The apartments are the age where things are starting to need repairs, but they have a maintenance gentleman on staff who knows how to fix everything. The office staff is very quick to respond, and he is in the apartment that same day to take a look and fix it immediately if a new part isn't needed. There's a reason the management staff has been around for so long; they know very well how to run an apartment community. They are kind, professional, and attentive to residents' needs. They treat residents more like family then just a job. The apartments are beautiful. Nice size, nice fixtures, and great closet space. The only cons are there is sometimes noise spilling out from Wilde Rover and other bars in the area early in the morning on weekends. This isn't frequent, but it does happen. Just folks walking to their cars and discussing their nice night - so no big deal. There is also only one elevator, which sometimes breaks down (not any more or less than other buildings I've lived in). If you must have an elevator, I'd recommend being asked to be placed on the 1-2 floors where you have ramp access just in case. The cons are nothing though compared to having the safety of mind that you're living in a great place with great tenants, and a feeling that it's a home versus an apartment complex. If you're looking to rent in Kirkland, cross your fingers and toes that something opens up at this place. There is a reason that many residents have been around for years. It's a great place to live.

Since Blanton Turner resorted to centralized "management," several package thefts have occurred, maintenance requests have gone unanswered for over a month, and the common areas have fallen into filthy disrepair (the cleaning companies keep quitting, for some reason). Additionally, the HVAC system for the building is wildly overdue for maintenance and repair. Any negative feedback to Blanton Turner is met with retaliatory threats of eviction. There is no on-site management. Don't say you weren't warned.

Right in the middle of the Junction, near a ton of shopping, restaurants, and grocery stores. Alison, Fahd, and Mac are all the absolute kindest property team. Early on things felt manageable, but between constant management turnover and growing security issues, it no longer feels reliable or safe. During my time here, my car has been broken into in the garage and when I asked about security footage they told me that unfortunately the cameras weren't actually working at that point in time... In the last few months alone, I've had multiple packages stolen, which is incredibly frustrating when you're paying to live in a secured building. On top of that, communication and access have become a real problem. Recently I lost my keys and could not get in contact with the office for help to replace my access fob. When I finally did reach someone, I called ahead and confirmed I could stop by before they closed at 5 PM. I left work early, arrived at 4:20 PM, and the office was already closed. The phone number has no option for voicemail and they offer no after hours emergency contacts whatsoever. Because of that, I've now gone three days without proper access to my building and garage, which is unacceptable. I appreciate some of the updates the new management team has been trying to make, but at this point, the lack of consistency, security, and communication has made it clear this will be my last year here. I'll be looking for alternative apartment options once my lease is up.

It's because management will bully you into writing reviews and they participate in aggressive retaliation if you don't. A few of the staff are polite, but it seems like they are constantly fearful of losing their jobs and are regularly instructed not to do anything to address tenant complaints. Just ask them why they have high tenant and employee turnover?! What you can expect: Garbage... EVERYWHERE! - you pay extra for 'valet' trash services, which basically means that someone will pick up a garbage bag from outside of your door. SOMETIMES. Normally, you will have days and days where TRASH is literally piling up in the hallways. Then there is the trash 'juice' that comes out of the bin that they use, and clearly they don't care about how it drips all over the hallway carpets. Also, go F yourself if you think they are going to handle recycling or compost. They just won't take it. They say that their garbage services organize and recycle, but that's a lie. STOLEN PACKAGES! Cameras conveniently don't work... They don't care about building security, they know that there are unsecured locations in the building where people will break in, steal the contents of your packages and bounce. And they don't care. There is a broken door that has remained broken FOR MONTHS! (Pictures attached) Fire alarms! Expect that they will test fire alarms every other month. I have been in this building for nearly two years and they have had building wide fire testing NINE TIMES! They blame the tenants, but it's because they are not organized and don't give us notice. Often time notifying people the same day so if you are at work or out of town, you have no way of assisting. Try calling their corporate offices in California, I guarantee no one will get back to you--unless it's to sign you up for a new lease. Amenities, I wish I could comment on the amenities, but none of that matters when your home isn't secure, garbage is literally piling up and 'juicing' all over the hallways, and madness is taking over as you can't believe you are spending THOUSANDS of dollars to be ignored by corporate slumlords out of Southern California. Also, they split the building electric bill, that can be upper range of $150 to $200 on top of rent and electric.

