Scammers and slumlords. They will lease for a year. Increase the rent far beyond what the dump is worth. Then they sell, where new owners will evict you along with the entire building. I've been at the timbers for about 2 years. The onsite manager is completely useless. On multiple occasions has argued with you just because he thinks the apartment building from the 70s is his baby. The only thing that will be maintained is his precious pansy garden. I was promised a parking lot when I moved in by a first time property salesman, Audrey, and of course I did not get the parking spot. I had to call several times to get my carpet cleaned AFTER I moved in. It took over a month for them to schedule someone to clean it. In the winter, during -25 to -30 temperatures, my apartment has been at 18 degrees - you tell me if you could work and be 'comfortable' at 18 degrees inside. I've had 2 people come and tell me that's a normal temperature and that "things will be ok". GlenF is completely useless and in order for any maintenance to be completed you have to keep calling and bothering him/the company in order for anything to be done. 1 star rating iS WAY too high. read more

I am currently backing out of a condo sale because I can't invest in property that is managed by this company. They were unprofessional 10 years ago when I last owned property in Calgary, and sadly, to this day they have not changed. I have had lengthy convos with other investors, and the common agreement is to never purchase when a building is managed by Emerald - condo owners take note. Their reputation is so poor that they scare buyers away. You can never get a response from them, and they always manage to act like they are doing you some sort of favour when they actually follow through on their job. It's their job - a mutual agreement wherein a person pays them money to work. Not a favour, an actual job that they seem incapable to do. It's ridiculous. Message me for more info, but I would stay the hell away. It's really sad too that they spend their time and resources padding their reviews with fake high ratings - like, you know that you could use that time to actually work and help your customers, right? Then maybe, just MAYBE you could actually have positive reviews? Abysmal customer experience and follow-up Emerald has managed my condo for over the past five years. Our past reps have always been helpful and responsive. However, have been incredibly disappointed with the experience I have received from our newest condo representative at Emerald Management. I have to follow-up multiple times to receive a response. These responses have not been timely, and my phone calls are never returned. As a condo owner, I pay monthly for the services of your business and the customer service and experience provided by this individual is unacceptable. As a business, I would hope you would use my experience as a positive learning opportunity for your staff. Here are a few solutions to consider coaching this person on and will help improve the customer experience: Respond to your customers the way they have requested If a customer asks for a call back, call them back. Responding with a lengthily email two days later only increases the frustration of a customer. Often a quick phone call can quickly and efficiently resolve the concern. There is a lot that is missed by email such as tone and a personalized conversation is always the preferred choice. Provide updates If you are working on something that is taking longer or requires a follow-up, let the customer know it is being taken care of or that there is a delay. Don't prioritize company policies over the needs of your customers While I understand that policies are in place for a reason, spending more time writing emails that explain existing policies that are in place rather than completing a request can negatively affect the customer's experience. I received three lengthily emails explaining why my request could not be processed quickly, when in reality, what was requested would have taken half the time these emails took to draft. Terrible service to tenants resulting from poor management. Communicating with them is always a cumbersome task involving lots of time spent waiting on follow up emails or returned calls. Everyone I've ever interacted with from Emerald Management seems as though they hate their job and the last thing they want to do is help you. Once, when our laundry card was lost and we required a replacement, they charged us $50 for a new card! The card we received wasn't even "new" and according to coinematic's documentation, new cards only cost Emerald Management $5... =/ Trying to arrange repairs is also a nightmare, and it can sometimes take weeks before they arrange for a repair person to come by for even something as extreme as leaking pipes. My apartment in particular has a problem with our heating system that doesn't let us control it. It simply remains on at full blast at all times, and as of yet, Emerald Management hasn't provided us with a solution. They also refuse to lower our rent as a result of this massive inconvenience. (Just imagine over 30 degree indoor temps in spring...) I can't in good conscious recommend Emerald Management to anyone. Terrible. Simply terrible. My roommates and I had endless stress and headaches the whole year we were there. Emerald has no sense of management. The people working the front desk seemed to be incredibly uneducated and uncaring for any issue. We had a stream of water pouring out of the roof in our apartment, called it in, and they said it wasn't a big deal, that they'd give us a call back, not only did we have to take a day off work to sit and wait for emerald to call/come, we ended up getting the condo board to deal with it. And they came within 40 minutes of calling. When we