The company has a great staff especially Mrs. Erin, but what we conveyed we wanted and got were two different things. The company is great for collecting payments, issuing payments and paying dealers bills but when it comes to how your property looked at the beginning and what it looked like at the end was disappointing. We wanted a company that did visuals on the property every 4 to 5 months due to where we stayed, but sadly this didn't happen. Our ceiling fan in the Master bedroom was removed and replaced with a very cheap fan and the company didn't even catch that it was missing eventhough they had pictures to prove the fan was there. A ceiling fan in one of the other rooms has a broken cover that was replaced with a different one of the other two and that was only hanging on by the electrical cord clearly someone tried to hide but was very evident of the deception. Our ceramic deck had a hole knocked in it and we are having a hard time finding the color to match for patch work Who does a turnover of a property without sending a representative to see immediate concerns? I have had better customer service renting an apartment, at least they do a walkthrough with you. We had drywall sand residue on the floor in multiple rooms, not even vacuumed, spot paint jobs on the walls where items were hanging and paint colors were slightly different due to age of paint and gloss on walls. Our tub sink in the laundry room had a gash in it that we only caught because we were giving the dogs a bath and tried to fill the tub up and water running onto the floor from inside of the cabinet. Our back wood deck had burnt spots on it from someone using a charcoal grill on a wooden deck and they tried to tell us that the issue was taken care of when clearly I could tell not and the deck was not even maintained, so now we are dealing with replacement of wood on stairs and multiple deck boards. The hotwater heater had a leak and was clearly going on for awhile due to rust evidence in catch basin that no one caught, the wall paint job had much overlapping. In short would I use this company again for a midlevel to high end house, the answer would be No, but if you have some cheap real estate that you care little about then maybe this would be for you. Now don't get me wrong, good people work here, but do they look after the property like it was their own the answer would be No. Are they a bad company, No but they were not the right one for what I needed. read more

DO NOT RENT OR BUY THROUGH THIS COMPANY! When we moved in there were holes dug in the back yard under the fence from the previous tenant and so much trash left behind that wasn't cleaned up. One of my dogs was able to get out and was killed by a car. We had to put in numerous tickets (after we moved in)to get stuff fixed like, lightning fixtures, my fence was blown down by a little gust of wind, the flooring was new, but cheaply done, tile was put on the kitchen backsplash but was not laid properly so it was coming off. Those are just a few things to list. They do not handle pest control which is fine. All of the screens on the windows were either shredded or just the frame of the screen was left and when I asked for it to be fixed I was told if I wanted it done I would have to pay for it because they wouldn't do it even though it was like that when we moved in. Now we have moved out and my husband was in contact with the manager (crystal) and he gave her and Ashley our new address in an email (on may 5/8/2026). I called about getting our deposit back and getting an update on it because the last thing we got in the mail was some state statue about how they get 30 days to review and close our account, which is fine. The 30 days was up, didn't hear anything, so I called. The lady I spoke with said that our check was sent out on 6/26/2026. I called on 7/2/26 for an update, she said it was sent to the address that we just moved from because they did not have our new address on file. I told her it was fine because we had the mail coming to our new address. My husband and I were talking about how it's been almost 3 weeks since it was mailed so we are getting a little concerned and I told him what I was told and that's when he told me about the email. So I called today (7/8/2026), spoke with Ashley, she said they don't have any tracking and that the check was sent 1.5 weeks ago (I think she just wanted to make it sound better by giving a shorter time frame than saying the actual time it has been). NOW my address has been updated but why didn't anyone think to call to confirm our new address when they KNOW we just moved from the address one file???? read more

This is the worst rental company I have ever experienced! First, the day I moved in..NO AC.. why? Because the electric panel for the AC was melted..NOT ONCE..but TWICE..at least!! I have photos!! Then I was attacked by a psychopath and had to file criminal charges and he was arrested! I've lived in this apartment for ten years. It's a really cool place for a single person. It has that old style reminiscent of a time gone by. The house was built in the thirties and was split into three apartments. Mine was the best. I really wish the man that owns it would choose a better management company. We share a common laundry room that included the hot water heater. Unfortunately it was on my power grid. They gave me a $20 dollar credit towards my rent. The tenant upstairs washed 7-10 loads a week. She somehow acquired a boyfriend and was letting him do his