Welcome -built in 1857 by architect who built the Madison capital building
    Jim R.

A cozy and quiet luxury B&B/inn located a few blocks from the capital square and not far from Langdon St and the University. Built in 1857 and rescued and restored to its current brilliance by Trek Bicycle scion, this place is my new favorite Madison retreat. We regularly visit Madison from Minneapolis and have stayed in most of its hotels-especially those close to the University . This place dripping in creature comforts sets a new high bar. Pros: -Gorgeous public spaces on the first floor-restored to 1880s brilliance and they even have a nice bar (not original) tucked into the former parlor serving beer and wine. -our room-7-(out of a total of 10) located on the second floor was massive with cheery classical decorations and all the modern features expected in a high-end property including a gas fireplace, large outside patio, soaring windows making the room bright and airy, large comfy sleigh -style king bed -bathroom was also huge and in room 7 hidden behind a secret wall in the floor to ceiling bookcase. The bathroom had its own separate heat/A/C control and featured a heated floor-very nice! Their were tons of windows and a large shower with a rain shower shower head. -fresh chocolate chip cookies were left on the bed when we returned from dinner-very yummy -free snacks are available in the bar including mixed nuts, m&m's, almonds, and chocolate covered raisins-plus they put our cookies later in the day. -top flight service from the staff from check in to check out -room includes breakfast (although we didn't partake) Opportunities: -it's an older house in a busy neighborhood so parking is tricky on the street. They have three spots next to the house off street (first come first serve) that are valet spots and it is $10 per night -they also have some spaces a few blocks away. Seems like parking should be included to me. -probably not a place for an older person-at least for rooms 6-10 as the only way up is a steep spiral staircase that would be a challenge for some. I would definitely stay here again, even though it's one of the most expensive rooms in Madison. Highly recommended

We always enjoy our stays at Mansion Hill Inn. We get to Madison 2-3 times a year, and although we don't always stay here (it's on the pricier side), it's definitely in our top 2 hotels in Madison. The Inn is charming, the rooms are comfy and well appointed, and the innkeepers are such nice people. Turndown service includes fresh cookies, and a handwritten note. Such a cute, thoughtful touch. Other amenities: *complimentary wi-fi *bike share kiosk on premises (complimentary passes too!) *complimentary newspapers (NYT, MKE Journal Sentinel) *free continental breakfast *complimentary refreshments and snacks *couches and wood-burning fireplace in lobby *Aveda products in bathroom *bar area in lobby serving beer and wine *Frette linens on bed We love staying here. The combination of timeless elegance, sophisticated comfort, modern amenities, and attention to detail make the Mansion Hill Inn one of our favorite hotels to stay at whenever we want to splurge.

THE LIVINGSTON INN, MADISON, WI, IS CURRENTLY ON THE MARKET: POTENTIAL BUYERS BEWARE OF…read moreREPUTATIONAL BAGGAGE NOT EVIDENT FROM THE OTHER REVIEWS HERE! I am wondering who this gracious Peggy is. Our encounter with Peggy and the Livingston was an absolute train wreck. We chose a Livingston Inn stay as a wedding gift for our daughter and new son-in-law, and knowing their arrival would be after midnight, because of the reception, called on Wednesday, Thursday and Friday and offered to drive to Madison to pick up their room key. "Oh, no; not necessary," Peggy assured us. We have a safe place to leave the key for them. On Friday we even dropped off special surprises for their room and she still would not give us the key. The bride and groom arrived after the reception and were locked out. They looked everywhere around the building, even in the bushes in their wedding finery and THERE WAS NO KEY. They called me and I immediately called the only number available and got an answering machine. NO ONE ANSWERED! This left the bride and groom driving around Madison at 2:00 in the morning on their wedding night looking for an available room. I did not hear from Peggy until the next morning at 11:00. Oh my, how sorry she professed to be, that she had gotten a phone call the previous afternoon, which left her distracted and she forgot to put out the key. OOPS, SO SORRY, BUT NOT SORRY; if her subsequent actions were any indication. I told her the first thing she was going to do was pay for their hotel room from the night before and then find a way to try to make it up to them. What did she actually do? When they came the next afternoon to get the things we had left them, Peggy started the conversation not with "I'm sorry!" but with, "Your Mom thinks I am going to pay for last night's hotel room. WELL, I am not giving her a refund and paying for your room, as well. I can't afford that!" (Hey Peggy, Business 101: You may not charge for a service you did not provide. You had no alternative but to refund my credit card!) The mistake, of no key, is not the worst of this situation. Everyone makes mistakes. The unforgivable part was the unwillingness to make amends. They were offered a future free two-night stay, but who would want to stay somewhere that reminded them of that terrible situation! There was no heartfelt apology or sincere attempt to make amends. Despite the fact that this happened some years ago, when I SAW LAST WEEK A "FOR SALE" SIGN IN FRONT OF THE LIVINGSTON I WANTED TO WARN ANYONE THINKING OF PURCHASING THIS BUSINESS: Don't bank on or pay a premium for the goodwill that would seem to exist from the other reviews that are posted here. The incompetence and heartlessness were too epic to be an anomaly or for me to believe that my family is the only one to experience a train wreck ala Livingston Inn. Considering that the asking price is more than one million over the city's 2024 assessment there seems to be a great deal of, in my mind, questionable value placed beyond the property value and onto the listing as a business. I was looking forward to staying, but my plans changed unexpectedly. The owners went out of their way to accommodate. The fact that they went above and beyond was appreciated and just plain old nice. I will be looking to book there when I do make it Madison. Be sure to book through their website for the most flexibility!

