This company is absolutely awful! They changed my move-in date at the last minute and did not provide me with a new date for at least a week. The deficiencies in the apartment noted upon move-in were never corrected. The garbage is left overflowi in the tenant parking lot. The noise levels on the building are ridiculous. And there is zero pride taken in the maintenance of the building. I have reached out to the building manager about my concerns and I rarely even get a response, let alone a solution. I applied or a rental apartment from January 15th, 2026, and I was shown the apartment via video and was told that if I like it all I had to do was send the advertised deposit to which I did and was ultimately denied the very next day. I sent the deposit via e-transfer and now for them to return the deposit they have to send a cheque. From January 16th, 2026, to this very day being February 5th, 2026, I am still waiting on my deposit. This is very unprofessional and inconvenient as no explanation is even given or a follow-up. One star is far to generous. Our front door got broken into several times, on one occasion the mailboxes broken into. Cars in the parking lot constantly getting the window smashed. No security what so ever. Mice in the cupboards. Whoch isnt suprising because there was gaping holes under both the sinks (that were literally patched with cardboard when we moved in) Then Our pipes burst and there was minor flooding in the unit. They didn't get the pipes shut off for hours leaving major swelling. They didn't have anyone come and take care of the unit for 8 whole days. By the time they got a dehumidifier in there everything was molded and smelled so horrible. We weren't able to live there due to the conditions and were still charged rent. We ended up breaking our lease 1 month in because if all that happened in a month we weren't sticking around to see a full year. Read all the reviews and stay away from mainstreet. Nobody cares there or answers the phone. It takes several days of calling to get anyone to call you back. The building managers seem to have no discretion or ability to help in any way without having to wait to hear back from a "higher up". After we moved out they sent us a bill trying to charge us thousands of dollars in lost revenue because they said they weren't able to rent the unit out due to the condition for at least 2 months .Even though the condition of the unit was because they didn't send anyone to take care of it after the flood.. However we discovere that they actually lied and had someone in there within 10 days of us moving out. If we didn't figure out they already had tenets in the unit they were going to try to scam us for thousands of dollars. Stay so far away from these slumlords. Also the building we were at had a expired business license up several months after it should have been renewed. read more

This is a truly bad company. I have had problems with my lease where they overcharged every month. They changed the lock on the front door and locked the mail carrier out. For two weeks we did not get mail. I ended up rerouting my mail to the local post office. They will not call back to resolve problems. Maintenance is half assed at best. If there is a cheap way do do anything or a shortcut to be taken this business will do it. You are better off living in a tent on the street. Been a tenant here for a little less than a year. Junkie tenants bringing stolen goods into there apartments. Making noise all night every night just to piss people off. Landlord is deluded and most definitely supposting the junkies in the apartment as the management is. I even provided evidence of all these matters and I was laughed at. These people are slum lords...Period! I live in one of their properties in Calgary. The building is a dump. The rental market is so tight in Calgary right now they can do whatever they want and get away with it. When we have a repair need or concern with the property, it's impossible to get a hold of the property manager. When you call their head office, nothing gets done. The security door is busted, there's garbage everywhere, laundry machines constantly rip you off. The shower head in our apartment breaks and we couldn't get anyone out to fix it or replace it so we had to do it ourselves. When it rains water leaks between the walls. The flooring looks like it was installed by a drunk 2 year old. Every second hinge in our kitchen cupboards has broken and they won't repair it. Then they have the nerve to raise our rents? SLUMLORDS * No privacy - Entered my unit almost weekly by sliding a 24 hour notice to enter under my door - numerous times when I was out of town. * Came into my unit to do fireproofing which was improperly done before. They tried to cut corners and cover up however the city caught on to them and made them tear it up and redo it. They left drywall dust throughout the entire place. Also, used my broom and dustpan which disappeared. Items from under my bathroom sink and hall closet were strewn all over my room & living room. (clean linen and towels just tossed on floor). * Temperature was unbearable as they put new water lines in throughout the halls and didn't enclose them properly. Similar to a sweat box, smelly sauna in the halls. * Don't return phone calls and emails * Steady stream of ants in the kitchen * Mould throughout apartment * Laundry room has no ventalation so you can imagine the sweat box and mould created. *Cleaned the place out when I left (better than I found it) - Mainstreet has yet to return my damage deposit. * Left $20.00 for two laundry cards for deposit which was not returned. Absolutely awful experience, I would never recommend any building managed by mainstreet to anyone. The upkeep of the buildings are a joke and so is the management team. I lived in willmax apartments for 9 months and had more problems than I could name. Our heat went out in November (which was -25 in Calgary this year) our apartment was riddled with problems structurally as well as pest related and the smell of the building was absolutely horrid. Hello, We have been tenants with mainstreet for 4 years now. The first building we were in the screening process was deplorable,we were harassed by the less than substandard tenants who were all drug addicts and suffering from some kind of mental disorder. I had my handicapped walker stolen and thrown in the dumpster just because some idiot who came knocking at my door at 3:00 am asking for money so he could buy his fix. We couldn't wait to get out but we were tied to a lease. We eventually moved to another property and had to deal with a tenant who was constantly stomping and banging from 9:00 pm to 6:00 am. EVERY SINGLE NIGHT! Now we are dealing with irresponsibile tenants who have a dog that is left alone every single day who barks constantly,because he is left alone from morning to evening and let out on the patio to do his business and then brought in and left in all evening alone. Not only is the smell of all this dog doo, outrageous but we feel absolutely heart broken that these tenants want a dog but don't want to take responsibility for the care and well being of this poor dog. read more

