Mandy is an exceptional realtor and was genuinely a beacon and strategic partner throughout our home-buying journey. From our very first call, after being introduced through a mutual friend, we connected instantly and I knew I could trust her completely on this journey. I was buying from out of state and purchasing this home for my family--Mandy guided us through every step with professionalism, warmth, and unwavering commitment. Because I was not local, Mandy became my eyes, ears, and advocate on the ground. She was proactive, diligent, and communicative with both me and my parents, making sure they felt comfortable, informed, and excited about their next home. Even the listing agent on the first home we offered on went out of their way to share how impressed she was with Mandy's diligence and communication--reinforcing how fortunate we were to be working with her. Mandy positioned my family extremely well for that first offer; although the sellers ultimately went with a cash offer, the experience was so positive-- the owners wrote us such a thoughtful note which speaks to Mandy's ability to champion her clients and put them in the best position possible. For the home we ultimately purchased, Mandy was remarkable in how deeply engaged she was from start to finish. She stayed closely connected with the seller's agent, kept us updated at every step, and was always several moves ahead in anticipating what we might need. She took the initiative to coordinate plumbers, pool repairs, obtain quotes, and comb through disclosures, explaining what I should pay attention to and how each item could impact my family and the property. Her level of care and attention to detail gave my parents total confidence and allowed us to move forward with clarity and excitement. What stands out most about Mandy is that she is not just an outstanding realtor that goes above and beyond; she has become a friend. Our experience never felt like a transaction--it felt like a shared mission to find the right home for my family. I am incredibly grateful to have had her by our side for the purchase of my parent's home and would recommend her without hesitation to anyone looking to buy in LaMorinda, Rockridge/Piedmont, and SF. read more

Mandy landed us our dream first home! She started with exploring several Bay Area cities as we were very unsure of what we wanted from home layout to location. She was patient and made sure to set aside any time to explore listings with us from weekdays to weekends. She always made time for us, and was there to answer any question and broker the right connections day or night. If it ventured outside her territory, she referred us to a set of incredible agents she trusted. But ultimately she landed us a dream home in Alameda that had everything we wanted. And our first offer was accepted! She negotiated a great deal for us, never settling and always advocating for us. She introduced us to a great team on the mortgage side. On top of that, after we closed she introduced us to trusted contractors who helped upgrade our floors quickly and they are stunning! We wouldn't be where we are today without the experience and dedication her and her team brought us. We couldn't be happier we entrusted her with our first home search. She truly exemplifies expertise, relationships, and dedication. read more

I can't thank Mandy enough for everything she did for us. She was so much more than just our realtor--she was our advocate, our therapist, our sounding board, and without a doubt, the hardest-working person I've ever met. She was always there when we needed her, no matter the time or day. She listened, reassured us, and had a way of instantly putting our worries at ease. From start to finish, Mandy showed up with heart, grit, and an unwavering commitment to our family. Mandy found us our dream home. REMOTELY! In a mere 3 days we saw the home, put an offer on the home, and by the time we were taking off again we were toasting Mandy for the purchase of our new home. We closed quickly and I can't believe we accomplished so much in what feels like a blink of an eye. Months later we moved in and we feel like the luckiest family in Lamorinda. read more

After interviewing several top agents in Lamorinda, we chose Mandy to list our home.  Her marketing plan set her apart. The closing took place four weeks later. We set a neighborhood record by $200 per sq ft! We have been searching for our dream home in the East Bay for a few years. When we finally found it, we knew we had to act quickly. Mandy helped make a stressful process very enjoyable. She is friendly, but fierce. She advised us on our strategy and was extremely communicative throughout the bidding process. We submitted a non-traditional offer in a competitive market, and though our offer wasn't the highest, with Mandy's presentation and relationship with the agent community, it was accepted. We've known Mandy for over 10 years, and trusted her fully every step of the way of the home buying journey-- she was the reliable expert we needed to make our dream home a reality. She even went above and beyond and surprised our kids with a new trampoline for our yard- a happy gathering place for many years to come. Mandy is hands down the best realtor in the Bay Area! Her level of professionalism, attention to detail, and genuine care for her clients is unmatched. From the moment my husband and I met with Mandy, we knew we were in the right hands to find our perfect home in a very competitive market. Throughout the entire process, Mandy went above and beyond to ensure our home purchasing experience was positive and FUN! She is meticulous at ensuring her clients' expectations are not only met, but vastly exceeded. Mandy was very involved in prospecting new homes and bringing all relevant options to us right away (even off market homes which is eventually what we ended up closing on!). She really took the time to know what we were looking for and tailored her recommendations very closely to that in effort to never waste our time. When it came time to make offers, Mandy executed flawlessly. Her deep network and negotiation skills allowed us to come in very competitively while ensuring an optimal purchase price. Mandy has been incredible! We were so lucky to have her as we looked for our next home in Lamorinda. She is patient, down to earth, and has great attention to details. We can't say enough good things about her and her team! read more