laundry. My power bill went up $25 dollars a month. Yes I got mad and turned my breakers off. Long story short they would call me back because of my concerns and sent me a notice to vacate. Now they are having Duke Power redo the grid. It was actually a blessing for me because I have been suffering from mold toxicity. I work all the time so I'm only there to sleep and get ready for work. I just attributed my symptoms as allergies. Upon packing my things I noticed mold on everything. I knew it was on the outside, but wasn't aware of what was growing in my apartment. I am calling the housing authority to look at this mess. I hope that Marathon will take the correct measures to rectify this situation because as I said it really is a cool little place and I hate that I have to leave a place that I called home for 10 years. We had an incident a couple of years ago when our sewers backed up. There was actually feces coming up in my neighbors shower. Our toilets and sinks were bubbling. This is the most unprofessional company we have ever leased with. We were in a unit for about 3 years before they took over our lease. Multiple work orders have been put in for multiple maintenance issues and never been completed or even fixed. Then me and my partner signed and 12 month lease back in January and without us knowing they terminated it in march but failed to notify us until July giving us 30 days to leave the property. When we spoken to one of the owners she was extremely rude and belittling towards us because we supposedly have 3 NSFs from where THEY were taking our rent out but not processing it until the 6th day where it was late. We also have receipts and documents saying our rent was indeed paid on time. Then not only that they would "send" the money back and say we never paid the rent but our money was never returned to us. Another thing that I found quite odd is the fact our lease was terminated for "Renovations" however the owner said to me "you can't afford to pay 650 we won't even consider raising the rent up for you to stay there at 925" which again funny because my now rent at my new apartment is 1,325. Again very belittling. And the services we requested as follows that we're NEVER repaired even before the termination of lease : Downstairs bathroom ceiling fan falling off Kitchen Tile coming apart Shower faucets constantly leaking Kitchen sink missing faucets and attachments And also we were giving a 150 dollar charge to a plumbing issue because other units were flushing sanitary items and baby wipes. They made every unit pay for the issue. Which is quite unfair to those who didn't contribute to the issue. This company is unscrupulous. We viewed and applied for a property being managed by them. Yesterday, they called us and told us we were approved and the property was ours to rent. They stated they would email us the lease, but never did. This morning we stopped at their office to sign the lease and pay our deposit. Imagine our surprise when they told us someone else had already leased it. They had never told us others were in line for approval before us when they happily took our application fees. Neither did they offer to refund them. We had to demand a refund, which was surprisingly and immediately granted. It makes you wonder just how many application fees they have improperly retained because potential renters didn't know their rights. We will be filing formal complaints with the city of Greensboro and the North Carolina attorney general. This company can't go the way of the dinosaurs soon enough. read more

We leased a rental home from Marathon for two years during a job relocation to buy time while we planned on a new home build. We placed a security deposit equal to monthly lease fee of $1800. I am an executive professional and we take pride in keeping our home clean and kept (even if it's a rental). We always paid our dues on time without delay because we have impeccable credit rating and like to keep it that way. Upon completion of lease, we were shocked to discover our security deposit had been deducted $1200 for repairs. They claimed that we caused "damages" because of my wife's good faith attempt to touch up a few scuff marks with the old paint they supplied within the welcome box they provide. The old paint did not match. These claimed damaged included repairs to untouched areas behind where we set up our entertainment station and other such examples. The management brought in a paint contractor to quote repair of the "damages" which totaled $1200! Enough, IMO, to completely repair/repaint the entire interior of the property. This, we assume, could included the existing poor paint work prior to move in and damages caused by the owner's damages to walls which were documented. All areas that exhibited pre-existing poor paint work was included as our responsibility and therefore, we incurred the entire cost of a complete repair/repaint. Adding insult to injury, months leading up to our lease termination, we were subjected to numerous unannounced home showing because the house was placed on the market by the owner without our knowledge, causing some very awkward moments while we were entertaining dinner guest. We lost all sense of privacy. Never in my life would we recommend this rental company. We have never felt so taken advantage of. We have since moved into our newly built home and we now have new perspective for how renters have to live by. read more