I rented a one bedroom apartment in White plains up at 16street Calgary. First of all, the building looks better on the outside than on the inside. The facilities were outdated starting from the appliances to the fittings. My fridge always sounded like a tornado. The laundry machine for the whole building is old always breaking down. The heating system is just unacceptable. It is sub optimal during the winter it just cant keep up. We even went 3 whole weeks without heat one time. The walk way is always dirty and stinky. Do not rent any of their apartments especially if you are black or a person of color! This company has no integrity whatsoever. They all work hand in hand to rip you off your hard-earned money! The manager (Jennifer Nelson) currently in 205 Heritage DR Calgary is clueless about managing a property or the tenants. Upon moving out we were charged for damaging the baseboard(1) and kitchen floor(two panels), we acknowledged the damage and payment charged ($900) during inspection for these damages and signed. Upon receipt of the template details in the mail, Jennifer added an extra charge of $550 tagged as "moving out charges". Am I supposed to be charged $550 for moving out of an apartment? A one-month notice was issued and we moved out on the supposed date. Jennifer could not explain what the extra charges were for after being questioned about it. What a total rip-off! Again, do not rent from this company if you are a person of color! The company has no respect for you. Jennifer was in control of all, but often when she is questioned, she pretends to have you think a different manager exists and that she takes directions. She has no integrity whatsoever. I wish I can give you a zero star! Honesty and good integrity are needed for business success. I regret renting from Mainstreet. read more

Terrible experiences with this company. They seem great until you move in; then you can never get ahold of anyone or get anything fixed. The manager of our building changed more than every month with no communication between them, or any notice to the building residents. This was the worst rental company I have ever lived with. 2620 16th st. S.W. is where they moved me in to, and it was infested with bedbugs. When I called the landlord to tell her, she told me that "there had never been a complaint before." Later I found out that this building has been having problems for years with bedbugs. After throwing out half of my stuff, I was forced to break the lease. I got sent to collections by them when they continue to move people into bedbug infested apartments. Many of their apartments are run down, dirty and not taken care of. The management staff is so disorganized that they don't know what is going on. Main Steet Sucks!!!! We live in the Winsor Green apartments and in the new apartment building. We have had no or little heat for over two weeks now.They gave us a small heater to use that would not heat a can of soup. We have called several times to ask them to come out and fix the problems and nothing. The person would tell us they would pass the message on and hope the person would get it and respond back and nothing happen. The pipes are vibrating so bad you can feel it. We can not sleep at night because of the noise. We have both been sick because of having no heat. We have older animals that are trying to stay warm under blankets.You can see your breath in the hallway .The fire department was out and here said they could not do anything and to keep calling Main steet and hope for the best. I tried to arrange an apartment from Ontario and submitted a $500 money order pending we would view the apartment when I arrived - the apartment (Avenue Towers on 17th Ave SW) smells like urine throughout the halls and has very dark hallways. The units are not as they appear by picture what-so-ever. I did not take the apartment, and they would not give back the $500 regardless of not actually viewing the location. RENTERS BEWARE: If you are looking for a safe, well maintained place to call home - This company is not where you want to look. If you want a home where people enter your unit without notice, you have to call the fire marshal or the health inspection for even minimum housing standards to be met, this is the place. If you want to be responsible for the duties of management of inspecting and reporting repairs of common areas, dealing with noisy tenants which requires hours of waiting for the police to show up - this is what you will get from Mainstreet. Documented proof can be provided to anyone who thinks what I am writing is libelous or go down to the court house and search the records for Mainstreet's name - both Provincial and Court of Queen's Bench. Check with City Bylaw and the Police. (You may have to make requests under privacy legislation.) So many tenants do the midnight move. Many tenants stay not paying rent, wrecking the place (including the common areas), and blasting their music out of retaliation until they are eventually evicted. If you complain, be prepared for retaliation of increased rent and being taken to court threatening eviction. Always have a witness or some kind of proof of delivery of your rent check otherwise they will claim they did not get your rent and try and evict you that way. Keep everything they ever give you including little post it notes with comments. Warning: The lease you sign is full of illegal clauses which they try to enforce but be informed! You cannot sign away your rights to 24 hours notice for entry even if you ask for a repair. Not only that, the time they give to enter your suite has to be reasonable - they cannot give you notice for all day if what they are coming to do only takes 10 minutes. You do not have to give any landlord the right to take money from your bank account or provide post dated checks. You do not have to pay a penalty for paying late to void eviction. (A landlord can claim exact damages if he/she can prove that by your paying late they suffered a financial loss - ie: they were charged for late payment of mortgage - but this has to be proven that this was a direct result or your late payment not poor business management by the landlord.) These are all things that have been repeatedly addressed in courts all in favor of the tenants. Landlords are always complaining about bad tenants, this is one landlord that has no right to complain as they absolutely no respect for the rights of tenants nor do they even respect their own properties. read more