finally moved out, we were trying to get everything sorted out with the new tenants that happened to be our friends, they forgot to mention the entire novel out process and failed to give us any kind of information. THEN docked us on our damage deposit after waiting over a month to hear from them. We still don't know why we were docked, but frankly don't care enough to ask because they probably don't even know. Terrible organization skills when it came to automatic width drawl, and then even worse when it came to post dated cheques. Jim in particular was terrible. I have literally nothing good to say about emerald. I wish I could give them no stars. They take advantage of younger tenant's and just all around suck. Do not rent from Emerald. I left a lease early as I got a dog and they do not allow pets. They rented it within days. Took my damage deposit which was $1095 and Charged me $475. I was willing to even pay it as I left my lease early. However, they sent it to collectors soon right after. Did not even give me a change to pay it. Got a good hit on my credit that I did not need. No service, or terrible service when needed, took almost an entire year to kinda fix (patch up) our brand new 3 week old condo from an upper floor flood! The worst life experience to date, from the sales staff, to their insurance people, to the restoration people! I have lived at this same address for 7 years total. Things got slightly better here when Emerald originally took over... Asked the tenants what improvements we wanted and set up a "secure" bike room!... but then the first manager vanished and Kathleen appeared along with the onsite manager Rachel. Since then the situation here has drastically declined where basic management tasks are not being addressed. This has now reached a critical point and I cannot tolerate it any longer - especially in light of COVID and needing to work from home. Not only can I not work from home - I can't live at home! The doors are not secure and there have been multiple thefts due to negligence in regard to fixing the latching mechanism - despite my repeated complaints prior to the incidents. This resulted in the bike room being broken into and my bike being stolen. The situation was dealt with extremely poorly. No locks were changed and tenants were not still notified so the original issue persists. One of the bikes that was stolen was owned by the on site manager and was not reported to the police... I wonder why? Lincoln Towers is currently advertised as a "smoke free", "pet free" property on rentfaster - but I can assure you this is not the case as the on-site manager Rachel has a dog.. cats... and birds! On top of this she has also let multiple tenants in with dogs... constantly. barking. All around me. This is after their first dog was euthanized for biting their child in the face! The original lease I signed stated this was a pet free building ... I was never notified of this change occurring. I tried to be tolerant but with multiple dogs now on my floor enough is enough. Again - still advertised on rentfaster as "pet free"... I have been complaining about a tenant below me smoking indoors and come home to my whole apartment smelling of smoke for over two months and nothing has been done about the matter - Emerald's response? Kathleen managed the situation by asking me to leave... The most recent issue is with my updated direct deposit information being mishandled. Their response was to continually write me asking for outstanding payments and information when they already had all the information and funds in their system that I had provided them with following their own procedures. but due to mis management internally they couldn't figure it out. So I had to figure it out for them?! By email Kathleen stated that because I didn't deal with the issue my other complaints would not be dealt with. However I had no way of fixing their internal issue - because I am a tenant.. they already had all the information and funds required! The issue was only resolved when I figured it out for them! No apology.. but instead - Today I have learned that rent here is being raised by 200 dollars. All in light of these concerns I have raised where basic management procedures are not being carried out? If I stay in Calgary I will most definitely be avoiding Emerald Management. I eagerly await a response on this review from Emerald. I will add photos to back up all of the above if needed. I can also go on. This is only the tip of the iceberg. Not fixing the ventilation issue in my unit after repeatedly raising this concern (ceiling of bathroom is now covered in mold). Under Kitchen cupboards was a large hole leading right into the plumbing shaft that runs the height of the building (the cause of smoke travelling between units vertically). Their repair man slapped a piece of plywood on it and then filled all around it with spray insulation foam dripping all over the place....There is more.... There was a hate speech incident by the onsite manager's partner yelling from the balcony racial slurs at people passing by on the street as well! Emerald Property Management has NO CLUE about customer service or how to manage condo properties. They are unaccountable, they do not return calls or emails and their customer service is non existent. They are "managing" Colors condos and the building is getting worse every year. There are weekly problems with the elevators (only 2 elevators servicing almost 300 units and one elevator is pretty much down all the time), in the winter there are always hot water issues, in the summer the air conditioning seems to work only 70% of the time. The building is dirty and overall very poorly maintained. When buying a condo, make sure you do your due diligence and stay away from properties managed by Emerald. read more