    * Yes, the garden. It occupies 110% (not a typo) of both sides of the front walk. It's beautiful,…read morefragrant, and astonishing. Many plants (including robust, HUGE ones) that I can't recall seeing anywhere before (not even at Olbrich or Butchart gardens). If the weather during my stay hadn't been muggy much of the time, I would have spent time relaxing out there (e.g., on the porch swing), doing nothing at all. * The view. No, not even the best hosts in the world can take credit for that. Still, one must take that great, eternal, gorgeous Lake Mendota into consideration when deciding whether to stay here. * The housekeeper: Her sweetness and friendliness is worth mentioning, even though only a very small detail. * Parking: Not a problem for me. I suppose that, when the inn might be entirely full, and those who book all 7 rooms each have a car, then the loser of Musical Chairs on any given night (only 6 spots) will have to make sure to move their car by 10 am if they park in one of the two-hour spots on the street (as I opted to do the first night; no problem. And, although I forgot to check, I got the impression that some of East Gorham, along which the inn sits, MIGHT be unlimited parking.) ..................................... Well, the negatives are just too many and significant not to share . . . but I always give credit where credit is due (see above), and the hosts most assuredly love and take pride in their home and inn, and have only the best intentions, and probably believe that they're providing nothing but quality: * I booked the "Garden" Room -- as a single guest, and wanting the lowest price. Well, having now just revisited their website, shame on me (a little bit) for having assumed or thought that "lower level" meant the ground floor . . . and not the basement. Sure, "basement" isn't a very appealing word, but at least it would have amounted to something closer to truth in advertising. As another reviewer noted, the room is at the bottom of some challenging steps (at least, for me, at 71, with knee arthritis having recently deciding to enter a new and fun stage). Creaky steps. LOUD, creaky steps. (A sound that I also had to hear whenever the hosts and housekeeper were also presumably using them to get up and down occasionally. Oh, and I also really enjoyed the sound of floors creaking above me.) * As for those quotation marks: Folks, what one sees out the window of the "Garden" Room is, mostly, an ugly window well. (If you didn't grow up with, or have never seen, window wells and don't know what they are, look it up.) I did also see SOME flora . . . but only a few dregs of something or other, just visible at soil level, above said window well. * Breakfast: We put our choice of "custom" breakfast onto a slip that makes no mention of meat options. When I inquired, host David said, "Oh, we don't eat meat in this house" -- in the sort of "What could be more obvious or unimpeachable?" tone that sometimes gives us radical leftists a bad name. Well, among my many jobs as a young man was making TOFU. (As well, as, not long after, also making FUTONS. Must have been in my anagram phase.) So I know from vegetarianism. I understand and respect those who've made a solid commitment to it. Hurrah! Applause to you! Kudos. BUT IF "WE" NOT EATING MEAT ("IN THIS HOUSE") ACTUALLY MEANS "AND NEITHER WILL YOU", THEN FOR THE LOVE OF ALL THAT'S WHOLLY (unlike your disclosure) DISCLOSE THAT ON YOUR WEBSITE! (Sorry, guys, but "We offer options for vegetarian, gluten free and vegan diets" comes close, but alas, no cigar. This ain't horseshoes.) * Not quite done! The site says that breakfast is "served 7-10 am" . . . when in fact only the continental-style stuff (which, FYI isn't really any better than at any decent motel chain) is available during those hours. HOT food is only served 7:30 to 8:30. And, it's only two choices (which is fine), but it's only those SAME two choices EVERY DAY: (i) Waffle (blueberries/whipped cream optional); or (ii) A scrambled EGG (with spinach in it, if you like). That's egg. Singular. And, well, not quite as firm or fully done as one might like. (Note my under-statement. Much like the UNDER-cooking.) And "hash browns"? Limp, pale, soggy. * I had the waffle on my final morning -- good, but mine was only a complete breakfast because I included ham that I'd made a point of buying at a supermarket, and kept in my room fridge. (I also had it on day two, along with a lovely sticky bun I'd also bought elsewhere). * The Phantom Host model is really only appropriate for the Airbnb crowd; not so much for a true B&B. OK, so this place is "hybrid" -- but at least come by, during the advertised breakfast hours, to the extent of checking to see that things like the half and half, and COFFEE, haven't run out! One shouldn't have to dig out their cell phone (mine isn't grafted onto my hand permanently) to call the hosts. Thus, only the one star, notwithstanding the best of intentions.
