We will definitely be going back to her for the second appraisal, and I strongly suggest giving her a try if you are looking for an appraisal!

My parents were speaking to a neighbor about the annual property tax assessment and realized they…read morewere paying a significantly higher amount in tax than the neighbor that had a similarly sized home. I contacted the county assessment agency and was told the house was being assessed for having an additional floor of living space. We explained that the information in their system was incorrect. We were then told we would have to schedule a hearing and provide proof that our house had been appraised incorrectly by the county. Specifically, we would need to have our house reappraised and the appraisal documents must be submitted before the hearing scheduled 3 weeks later. I was referred to Mr. Henry by a trusted family friend. Mr. Henry was able to come out the following week and provide a very thorough and professional appraisal of the property. He took the time to speak with my parents and gave us information to assist with the upcoming hearing. Based on the appraisal, the county changed the square footage assessment in their system. The change will reduce my parent's annual tax liability. I highly recommend Astute Appraisals and Mr. Henry's services!

I explained that I simply wanted an honest, factual, and professional evaluation of the home's worth. From the very beginning, I was amazed by how professional, meticulous, and thorough Rick was throughout the appraisal process. When he noticed a discrepancy between the home's square footage listed by the city and his own measurements, he didn't just accept it--he sent his team back out to remeasure, then personally followed up with the city. When he couldn't get answers over the phone, he even went down to the city office in person to clarify the details. His dedication to accuracy and integrity was truly unparalleled. Once the appraisal was complete, Rick took the time to walk me through every part of the report. He explained how he chose comparable properties and how those influenced his valuation. He made sure I fully understood the findings and felt confident explaining them to my family. Rick's professionalism, honesty, and commitment to excellence gave me complete peace of mind. His passion for his work, dedication to accuracy, and unwavering integrity ensured that I could trust the results without question. Thank you, Rick Phillips and Appraisals Guaranteed, for going above and beyond. I was working with another auction house and found Weshler's was great for some items and the others I take to another auction house for my clients. Here is what I have learned.... when I am unsure of an item like upholstered furniture I send them a picture and they tell me yes or no. Now let me tell you a story, I had a client that had some very "expensive" art work according to the appraisal . Most of the art sold at Weshler's for about 20% of the appraisal others went for twice the appraisal. The client was disappointed at some of the prices but was blown away at one piece of art that sold for $66,000.00 and was only appraised at 20k. Another house I found some wonderful Danish mid century modern furniture and looked it up on line and I saw the same set listed on a few other sites for a 1k+, I took it in to the auction house and Mark told me that this was a less well know manufacturer and it would sell for around $200.00, it sold for $300.00. This is my advise, ask them, send them pictures and what you think is worth the most isn't.