This is a very unethical company. If I could do zero stars I would. We are a professional couple who pride ourselves on cleanliness and upkeep of our home. When we rented in Whitsett, NC, from this company the house was dirty and unkept. The blinds were see through paper. We asked for blinds that would provide safety and privacy, and we were told no. Not wanting to push the issue, we spent over 3,000.00 to put in blinds. When we moved out, this company took part of our deposit because one of our blinds had a piece unhooked (not even broken, and we left the piece). We took pictures of the wall marks. We noted them on the move-in sheet (which we faxed by the deadline to the company, the manager of which told us it was received and that the fax stamped served as proof of return on time). When we moved out, the company sent us a picture of the same scuffs and took money off of our deposit. The shower head was rusted. We asked for a new one and were told no. We bought one and put it in. When we moved, we left our good one. We also left their old one just in case they wanted it. You guessed it, they took a picture of the rusty one and charged us on move out. We have pictures (some of which I tried to post, but I am not sure they went through). We tried to email them to Angie and Neil, but they bounced back saying that the addresses do not accept attachments of this type. I emailed asking for an address to send the proof of what we were claiming, and got only, "You don't have a signed move-in sheet by all parties." When we tried to negotiate what was owed to us, the managers Angie and Neil, did not once acknowledge the items we were disputing, but instead just kept saying, "You don't have a signed move-in sheet by all parties." I have spoken to a lawyer where I work and intend to pursue until we get our 162.50. It is not the money. It is the principle of the matter. Unethical behavior should not be tolerated. Marathon Property Solutions is a terrible organization to do business with, from the time that that we moved in till the time we moved out and there after we had had issues. When we first moved in we were given a move in check list, which we filled out and let time know about few damages, one item that we failed to notate was two wall decals on the walls in the living room. The few things that we did mark needing attention where never addressed. I further asked about painting my room as it was a bright yellow I was given approval but apparently this was forgotten Work orders that were submitted where some times answered other time they were just marked off on the portal that they had been addressed though they were not. No explanation or notice would be given about the issue and why it is not being addressed. We where not perfect yes we had hiccups with a late rent once in a while and towards the end I had quit my job to help take care of my mother, budgeting and paying from my 401k I had decided to move out to down size but was going to plan it out the move. Unexpectedly Marathon gave us 30 days to move our a house we had been in for four years. After moving out I received my itemized list of what they were charging me for and the cost of everything was inflated. I was charged 771 dollars to paint one bedroom 10X12 though the paint that was used was (Approved). In addition to this I was charged for removal of the wall decals that were there upon moving in. They then charged me 36 dollars for 6 light bulbs ( we left a box of light bulbs that we received from duke energy in the linen closet.) These are just a few of the inflated charges that were outrageous. To anyone thinking about renting from this company, please be adviced save yourself some headache. We set up an appointment, no one showed or called. I must of called Michaela phone 10 times and she would not pick up. After I expressed to the receptionist how upset I was, she finally gets Michaela on the phone. This woman never apologized or had any sympathy for having us wait for 40 minutes. She finally tells us the application wasn't approved for that home. Ok, what does that have to do with you showing it? And why did you have us wait for 40 minutes? I would never recommend anyone to rent from Marathon Property Solutions. If you are looking for a place to live, please stay away from these people. The only person who was ever helpful was the agent I contacted to show me the property initially. Every interaction I had with the women in the office after they got my deposit would be considered hostile. Condescending tones of voice, scornful looks, and being spoken to like one is a child are all things that one can expect when one deals with this company. Let me reinforce this statement... the disrespect and belittling of their customers is rampant throughout their ranks. From the receptionist, to Abby, I have not been shown one single bit of respect in my time dealing with them, and I'd hate to see how they talk to someone who may be going through a rough patch and will be a little late on the rent. Their lack of respect is apparent if you read their replies to other negative reviews on Google. Their use of all caps and the general tone communicates the condescending nature of the organization for the whole world to see. (For an example please see the exchange between "David G" and Marathon on the Google reviews. Also, keep in mind that "David G" owns one of the properties.) On one occasion, they misplaced my payment. I get home from work on Friday afternoon, and there's a letter in my mailbox stating that I had essentially not handed in any rent money for a