This the third time in 6 years they are repairing the same problem. My dining room ceiling and wall are leaking because the roof is never been properly repaired. They put a sealant on it that lasts three months. It is not meant to be a permanent fix. Everything has been moved out of my dining room for over a month and no idea when it will be repaired. The walls are rotting. Good lord, this is unbelievable. My oven can't be used because of carbon monoxide it gives off without ventilation is huge. I was coughing for the last three years and I did not realize it was because of the stove. Atco checked it out after I complained about the soot it was causing throughout my place a year ago. They bought a carbon monoxide alarm and I was told not to use the stove. I still need to use the burners. I bought a toaster oven and an insta- pot. It is depressing. The bathroom walls are now being impacted from the leaking roof as well. read more

Emerald properties tried to scam me and sent me to collections for $10,000 because I moved out of my bug ridden apartment. They have bedbug and cockroach infestations and fail to take care of the problem. They did not care about the thousands of dollars I lost throwing out furniture, buying new furniture, and then doing that all over again. They lied to my roommate and I and ruined us both financially. They did all that to two 18 year olds! what a great company. Do not rent from this company. A single maintenance request resulted in 2 jobs getting dpne. Here's some wonderful news to share. Peter, the electrician who attended earlier today, very efficiently took care of both the bathroom fan and the entrance door bell. He was very courteous, quite thorough on his examination of the fan and worked very efficiently towards accomplishing both items in short order. Before he stepped out to pickup parts for the fan, I inquired if he knew of the front entrance doorbell issue, or if it had been assigned, too. He offered to fix the entrance door bell, and now both items are fixed, saving an extra visit. This fella is top-notch! Now both my wife & myself are impressed. read more

Now these short term renters have access to our parking and elevators and storage(which the hotel was supposed to have their own entrance and you can tell still in the elevator for the public parking as they still have level 2 which goes to the "hotel"). My fiance and I were looking for a place to rent following our wedding. Sundance apartment was one of the places we decided to check out. Upon arriving there for our booked appointment, the manager on site came in about 15 minutes late. Afterwards there was no sense of hospitality and kindness shown from him as if we were another statistic and not actual people. Distracted, distraught or just doesn't care it felt like we were unwelcomed from the start. Not sure if that's how it normally is but for us it was a major red flag on how management can treat their potential tenants. Emerald is the most unprofessional property management company I have come across in my life. If it were possible, I would give zero stars for their service. I am a female international student living in Calgary, Canada. I moved here about six months ago and rented an apartment in the NorthWest. I had initially signed up for the rental property which was posted as a sublease in one of the websites, but upon reaching Calgary, I was told by the person (who posted the ad) that the property has been transferred to Emerald. Clearly, there is no screening procedure in place for the renters, or else they would have at least contacted me during the transfer. I had to go through a lot of trouble to get a lease from the management, as it was impossible to get hold of the contact person, Sandra Van Dyke, over telephone or emails. Further, despite repeated instructions, she never sent any lease or rent related information to me directly. I always had to rely on my roommate to obtain all the notices. Although this behaviour was extremely strange and unprofessional, I tried to ignore it for the most part. However, similar experiences (e.g. not informing about plumbing repairs, discrepancies in security deposit amount on the rental agreement) over the next couple of months made me regret my decision to rent a property from Emerald. The worst incident during my stay happened in Dec 2018, when my roommate (a male) turned aggressive and assaulted me over a household related conversation. I had to escape the house fearing for my safety. Later that day I filed a case with Calgary city police. I reported about the incident and the police complaint to Emerald immediately after. They did not follow up with me on this issue at all. Later I contacted Sandra Van Dyke about early termination of my lease, as is the provision in the law, since the aggressor was one of Emerald's tenants. She simply refused to terminate the lease, and offered no adjustment in any other way possible either. As a result I had to move out of the place and simply wait till my lease got over (in another couple of months). My old roommate who had assaulted me still lives in this property. God save who ever happens to be their roommate, as Emerald is quite unlikely to step in, in case something happens. If you care about having peace of mind while you rent a house, definitely do not rent from Emerald! read more

