a simple solution, they followed a rigid script with no ability to adapt. If this is how renters are treated, it signals poor management, weak training, and a culture that confuses control with competence.

While I've occasionally had my disagreements about things and took a star off during my last review following an upset, potentially likely due to my own high standards and occasional bratty-ness, the office staff is never petty about it nor holds it against me and still goes the extra mile to address all resident concerns. I complained a few times in the winter about hot water running out because I'm a bit of a diva and like to take really long showers and baths (over 20 minutes) , and the management staff, Jennifer and Nicole, and maintenance team, Isaac and Jose, moved mountains to address the issue - from ordering a new water heater, to trying different brands of water heaters, etc. they wouldn't drop the issue until they knew I was satisfied - which says a lot about customer service. Especially after I've had prior moments of being bratty with them and threw a few temper tantrums in the past lol *embarrassed face*. Vivian, Helen, and Kyle at the front desk along with the new staff are always amazing and so helpful. If they see you coming in with heavy boxes and hands full and recognize you, they unlock the front door so you're not struggling to find your keys while holding on to grocery bags. Makes more of a difference now that many of us are spending more time at home. Anyhow, it's a great community. You can *feel* the difference of the vibe here versus other apartment communities I've visited when I entertained the brief idea of moving. I haven't lived anywhere this long since 2006. Sure, some have complained about thin walls - but that is apartment living anywhere you go. This is still the best customer service I've experienced in my life at an apartment community. They are building a 3rd community building next door I think... so keep an eye out. ;-) Great job, LCOR. Thank you for spoiling us with great staff. Please keep them and give them a bonus for always being wonderful!

Every step seemed to create another issue instead of moving the transaction forward. It often felt like simple matters were being overcomplicated, and we repeatedly had to wait for responses or clarification on issues that should have been handled quickly. Rather than helping facilitate a smooth closing, the experience became stressful and exhausting. As the seller, we expected the buyer's agent to communicate clearly, stay organized, and work professionally with everyone involved. Unfortunately, that was not our experience. The transaction was filled with avoidable frustration, and we were left questioning whether our time and effort were being respected. Based on our experience, we would not want to be involved in another transaction with this agent. We hope future sellers, buyers, and other professionals have a smoother experience than we did, but ours was overwhelmingly negative.

A Huge Thank You to the Wonderful Nobe Team!…read more I would like to sincerely thank the three amazing employees at Nobe who supported us during a very stressful time. On our first day after moving in, I realized that the apartment we chose wasn't suitable for my son due to his health needs. I immediately went down to the management office, where I met Norleen. Even though the office wasn't officially open that day, she wasted no time reaching out to the manager and other team members and did everything she could to help us. Within a short time, they showed us several available units and made every effort to help us move into the one that best fit our needs. Once we moved, there were a few things that needed to be fixed. Jordan Coleman | Assistant Property Manager organized everything quickly, and the maintenance team came right away. At first, a few details weren't fully clear, but then Wener, the Maintenance Manager Assistant, came in -- he immediately understood what I needed and handled everything efficiently and perfectly. Thanks to this incredible trio -- Norleen, Jordan Coleman, and Wener -- our home was set up beautifully in no time. They went above and beyond to make sure my son and I were comfortable and happy. Their kindness, professionalism, and genuine care truly made all the difference. Thank you again to this amazing team -- you didn't just help us find an apartment; you helped us find a home. We are so grateful for all your support.

My apartment has a faulty lock and door handle that frequently jams, leaving me unable to get into my own apartment. This has happened twice, and I have had to call emergency maintenance while stranded outside. The most recent time was over a holiday weekend, and instead of sending someone out, emergency maintenance told me to contact a locksmith myself. I did not lose or damage my key--the building's lock was malfunctioning. I should not have to pay out of pocket for a locksmith because the building's lock doesn't work. I have also had electrical outlets that spark when used, as well as outlets that don't work at all. I've submitted maintenance requests about these issues, yet the problems continue. Sparking outlets are a serious fire hazard and should not be treated like a minor maintenance request. There are also multiple appliances that appear to have been improperly installed. The dishwasher, for example, is so unbalanced that the wheels repeatedly pop off the bottom rack while using it.

We went under contract on a home around $1.1M. From the beginning, almost every request was met with a no. About ten days after signing, we asked about structural options and were told it was too late. During negotiations, we were told there was no flexibility. Other basic requests that I would consider reasonable for this kind of purchase were shut down as well. Not long after we signed, another home in the same community went on the market with more features than ours (morning room, deck, fireplace, etc.) and then dropped by $135K, ending up just slightly above what we're paying. I raised this calmly with the builder and asked if they could do anything small to acknowledge that gap a porch, deck, extra hardwood, an appliance, a fireplace, something. The answer was no to everything. I was told it was a business decision tied to inventory, carrying costs, and deposits from a cancelled buyer. I understand the business side, but from a buyer's standpoint it doesn't feel right to pay more for less while watching a better home on the same street get a huge price cut. No one from leadership offered even a small gesture to show they understood how that feels to a family spending over a million dollars. We're still moving forward with the house because my family loves the layout and location, but I don't feel good about how we got here. I wouldn't recommend Mid-Atlantic Builders to friends or family based on this. If you decide to build with them, go in with your eyes open, ask every question up front, and get very clear on how they handle pricing changes in the same community after you sign.
