The first two homes had major issues and as a first time home buyer I am beyond happy to have had all off their knowledge in this process. They are professional, courteous and they know their stuff. I highly recommend Guardian inspections to anyone in their home buying process.

I am in the process of buying my own home and needed to get an inspection done on the home. I was…read morereferred to this company by another realtor. I'm glad I took them up in this referral. I had a great experience from start to finish. When I called the phone went to voicemail but m rep shot me a text and called me back quickly. They quotes me $475 for the inspection and $125 for the radon tasting (highly recommend if you have a basement). I was able to get an appointment the very next day. The inspector (John) was at the house on time at 8a sharp. He inspected and walked through each square footage of the house. From the roof to the backyard and basement. I was able to follow along and ask any questions during walk-through. John was very friendly and helpful during the entire experience. The inspection took about 2 hours and 45 minutes which was 30 minutes longer then the estimated time. After the inspection, John sat down with me and discussed all the items that needed attention and items to watch out for. He explained everything thoroughly. After, I received an email with my report as well as follow up emails to address any questions or concerns. I highly recommend if you are looking to buy a home.

We had Kelby come inspect a house we had put an offer on. You could not ask for a nicer guy!…read more First thing I loved was that he expressed excitement for us on this exciting new adventure. He explained everything that he would be doing and what we could expect. We paid for a premium package I believe and while expensive, well worth it. You receive 360 photos of every room and a floor plan. While waiting for closing to come, we've relied heavily on those two items to start mapping out our plans. We also loved how the detailed report comes with a graph showing estimated pricing for repairs. We can use this to budget our repair expenses and also as a starting point for tasks. We knew that we'd have a good amount of work ahead of us. Kelby explained what things he would worry about and what things would be easy fixes. He talked us through so much and really helped us get to know the house better. He is fast moving and had no complaints about getting up in an attic or into a crawl space on a very cold day. It was easy to book and communication was very clear and informative. Highly recommend.

I had had to leave a review for Don due to his amazing awesomeness…read more My fiance and I are buying a home in Anderson Township, and we only had a couple of days between signing the offer and scheduling a home inspection. Unfortunately, the time window landed us straight in the middle of Memorial Day weekend. In a panic, my fiance called 4 different home inspectors the Thursday before the holiday weekend. Two of them didn't even answer, and one of the inspectors said they weren't available until mid-June. Don, on the other hand, was super accommodating and willing to do the inspection ON memorial day AND charged us the normal rate. A+ for flexibility! First lets talk affordability. My fiance looked up home inspectors in Cincinnati who would do the normal run through, radon sweep, and termite inspection. Don has one of the best rates in town, and I think he had an offer where the termite inspection was included. We had visited the property twice before Don came by, and he caught things that my fiance and I would have never ever seen. Don was very friendly, thorough, patient with questions, and not only did he point out things that were cause for concern, he suggested project prioritization and solutions so that we weren't left feeling overwhelmed by all the work that had to be done. As first time homebuyers, we were also very appreciative of the rough estimates he gave and the renegotiating points we could technically make. He also pointed out the good things about the house--that really gave us confidence in our decision. Again, because of the time crunch, we asked Don if he could send us the report fairly quickly and he was more than happy to accommodate. I would HIGHLY recommend Don to anyone who asked. Although my fiance and I plan to stay in this house for a while, if we ever move, Don's going to be the first person we call for inspections. tl;dr very friendly, patient, affordable, and thorough service. Provides prioritization and remedies to anything that needs work. Don is very flexible and accommodating. Highly recommended!