Though rent appears to be cheap, it comes at the cost of unexpected expenses, hassle, anxiety and aggravation: 1. No improvements have been made to the building (inside or outside) since at least 2011 (when I first moved in) except for a recent asbestos removal; 2. The building is infested with bed-bugs & units need attention several times a year (i.e. sudden 24 hour Notice of Entry on all of the doors, so that your unit can be chemically sprayed); 3. There is an ongoing construction project across the road as per https://www.buzzbuzzhome.com/9th-avenue-sw whose noise, dirt & inconvenience is expected to last several years. Over the past few months the water has been shut off 5 times all day; 4. The fire-alarm system malfunctions once every few months. You will be awoken during the night to an extremely loud alarm. Scared and confused tenants will mill around the grotty stairwells while fire-trucks, EMS & police arrive. After an hour or so the alarm will stop and everyone will go back to bed. You will not likely sleep again that night. 5. The mailboxes are insecure & have been broken into, resulting in mail being re-directed and held at the main mail-room near Calgary Airport. 6. The building is insecure and a security guard is occasionally posted due to problems with trespass & loitering in & around the building. I have found drunks and other unfortunates sleeping under the stairs, in the lobby, in the basement & even on the roof (having broken the door to enter that stair-well). 7. Tenants moving out regularly abandon furniture & other belongings in the car-park in the back. This encourages the regular loiterers, drunks, homeless, & dealers to hang-out even more, crash on a dumped couch & urinate against the walls. The car-park is littered & filthy, and always covered in nasty looking debris. 8. The building is very old, every floor stinks (on one occasion there was such a foul smell throughout the whole building that I had to leave for several hours), and it subject to regular breakdowns such an elevator malfunction, heat loss, & water leaks. 9. My unit was flooded during the winter due to a burst pipe in the adjoining room. It was never inspected afterwards, despite the damp smell & water damage. 10. Reports from other tenants involve floods, leaks, heat malfunctions (all mostly during winter) and poor service from staff. 11. A liquor store may be opening on the ground floor (see city development permit no. DP2016-1391). 12. Staff are rude or extremely rude & usually incompetent. Staff turn-over is very high (I have had 4 resident managers in one year). If there is a problem, expect it to takes months to get fixed. You will need to email & call until you give up & go personally to the head office where you will be treated with contempt. 13. There is constant confusion over parking spaces. Staff or random people will park in your $100/mth space. Some spaces appear to have been leased to more than one unit. Mainstreet will not be helpful & you will be lucky to not get your car towed. 14. Pets are allowed. You will probably be unlucky enough to live next to a noisy dog that never stops barking. Bylaw officers cannot help you since the property management have to address noise issues. But of course, they won't, because this is Mainstreet. read more

They had taken my security deposit for an apartment that was unsuitable to live in. The apartment was broken, dirty and missing items that were originally there when I first viewed the apartment. Chelsea Turnbull which is the Calgary Regional Manager has told me "well, its our money and you aren't getting that money back, deal with it." She asked "ohh well do you happen to have in writing we were going to fix the apartment or what was and wasn't in the apartment before moving in? You don't really have a case then do you?" I am a single 27 year old professional, I have never been spoken to so poorly, so manipulated... I have pictures of the apartment if anyone would like to see them, please send me a message I'm happy to share. I have gone to the BBB Calgary for further information about getting my money back and I highly suggest you DO NOT rent with Maintstreet. I have gone to Boardwalk now and they are professional, sincere, and are happy to help you in your moving needs.
