It's a small, community based credit union, and of course you have a say in how it's run. And also you get returned a share of the profits! In 2013, they returned something like $250,000 to their members. I originally signed up to this bank because I saw a sign that said they offer free chequing while passing by on the Bloor night bus. I think one of the reasons that this place is a secret is because the hundreds of thousands of people passing underneath it every day don't see this sign. Here are some of the things you get for free that you don't get anywhere else: -Free certified cheques and Money Orders (!) -Free regular cheques -Free pretty much everything else! -Teller service, if you want it -Free use of The Exchange ATMs across the country; you probably have one around the corner and you don't even know it yet... -Only $2 to use Mastercard ATMs in any other country in the world - that's cheaper than they advertise! Potential barriers: -Both branches are in Etobicoke along the Bloor subway line. I live in Vancouver now, though, and that hasn't really stopped me from enjoying their services. -You have to buy a $40 share to join. But you would get the money back if you wanted to leave.

(FYI - many banks train their staff on the front line in these positions and give incentives to their employees on all the products - meaning many are still fresh and learning - while helping you with one of your biggest life decisions) We took a half hour to sit down with Rakhi before we bought our first home and it was the best 30 minutes we could have invested in our future. Rakhi explained everything to us in layman's terms - helped us understand why getting the lowest rate may not always be the best option and how to avoid large penalties if you decide to move early. We've since sold our first home and bought another one with Rakhi. I've also referred my father to Rakhi (which he also used her services). Whenever I hear my friends mention they are going to a big bank to get their mortgage I have to laugh (and it's always followed up with me giving out Rakhi's info). After all - if I didn't at the very least share Rakhi's info I'd be doing my friends and loved ones a BIG disservice. Rakhi is going to get you a mortgage through one of the banks - it's just that she's in your corner and actually wants to ensure you're happy with the product and is actually available at pretty much any hour to text/call. Rakhi allowed us to feel confident about buying and making the right decision for our family of four. The second most stressful part "can be" resigning depending on what's going on in the market at that time. I had gotten into a bad mortgage with another broker on a 1 year term, one that was borderline extortion in my opinion and it was coming up for renewal and I was having difficulties with the terms of the new offer - meaning they were sticking the knife in deeper. I had to get out. My realtor, Chanel Uguccioni, introduced me to the broker that their office did a lot of business with, Dominion Lending Centre in the Beaches area, and with that introduced me to Patricia to see if she might be able to help me with my financing woes. Right off the bat she exuded far more confidence once looking at our numbers that she'd be able to get me a way better rate and even help save me some money. Over the next 2-3 weeks, Patricia gave me helpful and detailed instructions on what to do with my financial situation in order to be taken more serious by lenders and made herself available by phone/text/email 24/7 anytime I was having a momentary freak out. She knew exactly what was coming and what to say to keep me calm and on point. After jumping through many hoops for lenders Patricia was able to get me a rate nearly at market with Scotiabank - a huge savings and longer term from what I currently had. To say Patricia is a maker of dreams would be an understatement but also she knows her craft extremely well and really went above and beyond on the customer service side of things to help us out! There weren't that many steps, but the steps that I did have, they walked me through. My rate was better than all of my friends at the time, so I was very happy. However, the reason I'm writing the review is because of the service my brother got. Basically, when it was his time to buy a house, Northwood worked magic and got around the 9 month probationary period that the TTC imposes. It would have been a huge bummer if we couldn't get my brother a mortgage based on that technicality, but they got it done. I highly recommend Allan.

Then the 2nd mortgage proceeded to deposit the Oct. cheque after the home was sold and the 2nd mortgage paid out!!! Very disappointing and unprofessional - now I must stop payment going forward !