squeaky floors, unresponsive to calls when something needs fixing, you will spend months waiting, they refuse to spend a penny to replace carpets or linoleum, mold near the doors, doors are falling apart and scraped, cracked, old and have not been replaced in years, stains on the floors and countertops which havent been changed, clogged up vents, inproperly installed windows, did not clean the place before we moved in, overpriced old garbage places at too expensive a cost, will heckle you with threatening letters if you pay the rent even a week late! very rude and inconsiderate, do not care about their tenants, DO NOT RENT FROM THESE GUYS EVER THEY ARE SLUMLORDS AND WILL RIP YOU OFF OF EVERY DIME YOU HAVE AND TRY TO CHARGE YOU FOR EVERYTHING THAT WAS ALREADY DAMAGED AND DONE BEFORE YOU EVEN MOVED IN! I haven't seen any other business in Calgary with such poor service. I am never ever renting a property from them again. They don't return calls. I had many months delayed utility bills, and they always blamed Enmax for it, but they were paying them and were just too lazy to send them to me ( every other person that I've talked to told me another story about this). I've been through 3 different property managers over a year, one worse than the other. Some problems were solved in a timely fashion, but oh so few of them. I had to deal with mice, mildew smell, cracking heating pipes. Their receptionist has no clue what she is doing. So happy the contract is almost over. read more

I just signed a new lease and already have regrets. They are next to impossible to deal with. They never return calls or emails and I have questions about my new rental. I am trying to be patient but it has been a couple of weeks and I am still struggling with getting what I need from this company. The customer service at Emerald leaves A LOT to be desired. I was lucky I guess with the other leasing company I dealt with, they were amazing and have great customer service. Oh and they returned calls/emails in a timely manner. Emerald? They try? I moved in their 4plex as needed a place quick and was out of town. The place was a disaster when I moved in. After threatening with it not being up to code they fixed it over the next few months. So, they did try, but price was high and I think the place should have been looked over carefully before another family was allowed to move in. Emerald is probably one of worst companies I had the misfortune to deal with. Not only the person I dealt with did her due diligence but lacked overall knowledge of Emeralds regulations. I will keep my story short and let you decide if you feel comfortable trusting them with your money. In January, when I was looking for a new apartment, I called Emerald for an early cancellation as I was not able to give 30 days notice. I called Emerald and the person in charge of our property said, if I was unable to give 30 days notice, I will just to need to pay $350 as early cancellation as my lease was already over. I called her twice after that before I signed a new lease for my new apartment and she said the same thing. When I wen to the office to pay off my bill, the receptionist made me aware of the other fees like re-listing, advertisement fees which my Realtor did not make me aware of. That worked out to be more than my monthly rent. I already signed my lease at the other place and ended up paying for both places for that month. When I left my apartment Emerald charged me $600 for cleaning up my apartment and I was aware of the cost. They sent me a check for $200 and what I believed our transaction was over. Two months later they send me another bill saying, the cleaning costed them $652 and they want an additional $52 from me. I believe someone in Emerald should really get their acts straight. If you are thinking of renting with Emerald, do make sure you make study your lease and clear up any confusion, because they certainly don't know how to run their business. read more

