While the real estate market has been really heating up in the South Bay, Peninsula & SF, the state of affairs in the East Bay has unfortunately not been so kind for us. We bought our Walnut Creek house in 2010 and never imagined we were going to be selling just 2 years later. This however is what happens when you get promoted to a new job that forces you to relocate. As advised by all our peers, we hit the market in the Spring when there supposedly is a surplus of buyers trying to make a Spring/Summer move. The biggest mistake we made though was initially going with the wrong broker. We barely did any research and naively went with a local broker that was a friend of a friend...What a serious lapse in judgement on our part. This first agent ended up completely mispricing our house way too high and completely lost steam after the house did not sell in the first month. When her 3-month contract termed, we could not wait to run away and find a new broker. The 2nd time around, we learned from our prior mistakes and really researched a whole host of top-grossing Walnut Creek area brokers. Though we liked a few of them during the interview process, the one agent that truly shined from day 1 was Kelly Gargiulo of Keller Williams Realty. Kelly wowed us with her enthusiasm and organization from our very first meeting with her. Given her flexibility and how knowledgeable she was with the local market, we decided to list with her. Through the entire selling process, Kelly essentially did everything she said she would. From extensive print & online advertising to key placement of signage on main roads, we felt she really did a good job of boosting the visibility of our property. Coupled with being available for Saturday & Sunday Open Houses as well as private showings, the foot traffic that came through our property was impressive. Kelly was also extremely responsible with providing email, text & live phone updates on the parties that were interested in the property. Through Kelly's dedication and hard work, we ended up successfully selling our house. She helped us find financial closure so that we could finally move on to the next chapter in life. And for this, we are forever grateful. Bottom line, whether you are selling or buying, you really cannot go wrong with Kelly Gargiulo guiding you through your real estate journey :) read more

Poor management of handling a fence issue with a neighbor property of a client she was selling. Skirted the California Fence Law and once called out by multiple neighbors finally started working with the neighbors and HOA. Would never recommend her or her business based on her skirting California laws and rude behavior. read more

We were incredibly lucky to have the opportunity to work with Kelly Gargiulo to find and buy our first home. For anyone who has been through the home buying process, you know that it has the potential to be the most stressful and anxiety filled experience EVER. Kelly was easy to work with, accessible, knowledgeable, and just plain kind throughout the entire process. This resulted in a much smoother home buying process than I had ever imagined. We were connected to Kelly through an online inquiry regarding a home that we were interested in viewing. From the beginning, she was always easy to reach via phone, e-mail or text and communicated everything we needed to know clearly and with genuine care for us. She also connected us with our fantastic mortgage broker and, when the time came, our house inspectors. Working with Kelly, I never worried about something important being overlooked. She had everything covered and coordinated closely with our mortgage broker, the listing agent, the seller, the mortgage company, etc. to ensure a timely close to our escrow. I was incredibly grateful for everyone involved in helping us purchase our home, but especially Kelly. We purchased in 2011 and still hear from Kelly every few months, just checking-in and making sure we (and our house) are still doing well. read more

My husband and I had one of the best experiences with Kelly! We were first-time homebuyers and were in search for our dream home. Kelly made it happen for us! We love our new home and are ever so thankful to Kelly. Originally, we were looking to settle in the Contra Costa area, but then changed our mind due to concerns with the long 680 commute. Kelly helped us find our perfect home in Livermore in November of 2012. It was a difficult market for buyers because all of the investors were buying the homes with all cash. If it wasn't for Kelly's commitment and her ability to advocate for us, we would have found our dream home. read more

I have worked with Kelly on her team twice, both while purchasing my home and then selling it. I moved out of state and a fast close was pertinent so that I wouldn't have to have mortgage and rent. I moved out of state on 9/12 and from the moment I left her team took action, from staging to pictures to ads. My place closed on 9/18, a little over a month! She was beyond on it! From email, to phone calls to text to in person meetings she was always reachable. The first time I met her I thought she'd never work with me since my budget was small but she treated me as if I was her #1 client every time I worked with her. I am sad I have to find a new realtor here because I absolutely loved working with her and her team. If you are looking to buy or sell a home seriously, look no further. Kelly and team are AMAZING. read more

