I had the joy of simply chatting with Rick. I was in a tight situation where I needed a quick home appraisal to get a home deal closed. Rick was driving when he picked up my call. He listened carefully to my situation, and while he couldn't fill the job, he pulled over, and gave me the names of two other companies in the area. This kind of honesty and support is hard to find. I will absolutely be giving Rick my business (when we have enough lead time) in the future. If you're looking for an honest appraiser, Rick stands apart. Highly recommend. read more

I was in the process of purchasing my parents' home from my family's estate. I felt the appraisal I had received was too high compared to online market values, so I reached out to Rick Phillips with Appraisals Guaranteed for a second opinion. I explained that I simply wanted an honest, factual, and professional evaluation of the home's worth. From the very beginning, I was amazed by how professional, meticulous, and thorough Rick was throughout the appraisal process. When he noticed a discrepancy between the home's square footage listed by the city and his own measurements, he didn't just accept it--he sent his team back out to remeasure, then personally followed up with the city. When he couldn't get answers over the phone, he even went down to the city office in person to clarify the details. His dedication to accuracy and integrity was truly unparalleled. Once the appraisal was complete, Rick took the time to walk me through every part of the report. He explained how he chose comparable properties and how those influenced his valuation. He made sure I fully understood the findings and felt confident explaining them to my family. Rick's professionalism, honesty, and commitment to excellence gave me complete peace of mind. His passion for his work, dedication to accuracy, and unwavering integrity ensured that I could trust the results without question. Thank you, Rick Phillips and Appraisals Guaranteed, for going above and beyond. I would highly recommend Rick to anyone looking for an appraiser who truly embodies honesty, professionalism, and care for his clients. read more

My family owns property in the state of Virginia. The land is listed for sale and they wanted to make sure that they would be getting a fair price for their property. I began to Google local appraisers in the area and Rick's name came up right away. Soon after, I called and left a message briefly explaining a bit of the details. Rick returned our call within about 20 minutes and we began the process right away. We sent him as much information that we had in hopes that he could locate the property. It's in an undeveloped area in northern Virginia so it would not be easily discoverable without proper knowledge of the area. Given that we live in California, we really didn't know exactly where it was located. It's deep in the countryside and only someone who really knows the area would be able to pinpoint the address. So Rick was able to work with my uncle who lives in Virginia. He picked him up and they drove up to look for the property. He said that he could not have found it without my uncle's help and at that point, he could finally proceed with the estimate. Within 5 days, Rick sent us our estimate for the property. It was a remarkable thing to see how detailed the report was. Not only does it list comparable properties sold within the last year, but it also provides photos through the MLS listings. We were surprised at what the other properties sold for. However, we instantly knew that the price that was agreed upon was more than fair. Rick and I emailed and texted back and forth. I was basically the go between for my family and Rick, making this process run smoothly. He was friendly, knowledgeable, and easy to work with. He was very thorough and presented us with a report that provided my family with the information that they need to move forward. What's funny is that I did not see Rick's Yelp page prior to contacting him. I found this page after the fact and was pleasantly surprised with the amount of positive reviews that were posted. He really does know what he's doing and I would definitely recommend Rick and his staff to anyone needing an appraisal in the state of Virginia. read more

I found Rick through a blog many years ago. Since then he has been our main go to appraiser for Pre-listing pricing. He is very thorough, and sometimes knocks on doors if he really needs to see a comp on the inside. I must say, sometimes he can be a little tardy on his appraisals, but I think that is from him wanting to be so accurate. read more

As Yelp says, "Woohoo! As good as it gets!" Rick did an appraisal on my home in Annandale because I wanted to identify the most valuable areas in the home to update for resale. As most of us DC'ers know, this local market is crazy and no one home is the same. This is terrible because it seems like there is no standard for value. In my hometown, I know that having a garage ups the value of a home tremendously, but I had no idea if adding one to my current home would help me in any way (turns out it doesn't really!). Rick provided an extremely quick turnaround time, great insight, and advice that has already helped up the value of our home. Completely renovating two of our three bathrooms hurt my pocketbook a bit, but I felt at ease doing it because I had the professional advice of a local appraiser that knows the market inside and out. I would recommend Rick and Appraisals Guaranteed to anyone out there considering getting an appraisal done on their own home or on a potential purchase they might make. Have your lender request Rick at your next purchase! He is awesome. read more

This was one of the worst appraisals I've ever seen. My client was the seller of a property in Adams Morgan that went under contract in a robust market. This appraiser used comparables that went back two years! And so it appraised extremely low and i know it was actually priced well. When I called to inquire why he didn't use 2017 sales since there were so many sales and he tried to tell me how the market hadn't changed in two years. Anyone who knows the DC market knows that it is better than 2 years ago. read more

Rick is great to work with. Knowledgeable, professional, personable. Appraisals can be so stressful -- deals made or broken, but Rick is both fair and accurate. He's proof there is SOMEone left with integrity and common sense in this crazy market. read more
