I've lived here for four years and it is time for my lease renewal. I pay my rent on-time and follow the rules of the community which is more than I can say for others that live in this community. All the units around me have had renters come and go. They offer great incentives to get people to move in here but are not willing to offer similar incentives to keep good renters that have been here since the property was built. They won't raise my rent if I sign a 14 month lease, whoopee doo! I had a very short window in February 2026 to get $250 off my rent and no increase in rent if I signed a 14 month lease but I had to decide to renew then and my lease doesn't expire until May 2026. I got a better deal from them the last time I renewed. It would be nice if they offered better incentives to keep their good renters. Why would I want to renew here when I can get a better offer elsewhere? Common sense should tell you that a good long term renter is better to have then constantly having renters come and go. I've been here for 2 wks. The office staff is great. Maintenance is great. The property is beautiful. Very pleasant community. I will say this about the build needs work. You hear too much from your neighbor. I hear the toddler and baby when they cry (it's very clear )and I hear all the door slams. Also the review on spiders and ants was spot on but pest control took care of that immediately thank goodness. I gave it 3 star for the very poor sound barrier. read more

Safety I do not consider this a private gated community as the gates are constantly open or not working. Incentives They will try everything to Not give you the incentives that there leasing agents offer. BEWARE You pay for packaging service which is for the locker and you get only 3 days to pick your items up so don't have anything unexpected happen such as me pregnancy or out of town. They always deliver the wrong package, leave outside the locker on the floor for anyone to pickup, or say delivered but nothing in the locker. You will receive only about 20% of your packages. Pay for Trash Service Picking your trash up at midnight is hardly service and putting it back on your front door if it's a hair over 13 gallon bag. For the entire year we only had 1 trash compactor and it stayed over flowing with trash everywhere. Finally the got an additional trash compactor. You have a backyard but they have all there rules for it so you basically can't use the backyard. They will lie and avoid accountability when they tell you incorrect information. The office constantly communicates with me through text. I received several text harassing me about my renewal trying to pursue you into signing another lease and offer mediocre incentives ie a free ceiling fan? Lease ends 06/06/25 Lease states 60 day notice Renewal received 04/01/25 per lease barely within no less than 5 days. There's 1 line that says on the renewal to provide 60 day notice. I communicated with the office via these texts that I was revising and had no questions currently. I received an okay. Again, no text or communication don't you need to give a 60 day notice regardless of reviewing the renewal. This makes no sense the office wants you to give a 60 day notice then turn around review the renewal and advise OH yes I am now renewing the lease. The office knew that I originally leased this unit as a last minute resort due to my mother dying. I needed to stay in Texas. Unfortunately, my mother has since passed and after several days and back and forth conversations with my work. I was advised that I needed to go back to Nevada. So I am unable to renew my lease. I immediately sent my notice to the office advising needing to relocate. I never got a email or text confirming or advising. I received a call in the morning while working and voicemail saying call office nothing detailed. I log into my Resident Portal and I receive a $800 notice to vacate fee. Ridiculous. I called and the director manger Elle tried to lie and say it's in your lease. Nowhere in my lease does it say you with be charged or prorated a fee for the 60 day Notice it simply says I need to provide 60days. Elle said she would send me my lease. (Atrached response) She highlights and again nothing says notice fee. Per my lease it says termination fee if i end my lease early which I am not. My lease ends 06/06 that's when I move. read more

I haven't had too many problems with the staff until today and I have time today since I have to get my hands dirty. Review of the apartments at the end as it is important since you're supposed to be paying for luxury! Backstory: I placed 2 Heavy Duty 13 gallon trash bags out on the side walk and only one bag was taken by the trash service. Upon leaving this morning, one bag was left on the sidewalk and was torn open by animals. I contacted the office to let them know what was going on and to let them know that I would need someone to come and pick it up as I properly tied my bag and placed it on the sidewalk at the appropriate hours. They said okay. I received a visit from the property manager and an additional office staff member stating that I would need to pick the trash up and take it to the dumpster and that the trash service did not take the bag because it was too heavy and not tied , however the bag was tied and it being too heavy is subjective, as the only heavy item in the bag was a watermelon rime. I carried the bag just fine, however a man can't or they can't ask maintenance an entire man staff to get it? It is not the residents fault that, as they stated, "the trash company is picky." Perhaps they should utilize a company that will do their job since they are being paid to do it by the residents. I asked if maintenance can come and get the bag and was told that I would be charged a 25.00 fee if they had to pick it up. This is unreasonable and just plain wrong. I pay darn near 2400 a month to live here and I'm being asked to go pick up trash that animals have gotten to when I followed protocol! The property manager Deca was very rude and unreasonable and decided to walk off throwing up the deuces as I was speaking about how unfair it was for me to have to go outside and pickup trash and take it to a dumpster as if I don't pay for trash service! As you can see in the photos the blue tie that was attached was taken and no longer attached. You can also see where the animals came and tore the bag open and chewed up the bones at the bottom. The bag didn't burst open due to weight and that should be defined as too heavy. I picked it up with one hand with long nails just fine! The trash company is just lazy! Review of stay after 13 months! Walls are thin, you can hear everything. I can hear my neighbor coughing, opening their doors, talking, and dogs barking. Maintenance is great, I had a rat issue when I first moved in and they sent someone out right away to handle it. Ants and Spiders are bad! It doesn't get cold in my back room, there's nothing that they've been able to do about it. The moisture in the unit is unbelievable, I've had to throw out things/furniture because of mildew. Can't sit outside in the backyard it's infested with spiders, wasps, and webs! Other than these issues my stay has been good . Literally counting down the days to move! read more