I just recently got out of my contract with Emerald. They are extremely unprofessional, I contacted them about an immediate availability property, when I got a hold of someone and went to look at the property, The woman had no idea that the previous tenant was still living there and then was told I would have to wait another 2 weeks to move in (not impressed, but I was desperate) On the day I went to move in, the previous tenant was still living there, so my move in date change to the previous day (so not impressed). No cleaning was done between previous tenant moving out and me moving in. Everything was fine until a pipe burst in the shared laundry room. Emerald was called on a friday and we were told the the water leaking wasn't "serious" enough to warrant them sending someone to fix the problem (1 1/2 cups of water per hour). The flooding continues until monday in which we called again and now that 3 to 4 cups an hour were leaking from the pipe a plumber was sent out. NO person to dryclean the carpet was sent, a week later when the flood damage went throughout the basement suit, still noone was sent out to clean it. I hired someone to clean the carpet because black mold had started to grow on the bedroom and entry way walls and fungus had started sprouting from the bedroom carpets. Finally I was leaving. I paid my last months rent and told them I was not renewing my lease. I dropped off my letter stating i was not renewing. A week before the end of the month, I got a phone call saying that i was going to be charged for not letting them know i was moving out. It's been 2 months and I still haven't recieved any notification about my security deposit. Even if your desperate for a place, DO NOT rent through these unprofessional illmannered people. read more

We just moved out a year later and still these items have not been fixed AND NOW THEY WANT TO CHARGE US TO FIX THEM. They are stating that despite the professional cleaners we brought in - still not good enough. **however, if we had used their cleaners - twice the rate - they would have no complaints ... Staff is exceptionally rude. They give you this list of what they want cleaned before you move out and it is quite unreasonable. Never is 30 years of renting have I ever had any landlord ask me to replace all light bulbs with new ones, clean the blinds, etc. STAY AWAY FROM THIS COMPANY.... because despite giving them what they want you will NEVER see all of your damage deposit back. Don't expect your security deposit back if you lease a place with these guys. They refused to give mine back AND then they quoted me an additional $2000 in "charges and restorations" when I left the place, even though it was a dump when I moved in. I'll write a longer, detailed review (it's sort of unbelievable how they've dealt with it all) depending on how this situation gets resolved, but I strongly encourage you to stay away. read more

called them multiple times about things that need immediate fixing they do not reply to our phone calls nor do they call anyone to fix anything they are an unprofessional useless company good luck trying to get anything done with them, they are cheap and dont replace nasty floors and cabinets that are old and need replacing because they are too cheap god forbid they should spend ANY money on fixing anything or doing anything useful for their tenants they do not care about you the positive reviews are obviously fake! you can see on yelp this company is completely useless and incompetent and by the reports made to the bbb that this company should NOT still be in business, you will never see your money and they will charge you for things that you did not even do! they are greedy crooks, slumlords, overcharge you for divey places and will lie and say they will change the linoleum and fix things and they never do! they owe us two new television sets, the outlets were so loose the plugs we had to use for our television messed up BOTH of them because the outlets were too loose! and took them forever to FINALLY do something about it! they did not clean the place ahead of time and left hardwood gloss stains all over the countertops and linoleum, and did not bother to replace it even though they SAID they would! windows leak and are caked with ice every winter, the balcony door is absolutely atrocious and doesn't even open or close properly and leaks out cold air! i have every right to report these guys to the landlord and tenant act, believe me I will be! these guys should be shut down, they are by far the worst rental company i have ever seen in my life, AVOID EMERALD AT ALL COSTS! read more
