This is the worst title agency I have ever encountered, from their lack of communications to not knowing their head from their ass, mistake prone, and lacking the ability to take ownership of their failures and errors. Worst experience I've ever had with title and escrow. My home closed on 11/15, its now Dec 8th, and the docs still haven't been completed. I asked what the delay was, and i quote "The delay is on our end... I inherited files and I've been drowning in disputes, recorded memorandums, upset sellers, ect..... It was totally my fault; our system didn't have enough space for the seller carry terms along with the existing terms... we had to get a "work around" to get it done...." One of the worst experiences I've had with title and escrow. Title company did not cover the appurtenances of the property which were the reason it was being purchased. They had to go back and check for them. A check was lost, even though it was included in the same envelope as another cashiers check they received. It took three trips to the bank for cashiers check in order to close and the last needed to be hand delivered. The worst part about the whole experience was the attitude that nothing they could do could possibly be wrong. Kathleen Cooper kept asserting that with her 45 years, she couldn't possibly do a better job. Best to go somewhere else for escrow. Title was at least more accommodating. read more

Mostly old reviews at this point so I thought I would share my experiences with Driggs. I met them through a RE transaction in 2019 and as an agent you worry about another title companies practices and policies, in which I was pleasantly surprised. I can also tell you this, my client and I were treated very well in a timely fashion with great communication. That being said I have switched my title company to them full time and don't regret it a bit. I was originally persuaded by Nikki after that first transaction to give them a try and see if they were better and they were. Since that time I have done several transactions with Shara and I wouldn't trade her for anything. Communication is the key to any successful relationship and Shara nails this component. She has never failed me on call backs, txt, or emails! Highly responsive to put it plainly. Client coordinating and closings are a given...and I've have taken them some very wise and Wiley real estate investors that take no $h!t from anyone and they have since completed more transactions with her on their own. Well, I can't say enough about Kathleen at Driggs Title. We switched Title Companies to Driggs 2.5 weeks into the transaction as the previous Title Company just wasn't performing. Another Realtor recommended Driggs. I contacted Kathleen and she immediately picked up the ball and rolled us right into closing a day early, even with having to clear up a Deed issue and a huge struggle getting an FHA HUD Reverse mortgage payoff that was 3 months in before Kathleen took over. She got the payoff, and we closed the deal within 2.5 weeks of her taking over. She was polite, professional and thorough. I highly recommend her and Rosie, her assistant. read more

Expedited wire transfer went to wrong routing number costing 5 days delay and much stress. Rep lied, saying that was the info she had. Evidently she didn't read the copies of forms she sent me. Everything I filled out was correct. Cannot abide a professional in her position lying to try to cover her *ss. Cannot recommend this firm. read more

They forgot paperwork, did not prepare enough and accurate paperwork for me to sign on the day I visit, did not actively follow up my loan, my loan officer had a difficult time to communicate with them, and finally it is expensive! read more

We worked with Tricia Hinrichs and Kari from Driggs title agency at the Scottsdale, AZ location. We found Tricia to be rude and we almost couldn't close on the house due to this agency. These people don't reveal their fees upfront and tack them on at the last minute with no prior information. In this case, Tricia failed to get a disclaimer deed signed from us that is necessary to be done before closing. Since we are a military family, my husband was out of state then and we weren't even told that he had to sign this in person until the day before we were supposed to sign closing documents! On top of that, Tricia went ahead and arranged a mobile notary and charged us $75 without telling us about this cost upfront. We only learnt about this when we saw the final fees document. Title and notary fees etc. are supposed to be disclosed to the client upfront. Tricia did not do this and caused all kinds of problems at the last minute due to which our closing date was delayed and had to be postponed. Stay away from this agency!! Tricia Hinrichs is not only rude to deal with, but also totally incompetent and apparently only interested in making money since she charged us fees without disclosing them. read more

My parent refinanced their house in 2015. In 2016 my father passed expectantly. We just started getting my mom set up with her will and estate to avoid probate. During this process we came to discover that Driggs had my parents create a quit claim deed on the property that they we refinancing. Driggs took them from being joint tenants with survivorship to being tenants in common. We now have to go through probate which is a costly process. If you choose to use Driggs, I'd hire a lawyer to review their work before you sign anything. read more

