When our hot water heater was replaced a few years ago they got the wrong kind and now the burners are corroded and we're living like the Ukraine. I've already tried to deal with them about the new entrance doors under my unit that slam constantly because the wrong closers were installed. Got promises but nothing done. I'm looking at getting on the condo board and the first thing I will do is suggest a move to Simco or another company. Diversified are only good for signing checks. They don't actually do anything.

Something that is not usually considered when buying or renting an apartment is the value of property management that operates using fair and ethical business practices, but this is more important than you would think because the wrong choice could be costly. Be sure to do some research on customer feedback before choosing the location you buy or rent. When reading the feedback, try your best to weed fact from fiction as some companies post fake customer feedback to win the trust of the public. The following is my person experience as a non resident buyer/landlord and my experience with the crooks at Diversified Management Southern. Community Manager for La Mesa Phase II is Tristan Johnston who is titled as the "Voice of the Board of Directors" and his assistant Jade and his Manager Gordon Sieb, are very quick to demonstrate their authority if the property management can find a way to penalize you financially. The core values of Diversified Management Southernas per their website are as follows: Honesty Integrity Loyalty Service Oriented Personalized Service This is definitely the kind of values you would want in exchange for paying over priced condo fees in some parts of Calgary but this is not what you receive when you are a customer of Diversified Management Southern. No where in any of DMS's contracts do they mention they can penalize you, and this includes their own interest rates and administration fees, for tenants and landlords which are managed by their company. I am currently facing this issue, first hand, and the situation has caused my long term tenant to move out of my property which I purchased in 2019. The property management apparently arrange for pest control to enter my tenant's unit, which was arranged directly with my tenant. My tenant granted the entry into the unit but there was a second attempt to visit the unit two weeks later. My tenant and his wife and their dog were home the entire day but no one had actually visited the unit. However, Tristan Johnston contacted my tenants to advise them they would receive a fine, issued by "Diversfied Management Southern" for not answering the door. When I attempted to contact Tristan myself by phone and email to verify why my tenant was receiving a fine, it was explained by Tristan that the Property Management company is well within their rights to charge a fine for failure to respond, even though the visitation of the pest control company was billing DMS for failure to respond. The pest control company visit was arranged by DMS for all 24 units on that day and any tenants that did not answer their door were served a fine, payable to Diversified Management Southern. I contacted the pest control company in question and they confirmed that the pest control visit was ordered by Property Management because a dead mouse was located in a unit on a different floor. They confirmed that they charged DMS $100 visitation fee because several tenants did not respond to their door. DMS was issued one fine of $100 but DMS issued several fines to tenants and landlords for the same amount. Not a bad profit if everyone pays! The Pest Control Company was not able to confirm how many tenants did not respond and the pest control agent who attended the visit, could not remember which units responded and which did not. Either way, Diversfied Management Southern used this opportunity to send a bill to several units, including mine, to penalize the tenants with their own charges. Tenants were given 30 days to pay and after 30 days, an additional $100 "administration fee" plus tax, is applied to the outstanding fine. Both my tenants have faced loss of income due to the current covid pandemic and were not able to afford to pay, and as a result, the outstanding bill has been sent to myself, as the landlord, who has heard about this incident only recently. $200 per tenant may seem like a very small amount of money to some people and to others, this represents half of a weekly salary. I also lost a long term tenant and more importantly, I have lost my confidence in the Calgary real estate market as an investment opportunity. Either way, please remember that companies like Diversified Management Southern are crooks and they make their profits by taking advantage of unwary renters and small time property investors who may not be aware of the laws or have the time or the resources to fight for what is fair. Has anyone else experienced this type of business practices from Diversified Management Sourthern? Real Estate agents in Calgary are saying Diversified Management Southern are well protected by the governing bodies which they compensate annually like Calgary Real Estate Board, Canadian Condominium Institute, Real Estate Council Alberta, ACMA, BOMA Canada and BBB Accredited Business. Aside from disgusting X-Rated narrative, "The Walrus Theory" reads as a description of the John & Alex Hripko / Lisa Hamielec's real estate business model. There are four facts I'd like to point out: 1. In "The Walrus Theory", Lisa states that "setting up a secret bank account in your mother's maiden name" is "a key strategy"; 2. In May 1997, John Hripko & Robert Croteau had Lisa Hamielec set up a front organization to buy Forgrave Relocation Services; 3. The original Copyright holder of "The Walrus Theory" is, "Walrus Enterprises & Promotions Inc."; 4. On 23rd May 1997, a company by the name of "Walrus Enterprises Ltd." was established in the Bahamas - which is made public in the "Panama Papers". In addition, there are at LEAST three numbered companies they set up for the Forgrave acquisition. That's a lot of companies set up to purchase the assets of a self-proprietor with 4-5 part-time employees. In short, Grant, I consider these facts as being relevant. You say that I "suggest that Royal LePage participates with Citysearch in a cover-up". I said no such thing. As a lawyer, you should be more careful when reading statements. Stop using Lisa's petty tactic of misrepresenting what other people say. I fully stand by the statement that "Citysearch's ultimate goal is to find a tenant interested in buying a house while restricting showings to other legitimate prospective tenants". Citysearch has breached their fiduciary duty to me on several occasions. I suggest you start by looking at the emails that came to Citysearch through Rentfaster, from individuals interested in viewing the property. By my count, there are at least fourteen expressions of interest to see the property and, of those, Janice highlighted the lowest quality prospective tenants (i.e., those who wanted to rent my house for one night to hold a party). Note, Rentfaster is only one of at least five marketing channels that are used. One individual - a co-founder and executive of a multinational energy group - emailed THREE times over the course of THREE FULL MONTHS with no reply from Citysearch. I know this because I reached out to him DIRECTLY and asked him to confirm my suspicions - which he did...and even asked me if the house was still available! Yes, Mr. Strapon, I spent hundreds of thousands to deal with the mess that Citysearch created. Might I suggest that you learn a thing or two about business and economics before calling anything a "gross exaggeration" or at a minimum asking me what my expenses were. Citysearch promises to "conduct an owner handover at the start of the process to ensure the property is ready for a tenancy". Citysearch ALSO promises to "conduct a pre move-in inspection to ensure the property is free of deficiencies". If that is true, how did I end up spending $41K, $49K, and $46K for "maintenance & repairs" (i.e. upgrades) in 2017, 2018, and 2019 respectively? Repairs which I was forced into by Citysearch's mismanagement. Prior to signing a contract, I inquired whether repairs or upgrades were necessary. Lisa and Janice repeatedly stated, "No, it's just a rental". Add on top of that four months of lost rent- $21K. I could have paid off debt with the $1.3M originally invested... that ALONE is worth over $100K. Lisa sold me on the concept that "Effective Property Management Pays, it does not Cost". However, the only person that it "pays" is clearly Lisa Hamielec & her "Family Business". By Lisa's own logic, if "effective property management pays, it does not cost", then clearly Citysearch is NOT an effective property management company.

I was promised a parking lot when I moved in by a first time property salesman, Audrey, and of course I did not get the parking spot. I had to call several times to get my carpet cleaned AFTER I moved in. It took over a month for them to schedule someone to clean it. In the winter, during -25 to -30 temperatures, my apartment has been at 18 degrees - you tell me if you could work and be 'comfortable' at 18 degrees inside. I've had 2 people come and tell me that's a normal temperature and that "things will be ok". GlenF is completely useless and in order for any maintenance to be completed you have to keep calling and bothering him/the company in order for anything to be done. 1 star rating iS WAY too high.