Kelly has been a warm, comforting, and trustworthy presence in the selling of our condo and the purchase of our new home. We learned about her through a referral of some happy customers, and I have since referred her to my own family and friends. When we sold our condo, the market was low and she helped us sell the condo quickly and she answered our MANY questions. When determining the price, she ran multiple comparisons for local neighborhoods. And she re-ran them every time we had new questions. Purchasing our home was seamless because she knew all the important issues that mattered and put us at ease for items that weren't as relevant (for a first-time home owner, her guidance was invaluable). She also helped us weigh pros and cons every step of the way. My parents have since worked with Kelly to purchase a condo in the area. We've all been more than pleased. read more

Just when my wife and I were running out of hope in our search for a new home we had the pleasure of finding Kelly Gargiulo who really helped us get into a home we love. My wife and I were first time home buyers, had many questions, and a tricky financial situation. A previous experience with another realtor had left us defeated and probably more confused. I HIGHLY RECOMMEND KELLY! Please let me tell you why I met Kelly at an open house. She had a great number of people coming through; I stood back, waiting my turn to ask a question or two and while doing so, I absorbed how attentive Kelly was to each person who came through the seller's door. I told Kelly at the open house that I was in a dither about selling our home for more space or adding on to current living space. I left my contact information with Kelly and she called me within 48-hours to schedule an appointment. We me in less than a week and we went over the VERY detailed comparison book of information Kelly had prepared with comps in our area (to assist in determine a potential list price for our house), plus a list of larger homes meeting many of our desired area and size criteria. ... This book that Kelly came prepared with was largely comprises from the information she gleamed from our initial conversation at her open house. ... Armed with Kelly's information we met with our General Contractor to discuss plans, time and expense to build a small separate structure in our backyard. With information from both Kelly and our General Contractor, my husband and I were able to make a sound decision to build. Our relationships with Kelly did not end there... Towards the middle/end of the build-out of our structure Kelly: * Responded to my request for suggestion on best resell decor choices. After our structure was built Kelly came by to: * Discussed the value of short/long term rental potential * Reassess the value of our property This information was valuable in the event we decided rent the structure now and if we were to sell in the future. Kelly has been an incredible asset in our decision process and very patient with our process. Our relationship continues on My husband and I decided to purchase commercial property and we went directly to Kelly to start the process. With residential property being Kelly's forte, Kelly referred us to her colleague whose focus was commercial property. If you find yourself in uncharted, real estate territory I HIGHLY ~ HIGHLY RECOMMEND KELLY! She will listen and hear what your desires, plans, short and long term goals are and provide you information to make a sound decision. read more

I picked Kelly out of the three realators that I interviewd - and I never had one regret. In fact, she far exeeded my expectations and made it the most easy and pleasurable of my three previous realty experiences. She came to the table with the most detailed portfolio of comps. in the area, history of sales and ,after a quick walk through, was able to give me an estimated asking price for the house. She was very enthusiastic, energetic, responsive and truely genuine about caring for MY best interest. She and her wonderful team, Jon -her co-ordinator/assistant and Ashley - her stager, made the process go quickly and smoothly - always had a quick fix for any issues that came up, providing the professionals needed. We worked with Kelly last year as we were looking to buy a home in the East Bay. She was amazing to work with for so many reasons. We found her to be incredibly knowledgeable about the market in multiple East Bay towns, always providing comps and other necessary information to help us make informed decisions. In a market where inventory moves so quickly, she was very creative and agile, always doing whatever needed to be done ASAP to give us the best possible chance of getting the house we wanted. She alerted us immediately about new listings and homes before they went on the market and was very effective when it came time to negotiating the purchase. Kelly also provided extensive referrals from contractors to inspectors to electricians to gardeners (once we closed on the house) and was very sweet, fun and reassuring to work with. OVerall, I would describe her as extremely professional and always going above and beyond. read more
