    Where to begin? We were told by the leasing agent the…read moresprinkler system works for our leased property and we would have to take care of the front and rear yards. Guess what, the sprinkler system doesn't work. Filed a ticket, claimed someone came by and the sprinkler system was never repaired. We had Ants, and the rental agency stated, " That's your problem, deal with it", even though the City of Surprise states in their laws that rental agencies are responsible for pest control, and it took a threat to sue to get someone to take care of it. Next up, dishwasher wouldn't clean or dry, and according to the leasing agency, that is considered "workable", although the law states workable means it does the job it is designed to do. Filed a Protected Notice of Breach of Lease and threats of rent withholding finally got them to replace a dishwasher that was too old. We had smoke detectors that were beeping at random, took them in total 3 MONTHS to replace, dragging their feet, in clear violation of the law that states in Arizona Landlords have to make sure the dwelling is safe. Guess what, I sent another BREACH OF LEASE NOTICE. They finally replaced all the smoke detectors with new ones, and the maintenance guy stated that was what they should have done in the first place. 5 days later: MY LEASE IS NOT RENEWED! That is Retaliation and the law sees it that way. This place puts itself above the law, lets you die in case of a fire because they're too cheap to replace faulty smoke detectors. This place needs to lose its license and closed down; they are a DANGER TO SOCIETY.

However, from 2021 to 2025 they went through four different managers. I would have one person, everything would seem to be going well and then abruptly they'd tell me someone else was being assigned. In 2025, I was again assigned a new manager, Andrea R. and communication significantly declined in comparison to other property managers I had been assigned. Emails would often go unanswered for long periods of time. Everything fell apart during a tenant move-out at the end of 2025. Before the tenant moved out, I provided the original lease and deposit records to Andrea so there would be no confusion. During the scheduled move-out, the assigned manager was unavailable, and the person who performed the move-out inspection took not one photo. I had to step in myself after tenant departure to take move-out condition photos because Fort Lowell staff didn't do it. The departing tenant was instructed to leave the keys unsecured in the mailbox after 5:30pm, which was very concerning because they didn't set up a lockbox for the tenant to securely leave the keys after the inspection. In addition to all of this, they issued a security deposit refund using rents from another unit to the tenant before fully reviewing damages. Keep in mind I held the deposits, but they did not consult me or provide me with the breakdown and obtain my authorization before refunding the money that I should have provided from the deposit account not use rents from another unit's tenant. To make matters completely insanely worse, the refund included money that had already been returned years earlier to a prior co-tenant! After I began formally requesting proper documentation and correction of the accounting, communication became worse. I sent a written notice under the contract giving them nearly a month to fix the issues. The problems were not fully corrected. After I terminated the agreement with proper 30-day notice, communication completely stopped, they did not follow up with me with requested documentation and stopped responding to my other unit's tenant they were still managing in this timeframe. I have still not received the complete documentation or the remaining funds in my owner account. I also later discovered that another tenant had gone six months without a properly executed lease renewal, and I was never informed. As a landlord, you need clear communication, accurate accounting, and proper handling of deposits. In my experience, those basic protections were not consistently in place. In addition, Fort Lowell's team is extremely unprofessional, completely ignoring clients, being condescending, and just displaying levels of incompetence I didn't know could exist. If you're a property owner, I would not recommend you use Fort Lowell. In fact, RUN!

Two weeks ago I looked again, (my roof inspection drone makes it easy) and found shifted tiles and cracked tiles. This 22 year old roof looked like it was stressed. Could it have been from the massive storm? I started calling neighbors to see who they used... So, I took some drone pictures and called Arizona Roof Rescue and Alan Monzon was at my home that day. Alan got me onto the roof and offered me the choice to pick out any section of the roof and we would see what was going on. Well picture 1 & 2 is what the drone saw. Those little arrows... cracked tile.Picture A is what we found upon. removing a few tiles. Picture 3 & 4 is the condition of the roof after the tiles were removed. Yes, that is a big hole. A 4 day job by the most polite and caring crew. They made sure every inch of my property was clean at the end of the day. They cared enough to keep me involved in the process as much as I wished... and they always had a big smile. Phenomenally and wonderfully happy. Roof is done, warranteed, and looks awesome! But, after that, the original guy decided to call me and sent the guy that did the work sent out, "out of the kindness of his heart". The tech said there was absolutely nothing they could do. Don't waste your money. Absolutely beware!