My living room floor isn't even level... which really kind of blows my mind. I could go on with the cons I have encountered living in this space. I'd say the rotating staff that they have in this building are always polite. Besides that and the convenience of the location I'd have a hard time coming up with another positive thing to say. We have been living here for one year. I'll start with the pros, then the cons…read more Pros 1. The building is not old and still looks fresh both inside and out. 2. The neighborhood is generally nice: there's a creek/river nearby, a bike trail, and parks. Overall it feels calm and relatively safe. 3. The local school is good--our child(ren) enjoy going there. 4. Convenient location with quick access to I-405. 5. The apartment has relatively new appliances, decent finishes and furniture, large windows, high ceilings, and large storage closets--you can fit a lot of things. 6. Amenities: a two-level parking garage, two bike storage areas, a solid conference room, and rooftop access with furniture and a barbecue area. Cons 1. Poor sound insulation, even on the top floor. Impact noises through walls and floors carry very clearly. In the one-bedroom layouts (we live in Unit 612), the sliding doors are especially loud--when they move, the noise carries throughout the unit. I can only imagine how much worse it is for residents below the 6th floor. You can also clearly hear the washer and dryer. The bathtub/shower surround is a hollow plastic installation, so dropping anything in the bathroom is extremely loud. We specifically chose the top floor to avoid noise from upstairs neighbors, but that didn't work because rooftop access is open 24/7, and we regularly deal with noise from above. In strong wind, the rooftop furniture shifts and sometimes falls, creating very loud banging and impact noise. 2. The no-smoking policy is not enforced. We repeatedly notice tobacco and marijuana smoke odors and end up keeping windows and doors closed. We have not seen meaningful enforcement or accountability. 3. Being pet-friendly also creates issues: dogs bark and howl at night, and common areas can have dirt and pet hair. In addition, we have repeatedly encountered a dog in the hallways that behaved aggressively and lunged at people--this is a safety concern. 4. The unit gets very hot in spring and summer. You will likely need to install a portable A/C; the building's ventilation is not enough to keep the apartment comfortable. 5. The gym technically exists, but it is small and under-equipped--limited space, limited machines, and not enough equipment for consistent training. 6. Management (Emma) has been a major disappointment. * Before we moved in, we were told rooftop access would be automatically locked after 10:00 PM. That turned out to be false, and despite repeated complaints from multiple residents, the issue has not been resolved. * We were also told this is a strict non-smoking community, but in reality people smoke (including marijuana) and there is no effective enforcement. * We were assured the community would be quiet and reasonable. Instead, we had a neighbor who repeatedly slammed his head into the wall (during the day and at night), causing sharp impact noise. Management only reacted after residents submitted a collective complaint, and even then it felt reluctant. * We contacted management many times, both verbally and by email--not only us, but other residents as well. Instead of addressing the core problems, we received a direct threat: management could refuse to renew our lease, and Emma also told us to "move out voluntarily" because we continue to complain. Bottom line: Over one year, we have seen recurring issues and a lack of effective management action. Key problems (noise/rooftop access/smoking) remain unresolved despite repeated resident complaints, and management's approach has shifted toward pressuring tenants who insist on basic enforcement of the rules.

Unfortunately, my experience at Reflections by Windsor in Redmond, WA, has left me feeling disappointed. Firstly, the condition of the bathtub was unacceptable for a property advertised as "luxury." Instead of being replaced, the bathtub had been painted with a coating, which not only detracted from the quality but felt deceptive given the premium pricing of these apartments. Secondly, my move-out experience was frustrating. I was accused of burning the granite in the bathroom, but the color variation in the stone was clearly part of its natural aesthetic and had been there since my move-in. It felt unfair and unprofessional to be charged for something I did not damage. Lastly, I was charged for minor painting jobs. While I would have been happy to address this myself, there was a theft or an honest mistake (the property never followed up about it) where painters working on the exterior took my ladder and tools that I kept in the balcony heating room. When I asked the office to borrow a maintenance ladder, they refused. As a result, I couldn't patch holes from my curtains since I couldn't reach that high. My partner wrote Windsor Lantana Hills a glowing 5-star review, but after my current assignment finishes, I am hesitant to return to a Windsor property. One experience was 5-star, but another has been underwhelming. I guess I'll wait and see. The Redmond location definitely needs better management. Over the past two years, I experienced 4 or 5 different managers. While the charges I incurred weren't worth fighting, I paid my prorated final month with a check, only to encounter issues. At Lantana Hills, I always paid with checks and never had an issue. However, at Redmond, when I paid with a check, I was assessed a late fee because someone in the office failed to process it. This kind of mismanagement makes it hard to trust the system. Overall, Windsor Properties can be a great place to live--as long as the management is competent. When everything is handled properly, they provide a comfortable, pleasant experience. Unfortunately, Reflections by Windsor fell short of that standard.