Whether you're looking to buy or sell, Mandy and her team really stand out above the rest. She is just a good person at her core and genuinely advocates for the best interests of her clients. This makes her incredibly good at what she does. I interviewed and poured over reviews for a number of top agents in the area before making the decision to work with Mandy on the purchase of our home. I have high expectations to a fault and I don't say this lightly but we were really incredibly pleased with the seamless and enjoyable experience Mandy provided. I was impressed with her knowledge of the market, her insights and intuition on where we should land our offer (she was spot on with no counter from the buyer, while many of the other agents insisted we needed to double the percentage over list), and her established local network whether it be with other agents or contractors/vendors. What really stood out was when she brought on a colleague to partner alongside her. It was important to us to really understand the viability of major renovations, and without hesitation she had us working with a fellow agent with a background in construction, giving us the benefit of working with 2 seasoned agents. This move was not due to a lack of experience in this area because Mandy had plenty but because she truly wanted to do what was best for us and provide us with peace of mind. This really spoke to her character and dedication to her clients. Throughout the process, their communication together was impeccable. They tag teamed seamlessly and swiftly without stepping over each other. It was really impressive and showed the finesse and rapport of the team at the brokerage. Immediate responses always and a wealth of helpful recommendations. Mandy even sent daycare recommendations. A half year after closing, she still offers help with local resources! It's very clear with Mandy that she is the type of professional that has it all together. Super organized, proactive, and the warmest person ever. She was a pleasure to work with and I would recommend her wholeheartedly. read more

We interviewed 5 different real estate agents before choosing Mandy Kilpatrick and her team. It was an extremely close decision. We put everyone through the drills, asking lots of questions and interviewing references to help us with our decision. We chose Mandy and team because we felt we could trust them the most to sell the house successfully. Mandy provided us with good market information along with their best guess on pricing as we needed to update the look of the house with fresh paint, kitchen updates, some bathroom upgrades, and some new landscaping. By the time we went to market, she provided us with updated competitive pricing information. Mandy has several contractors she works with to ready the house for market, which took them about 3 short weeks to complete. They did a good job freshening up the house. The stager did a great job staging the house as she made the house look very appealing. She also arranged for all of the inspections so they would be completed before going on the market. The marketing photos for the house website were fabulous. After helping us choose the best offer, Mandy then shepherded the sale from the opening of escrow until the close. Every complex sale can have small issues arise. We felt like our agent responded to all the issues that came up without affecting the ultimate closing date. Mandy also did a lot more things for us without our even having to ask. She had some good suggestions on where to sell/donate/give away things as we were downsizing our household. She also arranged hauling for all of the items that we did not take with us to our new house. She helped with the logistics for a car we needed to ship to our new house, too. Mandy and the team provided a smooth process in selling our house, managing our expectations and anxieties until the sale recorded. We are glad that we trusted them to sell our home. read more

As a former neighbor of Mandy's at the Millennium Towers, friend, and fellow Mommy, I highly recommend Mandy to anyone looking for results. She is a crazy hard working, a real go getter, and always smiling. She's extremely knowledgeable and able to provide very personalized advice to guide a home search or a sale. For example, her team renovated an outdated 1-bedroom into a beautiful & modern 2-bedroom, and completely project managed the whole process while the owners moved out of state (remodel, install new appliances, paint, stage, photography, videography, excellent marketing) -- which resulted in competing offers and ultimately a great outcome. Her communication and reachability is unmatched, and at the end of the day, she delivers. Can't recommend her enough. read more

We interviewed several different top 1% agents and chose Mandy and her team based on their track record and history in the SF condo market. We were living in our condo during the sale process, which complicated things for everyone, but she worked to make the process as smooth and painless as possible. Also, notably, she saved us a bunch of money by helping us stage our home with only our existing furniture. Despite a steep climb in interest rates in the weeks leading up to our listing, we entered escrow 13 days after listing and sold for 5% more than the highest quote we received from any of the agents we interviewed. We couldn't be happier with the entire process and outcome! read more

Mandy is a true professional and guided me through my home search expertly during a time of low inventory. She was so easy to work with and our home tours included very simple to navigate personalized matches. Our tours were perfectly orchestrated with maps and easy links to online driving directions with drive times customized to my pace and availability. She was diligent with the home inspections advising me on what to be cautious of and of course she provided very useful both written comps and her own expert opinion knowing the market. She is well connected with other agents. I found her to be so easy to connect with and a great communicator. There was no high pressure and at times she even told me to back down my offer because she was worried I was buying a "project" rather than the home I wanted based on her initial interview with. She was tireless in her search and committed to making sure I found my dream home and she came through. She got me into the home the week before the open house on a Saturday night since I was going out of town and we closed on the perfect house with a preemptive offer. She is smart as a whip, knows her stuff, and nothing gets past her. Most importantly, she is a warm, wonderful, generous individual who is committed the work, her clients and her community. There was no doubt that she had everything under control - from the move, the clean up and the staging she was 100% present and working hard. She was organized, efficient, and her energy level was remarkable. She had us moved out of our condo and into our new condo in one day. Her advice was perfect and her communications were clear and succinct and there were no surprises along the way. Her attention to detail cleared the way for the smoothest buy/sell experience we have ever had. Mandy is the best and hardest working real estate agent I have ever worked with. Have you worked with an agent in the past kind of wondering "what are they charging these fees for?" I have. Mandy and her expert team are results driven and performed above expectation for us. When we learned that we were relocating for work, we needed to sell our SF Condo at The Beacon quickly. Mandy and her team quickly aligned with us and had our place listed within 48 hours. Moreover, we were listing at a typically slow and challenging time of year. Needless to say, Mandy and the team powered through every open house, followed-up diligently with prospects, and ultimately got a great offer that we felt was the direct result of Mandy's connections and perseverance. Why Mandy? Well, she's just not your average agent... we saw Mandy pour her heart into the sale of our home, she was always available, and she took the extra time to keep us calm throughout the process (this was greatly appreciated too). Ultimately, results speak for themselves... and we got our number! Thanks Mandy! read more
