    Dec 16, 2020, Hired Mike Howard to repair structural damaged to my home caused by extensive dry rot…read moredamage. This was not a trivial job. The dry rot had compromised a main structural corner beam which supported the second story. The repair would first require building a temporary support to hold up the second story while removing the damaged support beam and replacing all of the dry rot wood. The repair process required first coordinating with a structural engineer to design a repair plan and then with the Snohomish County office to issue a repair permit. Mike was very helpful through the entire process. Mike was confident that he could perform the repair safely and within code without an engineering drawing, but suggested that the drawing would likely be required for the county to issue the permit. I decided to get the engineering drawing and Mike was right. The county flat out said that this repair required an engineering review and drawing. I told Mike I would hire him for the job, but only after I saw and understood what the repair plan entailed. Mike met with the engineer to discuss the repair job and then Mike outlined for me exactly how he would complete the repair. While listening to Mike explain the repair process it was apparent to me that he completely understood the structural design of a home. Having a contractor with this type of experience and knowledge was the only way I would go. Mike was a pleasure to work with. He answered all of my questions with integrity and no BS. I decided to take the 2 days off to watch the work performed. Mike had no issues with this. He discussed the work while it was in process and I always felt comfortable with his decisions and confidence. The work was done in accordance to the engineering drawing and the permit was signed off and closed without any issues. The images show the before and after work, minus the exterior wall board nailed up. I decided to repair the drywall and brickwork myself. Thanks for a wonderful job and experience Mike.

    Below is my 3.5 years ordeal with Square Foot construction and its owner PJ…read more Three and half years ago, I hired SQ FT construction company to build an addition over my garage. The project was approved by Mukilteo City with 6 month long build permit. I was required to pay 50% contract when we signed construction agreement and paid another 25% contract when SQ FT started to work on my project in 2 month later. However, the project took one year and still had 25% interior work not finished. PJ said he don't honor the permit time when I complained his retardation from the permit time. Surprised to me! During the construction, he had disagreement with electrician about the payment vs work statement and rejected to pay the difference. He asked me to pay additional difference of $3.3k even if I alrrady paid him all as a general contractor that includes electrician and plumber work. So he never honor our signed agreement! In order to move forward my project, I have to pay the difference between him and electrician. The project progress became slow and slow for the last 10% of interior work. Sometimes, no one showed for several weeks and he always did not return my call or text. By that time, he told me his business needed an emergency cash flow and asked if I could help to loan him for a month only. I was so naive to believe him and thought he would quicken my project for my financial help. Unfortunately, he still did not return all loan to this day which is already one and half years. It took me time and painful effort to chase him over the last year for my loan payment. Worst of all, he thought he could not get any money from my project. He rarely sent his man to work on my project after. What a moral! So it took another year to finish the last 10% of work. That is not the end of my ordeal yet. After project is done, I found the cold water is hot for both sink and toilet. I asked him to fix the hot water crossing. However, he screwed up with the plumber sub contractor. The plumber would not come to help to debug where crossing could occur. It took another one year to hire different plumbers to check. Because he did not pay the plumber all his work for several projects for 6 months, that plumber sent me a mail that he already hired a lawyer to sue him and put my house and several other houses he worked as a lien. What a nightmare! Of course, a law suit will follow against him for the unpaid loan including financial cheating of his issuing several large amount of checks that could never be cashed from banks. What a risk to hire such a person without moral and professionalism who does not honor any written agreement, not to mention his words!! Once you paid 75% of your project cost in advance, your project finish time will be in his mercy!!