month, when in reality I paid on the second of the month with certified funds. Per usual, I was met with a rude female voice on the other end who insisted that I had just never paid. Her tone shifted when I suggested that she needed to check the security footage on the afternoon of the day I placed my check in their drop box. It took a stressful hour on the phone with my bank before I received a call from Marathon. Apparently the girl on the other end thought it was funny that they misplaced my check from the tone in her voice and wanted some form of approval for finding my check that they misplaced. As far as repairs go, they don't seem to be keen on assisting their tenants. We put in a work order for our dishwasher at one point, and had someone come out and take a look at it. They said that they would order a part and be back. No one ever returned, and the issue was marked as resolved on their web portal. It still persists today. Additionally, we found some paperwork from previous tenants dating back to September of 2012 that stated that the dishwasher had been experiencing the exact same issues for approximately 3 years. Additionally, they let a dying tree get so out of hand that a large branch fell onto the road where my roommate usually parks. Had it been 10 min earlier, the tree would have totaled his car. Thankfully, there was no one on that portion of the road when the branch had fallen. Also, when taking a look at the fallen branch, we figured that this branch had been rotting out for a number of years. It takes more than one leasing term for the amount of rot that the tree was experiencing to get to that point according to a neighbor who is knowledgeable in the matter. It looks like the issue had been largely ignored for a number of years, and was only apparent to us after we heard the branch fall in the street. I will never suggest that anyone should ever list a property with or lease a property from Marathon Property Solutions. I feel like I have been treated in an inhumane manner, spoken to like I was an idiot, and laughed at when I experienced a genuine concern. As consumers, it is our responsibility to post reviews, and let the market do its job, and in this case, let them go out of business. Hopefully the renters of Central NC won't have to deal with this organization too much longer. read more

Extremely disappointed with this company. I really wish I had taken time to read the reviews and checked with the BBB. The home we rented was severely neglected when we moved in but we are fixer uppers and knew we could make it much more than it was. We were also desperate to find a home to rent in the Oak Ridge area. The home hadn't been cleaned properly and obviously the previous tenants had large dogs in the house. There was like a greasy grime with dog hair stuck to the floor under the stove and refrigerator. Then it appeared as if a dog had been licking or had it's wet nose on the windows. A couple of the blinds were already broken and I made note of this on the checklist upon moving in but I was charged for 4 blinds and $42 for light bulbs after I moved out. The trees were so overgrown you could barely get to the front door and you couldn't get in the building because limbs were hanging over the front. It had a dilapidated shed on the back that was leaning and eventually fell after a large tree limb fell on the roof. My boys were almost hit by the roof when trying to get their bikes out. The front porch pickets had rotted and come loose from the bottom board and I requested these be repaired several times only to be ignored. My granddaughter was playing and almost fell through the railing. The deck on the back at some point had a hot tub in the deck but had been removed and someone had removed the supports and just put boards across and it was sagging. Another safety hazard that we ended up repairing ourselves. The garage had shelves built around the top with inadequate support and our things ended up crashing to the floor. My husband put extra supports and in the garage and also replaced warped boards on the deck and privacy fence. We took a weekend and cleaned up all the tree limbs and brush and painted the mildewed building in the back. We took a couple weeks and added support under the deck and painted the railings white and used a deck restore on the floorboards. My husband ended up rebuilding part of the shed out back using our own money and a lot of our time. We were delayed moving in due to the maintenance crew touching up the paint inside with the wrong color and had to retouch but it still looked terrible. I again wasn't worried because I had planned to repaint everything anyway with a more quality paint. The ceilings were dirty and looked pretty bad with nail pops and discoloration and desperately needed to be repainted. I never got around to painting those because ceilings are a real pain in the butt to paint. When we moved out we gave Marathon over 6 weeks notice and allowed them to show the home if needed. I was adamant about getting my $1550 deposit back so we made sure the walls were in good shape and fresh touch ups done. We also paid someone to clean the carpet so they would have no reason to keep our deposit. We moved out and finally received a closeout list and check in the mail a couple months later. They only returned 1/2 of our deposit stating they had to repair walls and repaint ceilings. We left the house extremely clean and the nasty ceilings should've been painted in the first place. We put so much time, energy, and money in this house and couldn't believe they would actually keep half of our money. We took care of the home as if it were our own and it looked 100% better than it did when we moved in. They are really terrible about followup on maintenance issues if your lucky enough to have them respond. Wow. I am interested in renting a home which the owner states it would be managed by Marathon as of January 1. Hence, finding ALL these negative reviews makes me want to reconsider although the owner & property is nice. Wonder if he's seen the reviews for this company. read more