There are several great things about this property and really is a beautiful, quiet place to live for the most part. Wondering why a 1-star review is being given?? Keep Reading. I lived here for 15 months and enjoyed the layout of the apartment. On the other hand, they nickel and dime you on literally everything when you are moving out. I am not a dirty or detructive person when it comes to others property especially when renting a space to live and never have been knowing once moved out that they will check the apartment for any damages. I made this concious effort on purpose so that I would be able to get my deposit back once move out day came. I have lived in several apartments over the years and this is by far the worst on charges and disputing the charges. When I called the office to voice my concerns over what I felt were not my responsibilty, the lady who I was speaking with literally hung up on me, on purpose. I called back to ask who it was and the woman who answered the phone the second time said it was thet Assistant Community Director Pauline. It was one of the most disrespectful, unprofessional experiences I have had in a very long time. I work in the customer service industry and I strive to see it from all sides and specifically have a customer first mentality. She is certainly, to put it lightly, unquaified to service anyone from this conversation. Handling this the way she did, even if what I voiced was not something that could be negotiated or that she wanted to hear, she should have had a much more professional tone and manner when speaking. This is so unacceptable and unprofessional in all aspects of any business or services someone expects. read more

If I could give zero stars I would. I went to a sister property and because I didn't qualify under guidelines that are worse than buying your own home in today's market, I was denied. The excuse was my credit. I worked to increase my score almost 50 points but was told because I did not qualify in my initial application I would not qualify for this property. I told Paige the leasing agent when I initially went to see them of what happened at their sister property and how I wanted to wait to pay off all my credit card debt before I applied. I did and was told that I had to give notice at my current place in a sought after floor pan for them to approve me. Had I given notice, I would have had no place to live because of their "policy.long story short unless you can qualify for standards that you can buy a home for so not rent here! If I could give a zero I would. The bugs here are outrageous. We found 5 scorpions in 1 week. They make you pay for pest control just for the pest control to tell me their stuff doesn't really work on bigger insects. This place will scam you in ever way it can. Noisy. There is no sound barrier for neighboring wall. It is essentially 2 single wide trailers attached together long ways. So one entire wall all the way down the duplex is nothing g but sounds of your neighbors. Worst duplex style ever imagined. We've been living here nearly a year and it's a nice community. Maintenance is very responsive and professional. It's a relatively quiet community and we rarely hear our neighbor that we share a wall with. The leasing office is friendly and tries to organize events for the community like free pizza, pancakes, and hot chocolate. One of the main reasons we chose this place was that it was brand new when we moved in and they accepted German Shepherds. The complex roads are quiet enough to walk down and there's a walking trail that goes around a pond. This is also a complex that our unit has an attached garage and a small yard, making it easy for us to let the dogs out without having to walk them every time. This place is trash. Walls are so thin you hear sneezing, coughing, talking, alarm clocks, dogs. Move out and they charge you for EVERYTHING. I patched holes in the wall and was still charged over $200 for paint and holes in the wall. I had my unit cleaned professionally and was still charged. Managing an apartment complex, your job is to clean and paint. I've lived in 7 apartments and never been charge for anything. That's your job managing a complex. Their excuse was "the unit must be left in the condition you moved in". No way any person will move out in perfect condition. Move out paperwork doesn't state you must provide a receipt for professional cleaning. Luxury living? More like trashy management and residents. Drug dealers living here, terrible management, horrible landscaping leaving your backyard weeks without grass being cut. Worst complex I've ever lived in my entire life.