Once they arrived for the job they were onsite daily, working throughout the day. They adapted to a couple of our requested changes, asked helpful clarifying questions, and were very friendly throughout the process. I would definitely hire again and recommend! Everything went well until I felt like he tried to gaslight me into believing a piece of trim they removed near the shower was bigger than it was and they weren't going to texture the area that they had mudded. It turned out to be a miscommunication between him and his drywall contractor, but the conversation didn't leave a good taste in my mouth because even with proof in pictures, he argued with me quite a bit that the area they had mudded looked like that because the trim they removed covered the whole area and they weren't going to fix it. (Attached photos for illustration) I'm happy with the tile work even though there are some imperfections with the shower fixture installs, but those can be overlooked. The caulking was terrible and didn't look like it was done by a professional. When I inspected it the first time, I let it go because I thought it wouldn't be a big deal to remove it and re-caulk it myself when we eventually had to. However, after I showered in it for the first time, it leaked because they didn't fully caulk parts of the shower door. We re-caulked the areas that they missed, but I'm probably either going to have to hire another professional to remove the existing caulk and re-caulk it eventually or have to deal with it myself after paying so much money for the remodel. We also discovered a deep gash on the shower pan after thoroughly inspecting it. While they did come back to remedy this, it felt like it took some convincing that this wasn't a factory defect before agreeing to come back and resolve it. We found out when they came back that a piece of tile was indeed dropped in that area and caused the gash. Lesson learned, don't pay unless you're really satisfied with the outcome. This review is 3 stars because they were nice enough to help me fill in a couple sections of grout that flaked away in a different part of the house that was unrelated to this project. Addition in response to owner's reply: I may be a bit confused about the trim. I assumed that if something originally part of the demo was removed, it would be replaced to match the previous look. I didn't realize I needed to specify this, but it's a lesson learned for the future. As for the shower fixtures, I distinctly remember a verbal acknowledgement that even if we bought a new shower fixture, that you wouldn't charge us anything additional to install it. I was charged for the extra parts of this additional install and happily paid that. I unfortunately did not notice that the shower fixtures were installed a bit crooked until after showering in it, but as mentioned, they are things I can live with. Nonetheless, thank you taking care of the install. In regards to the caulking, perhaps you may have misremembered that during inspection, you asked us if we had touched the caulking and we told you we did not, so your response mentioning that we touched anything during inspection is incorrect. To clarify for future readers, the photos of the caulking I uploaded with my review show the original finished work, before we made any touch-ups to address the leaking issues. As mentioned before, it was absolutely my fault for not calling out the poor job before signing off on it, but it's a lesson learned moving forward. Indeed, the remediation and renovation work of the drywall and carpet were done well, so no complaints there. Addition in response to owner's new reply: It's becoming increasingly difficult to follow your story on the caulking since it's not true. Again, I want to reiterate that during the inspection, we did not touch the caulking, and it's disappointing to see that rather than acknowledging the poor caulking job by your team, there are explanations being created to justify it. At this point, I won't be updating this review further, as it seems to be turning into more of a "he said, she said" situation. Best of luck.

The roof was installed after our home inspection was completed but before we moved in. When we moved in we noticed nail pops and a few nails poking through in various rooms upstairs. Our inspector didn't report these which he had on a home inspection on another house so we knew that they had to have occurred after the new roof installation. We also noticed some shingles curling up on one edge of the house. I called Bill and he was willing to work with us on getting the issues resolved. Long story short, he came out himself to nail down the shingles that were curling up and reimbursed us for the cost of getting the nail pops/poke thrus fixed. You don't come across many business these days that do business with integrity, pride and follow-through but I felt that Assurance Roofing did. I would highly recommend them to those looking for a new roof or roof repair.

From start to finish 8 months ago my husband and I put into place building our retirement dream home. We choose model 2057 to accommodate our HOA in our new neighborhood, it had to be at least 2000 sq. ft. We started with the initial layout and changed everything we wanted to change. We moved walls, changed windows, updated just about everything; cabinets, flooring, windows, back deck space and coverage, lighting, doors, room height, you name it we added to it. What we got was what we planned. Tracy, Brent and Donna all worked to make our magic happen. They helped through the total process from changing plans and re-changing plans to accommodate the financial changes that come from building your own vision. What I love about working with all three of these people is their detail to attention on our behalf and every time I texted, sent an email or even called I got an immediate response. Their demeanor is friendly and so helpful. Even though every build has stresses they did not let us know when their were issues that we did not need to know about. If something needed to be changed along the way, they immediately communicated with us and we made the necessary changes to accommodate those changes. We are now down to the final steps and we are still working closer than ever and it is a real joy to talk to any of them. I will miss my daily communications with Tracy after our build is done but I feel I have totally made new friends that helped make our dream come true.