I never had an issue with this company until recently. I gave them a chance despite the bad reviews as we were facing a time crunch, I ignored my instincts. We moved into the property Oct/Nov 2014, as we needed a bigger place for our growing family. We own two buildings, 16x24 brand new we had just purchased less than a year before we had to move to this property. We got approval from Marathon to bring the buildings with us as we could not leave them and advised that if we could not do so it would be a deal breaker for us, we did get written approval to bring the buildings/ management. Fast forward to January 2016 this year, we were contacted by the "manager" and they advised us that HOA wants the buildings moved due to one reason or another,(there were multiple reasons given believe me I lost track of all of them). At one point we were advised that the homeowner would be willing to pay $150 towards our storage rental as I had advised that the buildings were full. Around April/May 2016 she contacted my husband on a Wednesday letting him know that the buildings would have to be moved, he advised her he would talk to me and get back to her. Thursday passed and she called me Friday evening saying we would have to move the buildings by next week Wednesday, since HOA has refused for the buildings to remain on the property. I asked her for the number to HOA manager so can speak with her as the time frame provided wasn't feasible considering that (a) we were out of town and wouldn't return home Monday evening, leaving only Tuesday to unload the sheds,(b) the sheds were packed to capacity and would require at least 2-5 days to unload,(c) we didn't have adequate time to secure storage,(d) the buildings had nowhere to go as we couldn't find any storage place that could take them due to their size. I did advise the best I can do is try and see if we can secure help to get the buildings emptied out by Friday.( keep in mind all this requires money). She told me the lady won't speak to anyone in regards to the sheds and they want them moved else the homeowner will continue to be charged. Monday we got back in town, Wednesday she calls my husband and asks why the sheds were still on the property after I had advised her that they would be moved,(which off course I never did)as I already told her what had to happen for the sheds to be moved. My husband then emailed her advising her to speak with him in regards to the sheds going forward as there was miscommunication. A week later she sent communication stating that they would come and remove the buildings off the property themselves by Wednesday if they were not gone. Wednesday came and went, the buildings still remained. Eventually they sent us mail stating that we have 10days to remove the buildings/we will be evicted. Nobody refused to fix their error, they were just bullying us, a)we were having a hard time locating a space for the buildings b) we had to hire and pay people to unload/move stuff to storage which we also had to get and pay for, typically first and last months rent. At no point in time did Marathon offer any assistance as this was their error. A friend referred us to a friend of his with a storage unit/land we could put the buildings on. We moved the buildings,I proceeded to reach out to Marathon's so called management to let her know the buildings have been moved and I attached receipts of what we spent,(this was after many numerous attempts to reach her via email/voicemail, all of which she still chose to ignore).I went to the office to try and speak to her,I was advised she would be back after a week. I tried again to reach out to her after that week,no returned phone calls/emails.A week later she sent a letter stating we forgot to pay the rent,(never mind the receipts I attached to the numerous emails she ignored that showed a total of $1500 was spent).The next day I went to the office,asked to speak to her. She comes out eventually where we go back and forth for less than 20 secs as she isn't trying to acknowledge her mistake,and proceeds to tell me she won't speak to me anymore since I don't want to listen,walks out slamming the door. I loose my cool and call my husband screaming and tell him to come to the office now, they all come running out of their offices talking bout call the police, call the police. I told them I wasn't scared of the police and walked out of the office and waited for the police and my husband to get there. 30 mins or so later the police and my husband arrive,the officer talked to them and us and advised that Marathon didn't want to speak to my husband either and that none of us were welcome to the property and if we return we will be arrested and charged with 2nd degree trespassing. This is not a company to rent from 1star is too a high a rating for them,if anything 0 stars is what they get from me, this is an on going issue and wait to see how it will be resolved. read more
