Luckily, Legacy Property Management came thru in every way and has made the entire process seamless for me. My initial contact with Legacy Property Management started with Steve coming out to my property to personally discuss my needs regarding my home that I wanted to rent out. He was super helpful and answered all my questions as well as walked me thru the entire rental process. LPM was the only management company that offered to meet in person as the rest that I had called wanted to give me "estimates" over the phone without having ever seen my home. Steve was very personable and was someone I felt comfortable chatting with. Afterward, I've been very fortunate to work directly with Wayne who has been fantastic. He is a professional and very knowledgeable and you can tell he has many years experience in this industry. He promptly answers my email concerns / questions. He has been on top of my tenants requests and reaches out to me when only absolutely necessary. Otherwise the entire process has been hands off which is exactly what I wanted. Now that the 1st year is almost done, he's been proactive on the renewal process and provided his professional recommendation on next steps. Also I have to add that Wayne made the tax season easy for me and provided all the necessary documents promptly. I highly recommend Legacy Property Management to manage your home rental. We initially explored pricing and ultimately submitted a paid application for $4,000, not $3,800 as they later claimed in their response. We have email proof confirming this. We were also told there could be flexibility around $4,100 if we had strong documentation, which we did. Based on that, we were encouraged to apply, pay fees, and submit everything. After doing all of that, there was no real movement or consideration. What made this worse was their response, which included inaccurate statements about us "lowballing" and "going behind our agent." That is simply not true. We were fully transparent with our agent the entire time, and she can confirm that. We also have texts supporting it. Nothing was hidden or "found out" later. Instead of focusing on a reasonable $100 difference that could have easily made both parties happy, they chose to argue and escalate things publicly through responses rather than work toward a solution. That says a lot about their priorities. The bigger issue here is the lack of transparency. If the price was always firm at $4,200, that should have been clearly stated upfront. Instead, we were led to believe there was flexibility, only to find out after paying application fees that there wasn't. The communication throughout felt dismissive and unprofessional, and their response only reinforced that. My advice to anyone considering renting through them: be cautious before paying any application fees, and make sure any statements about pricing flexibility are clearly confirmed in writing. Based on this experience, I would not recommend working with this team.

They provide extremely poor service towards the end of my lease and during/after the move-out process. Towards the end of my lease, they did not complete several repairs. I ended up having to leave multiple broken items in the unit, even though I submitted repair requests MONTHS before my move-out date. They mishandled my security deposit refund and kept OVER $2,000!!!! I emailed for months after moving out to dispute the refund amount and they kept pushing me off. They continued to say they would follow-up with me shortly. However, I ended up sending about 5-10 email follow ups only to keep hearing that they would 'handle it shortly'. It never got resolved which shows how full of sh** they are, how they provide empty promises and how little they care about people after they are no longer benefitting from them. G.P.M. and the unit owner wrongfully charged me for several repairs without proper back-up documentation. In the middle of my 12 month lease, I submitted all of the proper paperwork to add an assistance animal to my lease. I continued to ask when my lease would be updated to include the animals, they never EVER got around to doing it during the remaining 6 months of my lease. Doing this is a FAILURE to provide reasonable accommodation to people with disabilities under the Federal Fair Housing Act. (I've reported them and an investigation is underway)

The last three months I've noticed that we have been receiving our rental payments. It's not the tenant's fault. The reason I keep getting from Primior is that they are in a 'property management turnover, he lost his visa renewal" or words to that effect. How late? Well, process is no later than the 10th... we have been receiving our payments on the 13th, 18th, 23rd, and now... no payment and we are at 31st of the month. Their reason... was exactly as I stated above. I'm not sure if my review will make a difference for others but I hope they improve or I will have to go with another property manager.