Do not use this title agency unless your okay not getting your funds until a day or two after the settlement date. I am a realtor, this company has now lost me about $8k, because they had fund disbursement date posted on my docs, then told me the wire team was closed for the day even though everything is recorded with the state, that my funds were in the "que", and the date on my paperwork was not a guarantee. You can get better service, and pay less with other title companies. Remember as a buyer it's your choice. Wish I would have been more selective. Costly mistake won't make it again. read more

this company was doing the closing on a small piece of land and then in what i feel was a sneaky move tried to attach another parcel at no cost, once i called them on it the got very diffensive and then said they were only asking for a easment ( still at n o cost) our releation ship went from ok to bad then a manager named steve called and insulted me by saying you must not of ever closed on property south of the missippi ( to make a long story and shitty service short) in the end we were to close by 12/2/2022 that did not happen on the 5th i emailed them and they would not respond, at this time i advised they were past dead line and no authority to proceed the went a head and did it anyways im in process of filling complaints through arizona realestate board and arizona attorney general i new when they tried a quick one i shouldnt trust them read more

I used Superstition Office. If you want the title company to handle your money correctly, this is the company to avoid! Recently I sold my house and I used this company. On our closing date, I called the agent (Jean Miles) if everything was OK. She told me that she is waiting for the updated paid off statement from my bank since the one she had was expired. She also told me that she requested to the bank 5 days prior, but the bank hasn't sent it to her yet. I called the bank and was told that the bank received the request 5 days ago, but that request was to send the paid off statement to me by mail not by fax to the title company. I requested again to fax it right away to the title company. I later confirmed over the phone with the agent that she received the new statement. But later, I found out that this title company used old expired statement amount which was $1200 more than I should have paid. I called back Jean and also spoke with Patty Miller(another agent), but they told me all the excuses and told me that I will get the money back from the bank anyway. They used the expired statement for closing and mishandled my money. The service and my experience were horrible (I was put on hold multiple times to get through the phone and was told she (Patty Miller) called me back in 20 minutes, but she never did. I called back again and she said the phone number I gave her was wrong....etc...) I should have researched more decent title company! read more

do not use driggs title company. they were delinquent in filing proper papers timely and cost me thousands of dollars in ira penalties due to their negligence. i reached out directly and with an attorney and even though we could show their late filing, they claim that i should have known better!! i had to pay the irs over $4000 that i didn't owe, for penalties of their late filing. this means that they kept the money they took at closing for themselves and paid the irs 3 months late! read more

This review is long overdue. I am very dissatisfied with how the closure of my house was handled. My wife and I closed on our house at on the afternoon of June 13th 2018. First we were informed of the closure on 05/25, then 06/08, then 06/11, 06/12 prior to closing on 06/13. The house originally sold for 219K and my wife and I were more than willing to accept that however the VA appraised it for 200K. We cannot say for certain, but myself, my realtor, and lender firmly believe this may have played a role in delaying the closure as a delay tactic to coerce us to back out from the transaction since the seller or parties related to the seller were receiving less money than previously expected. During this process Jackie D at the Arrowhead office was handling the paperwork. We were told several dates and were originally supposed to close earlier, from late May to early June. Until we were able to finally move in, our lodging situation had become an issue. Due to my family's situation lodging options were limited to hotels. Over the course of a couple weeks we had to deplete our savings buffer, approximately several hundred dollars that was originally intended towards moving in and utilities deposits. The savings were instead primarily used towards hotel and living expenses. We tried to live as frugal as possible during this time. The effects from the closure's mishandling delays are still being felt today. I was told my lender addressed this already to leadership at Driggs around the time of the closure. The response was met with what basically amounts to indifference, in my opinion. I have emailed Driggs' customer service and never received a response. I am a first time homeowner and a veteran. I feel that my closure was not handled in a timely manner and my family has been experiencing hardship ever since as a result. I think this is unacceptable and if this is how Driggs conducts business I will definitely recommend any potential customers to look elsewhere.
