Either way we had to sell it quick. Karrina comes in and was able to get us a full price offer on the first showing of the open house. Many times the builder (DR Horton) tried to screw us out of options, square footage, a kitchen island, windows, etc. Karrina fought for us, and we were able to get every thing we were promised, and washer and dryer. First a rental when we were just getting married, our first home (buy and sell), our forever home (buy) and a vacation property as a getaway during COVID (buy and sell). Across this we experienced buyers' markets, sellers' markets, some truly wonderful buyers and sellers, and one difficult seller going through a hard time. Through it all, there was never a time that my wife or I could ever imagine a better shepherd to lead us through the difficult and convoluted process of home sales. She is truly a pros pro in every regard - examining the market, pricing the home, staging the home, negotiating a final price, and then the complex and legal process of closing. She is with you all the way guiding you and ensuring you find the right home for your family, negotiate the best price, employ proper risk mitigation steps during the contractual phase in regard to the home inspection and evaluation, and even address the occasional hiccup that occurs post purchase. She takes the stress out of the process by shouldering it for you. On our two home sales as an example, with Betsy guiding us we had multiple strong offers, WELL above asking, before buyers had even had a chance to get in and look at the home in person. First of all, I don't think I would have been able to get to the finish line with this, my first…read morehome purchase, if it weren't for Terinee. She was instrumental in helping me navigate what eventually turned out to be a volatile, yet delicate home buying process. As a result of a devastating personal tragedy experienced by the seller, the listing agent told her that the seller stopped all communication and it was unclear if the seller would sign the closing documents. Terinee didn't miss a beat. She extended compassion while also using a gentle amount of firmness to get the deal done. If I hadn't listened to her, I likely would've lost the deal. She stayed in close communication with the listing agent, providing frequent updates, while being somewhat of a mediator to help both sides understand how both parties were being impacted by the circumstances. Even after starting conversations with legal counsel about my options, we were able to get to settlement without me having to retain an attorney and I believe that was due largely in part to how Terinee handled everything. From the beginning, it was clear that she was genuinely passionate about helping me become a homeowner. When I first started looking, I honestly didn't appreciate how competitive the DC market was. I did a strategy session and she made recommendations as to how to make my offer competitive even amongst all cash buyers (I was using financing) that turned out to be essential to making this deal work. As I started my search, I was having trouble finding everything that I wanted (I'm picky). Terinee searched relentlessly until she found a home with (almost) everything I was looking for (with the exception of a Jacuzzi tub), while staying within my budget. My commute, preferred neighborhood, home size, income generation potential, proximity to metro, trails and outdoor accessibility, etc., were all taken into account, and she delivered! When she found the home, it was just going under contract and she recommended we submit a backup offer. I was a bit skeptical going this route because initially I didn't see the benefit of it, but I decided to trust her and I'm glad I did. About a week after submitting the backup offer, it was accepted! On top of that, her advice early on to get approved by more than one local lender allowed me to negotiate my interest rate down and will save me thousands. Even after my offer was accepted, Terinee and her team worked closely with me, providing guidance in navigating this intimidating and overwhelming process and provided me with tons of resources (inspectors, attorneys, home warranty companies) as-needed. She was there every step of the way providing data, offering insights and even being a (low-key) therapist when I "got into my feelings" when the deal stalled. She knows the DC area well, has a wealth of real estate knowledge, and was very savvy with dealing with various personalities. I cannot thank Terinee and her team enough for making my first home purchase a reality. It was a great experience and I'm absolutely LOVING my new home!

When we decided to list our house for sale, Ingrid came out, looked at our house, and gave us a list of things to fix. She gave us an idea of what she would list our house for if we fixed everything vs. leaving it as is. Once we got the repairs done, she had a photographer take pictures of our home and had some very professional-looking brochures made up. She also suggested that we list the house as "coming soon" while we were finishing everything up. Within ONE DAY, we had a contract on our house for full asking price. Since our house sold fast, we had to quickly find somewhere to move. Ingrid arranged her schedule so we could go look at houses at the most convenient time for my husband and I. Unlike when we bought our first house, Ingrid didn't show us a bunch of houses outside our budget; she actually told us not to get discouraged because she could find us the house we wanted in our price range. We only had to go out looking once to find the house we wanted. I can't count how many times Ingrid told us, "Don't worry, I'll take care of it." Ingrid is a very assertive negotiator and made sure everything was done just right and for the right price. She also has a ton of experience and a huge network of people she works with, so no matter what problem popped up, she always had someone to refer us to. We called her many times panicking about one issue or another, but she took care of everything, and we were able to close on both houses the same day without a hitch. Ingrid's knowledge, dedication and professionalism are invaluable and I highly, highly recommend her to anyone looking to buy or sell a home.

We hired Gail to list our home for sale this past November. We looked at comps and it seemed that several homes like ours (15-25 years old, 4 BR, 2.5 bath, ~2500 SF, 1/4 to 1/3-acre, 2-car attached garage, finished basement, updated kitchen, etc.) were all clustered around one price point. We discussed pricing at that price point and also pricing to sell quickly. We decided to come in $5K below that price point and to stick with the price. The strategy is to pick a price and stay with it, don't lower later. It worked. We had seven showings in seven days and a very good contract which resulted in a sale (December 2010). Gail said this is a smart strategy because people looking for your type house will see your house FIRST, then look at the others and ask why they should pay more, so they don't and you often get the offer when you price aggressively. Also, if you price along with the others, if your house is on the market 3-4 months and you don't get an offer, you end up reducing to where you would have priced in the first place, and then buyers wonder if something is wrong because it's been on the market quite a while and you reduced price. GAIL JACKSON has many listings ALL THE TIME and average listing time is ~30 days. So if you want someone who knows her business and will handle your transaction professionally at each step of the way, ask for GAIL JACKSON, Weichert Realtors.