Pros: -As I mentioned, it was a safe place for a single mom like myself. I had a select few very caring neighbors that I actually miss since I moved, and the staff always seemed involved, and kind. -We never once used the heat in our apartment. Being on the 3rd floor, and in a well-sealed apartment, we just never had to. -The gym was amazing. Even though I belonged to the Pro Club, I often found myself hopping over to the Reflections gym instead while training for my ultramarathons -- it was super convenient! Especially when the weather was too terrible to run on the trail. -Speaking of: Sammamish Lake Trail is literally across the street. I LOVED this aspect of living there! I'd hop over for a run nearly every day in summer, and most of the year tbh. That was one of the biggest benefits of Reflections! -Marymoor park was SO close. We'd walk to concerts, and I drove my dogs over to the dog park literally every day (that was a bit too far for my older dog to walk). -Management was always lovely with me. Collin and Christian helped a TON when a pair of newer neighbors kept letting their highly aggressive dogs run off-leash in the early morning, when I'd walk mine. They handled it quickly and with grace...considering I unleashed my inner New Yorker on them, ha -The apartment layout was fabulous. We had a garage downstairs, and TONS of storage closets. I liked the inside entry, which felt really safe. The only time we had issues with neighbors was during the pandemic when they smoked on their balcony -- I caught them on film! Not Reflections' fault, but needless to say, we barely ever knew our neighbors were there. -The fireplace was one of the best features! Power does go out often on that side of the lake, during winter storms -- but we'd flip on our fireplace and stay warm! -I didn't have a lot of issues with move-out. I did use their cleaners as I've had a ton of bad experiences in the past when you get your own cleaners and apartments use that as an excuse to charge you... word to the wise. -The location is SUPER convenient in suburban terms -- meaning you can drive to literally everything you could need. Whole Foods was a half mile away. Fred Meyer, Costco, Home Depot and Target were a short drive! Ditto with RTC.I miss the Brown Bear car wash and Family Pancake House! Suburbia is nothing if not driveably convenient... Cons: -I was paying around $2500 (including parking etc.) for a teeny apartment (600ish sq ft) with outdated decor. A couple of times I inquired about moving into a larger unit, but they were going for ~$3700 -- having lived in NYC, Vancouver BC, Paris, SF and other major cities -- this price was pretty funny. It's not like you're getting the culture and walkability of an amazing city! I had to stay due to my son, but now I live in a 4-story townhome in Seattle proper and get tons of walkability plus a more multi-cultural environment (though not by much -- it's still Seattle, lol) for not much more than that. -Neighbors are mostly transitory, and often unfriendly. This is likely because many move there for just a stint at Microsoft, or on their way to buying a home. There's no real sense of community -- not management's fault (they try!), but just the vibe of the East Side. A big reason I couldn't wait to get out. -The traffic noise is real. As a former New Yorker, this didn't bother me too much; it did make our outside deck unusable. There were often accidents right outside our window as it's where lanes merge on the Pwky and people honk multiple times EVERY. DAY. All the noise of New York, none of the restaurants or museums or cool things to do... -No AC. We were west facing, and the summer sun was unbearable. I bought portable AC units which only partly worked. -The parking situation is as bad as everyone says. For an East Side place, it's odd to have to pay for garage parking (usually a benefit of living in the burbs is having more free parking, yeah?) -You can walk if you don't mind being around tons of traffic -- one lady literally walked to Whole Foods daily -- but walking around there is no fun. -This isn't management's fault, but the East Side is a place I'd never live again. Too much homogeny (all white/Asian, everyone dressed like they're gonna go hiking); not enough interesting things to do or cool spaces. I chose to travel with my kid as much as possible so that he could see multi-cultural cities that value the arts, and not think Redmond/Seattle are how the rest of the world is. It's super techy and super nouveau riche, with only STEM prized in schools (what happened to balance?). I only stayed because I had to... Overall, I'd say RBW is great if you have a family, are working in tech nearby, and want a quiet, safe suburban space to live near Lake Sammamish and Marymoor.
