They quotes me $475 for the inspection and $125 for the radon tasting (highly recommend if you have a basement). I was able to get an appointment the very next day. The inspector (John) was at the house on time at 8a sharp. He inspected and walked through each square footage of the house. From the roof to the backyard and basement. I was able to follow along and ask any questions during walk-through. John was very friendly and helpful during the entire experience. The inspection took about 2 hours and 45 minutes which was 30 minutes longer then the estimated time. After the inspection, John sat down with me and discussed all the items that needed attention and items to watch out for. He explained everything thoroughly. He explained everything that he would be doing and what we could expect. We paid for a premium package I believe and while expensive, well worth it. You receive 360 photos of every room and a floor plan. While waiting for closing to come, we've relied heavily on those two items to start mapping out our plans. We also loved how the detailed report comes with a graph showing estimated pricing for repairs. We can use this to budget our repair expenses and also as a starting point for tasks. We knew that we'd have a good amount of work ahead of us. Kelby explained what things he would worry about and what things would be easy fixes. He talked us through so much and really helped us get to know the house better. He is fast moving and had no complaints about getting up in an attic or into a crawl space on a very cold day.
