    Vague invoice easily finesse makes it seem they gave a discount but played my dad. No permits no water supply which is SF code...

    Paid $3,000 for a basic 50-gallon Bradford White (RG250S6N) water heater install. No permit pulled. No expansion tank installed (which is required by code in SF). They didn't offer any real warranty. The water heater itself costs $800-$1,200 retail, and the job took 6 hours max. That means they pocketed $1,000+ for vague labor with no itemized breakdown on the invoice. Before install, they tried to switch us to a cheaper unit from American Supply, which they admitted gives them a labor credit--so they benefit, not you. We had to insist on getting the Bradford White unit we originally agreed on. The scheduling? A complete mess: * First visit window: 12-2pm, then last minute they say 10am * Promised install at 9am, then said 11-1, then showed up 1:30pm * Claimed delivery at 10am--didn't happen I sent them 5 clear photos of our setup, and they still insisted on sending someone out "just to look," which turned into an in-person upsell session. It was all about locking us into their pricing without transparency. No clear explanation. No itemized costs. No accountability. Do not make the mistake I did. * Get multiple quotes * Ask for part numbers * Confirm permit and expansion tank * Ask if they benefit from installing certain brands I've attached screenshots, the invoice, and a photo of the actual unit. Please don't get finessed like we did. A job like this should cost $2,000 max.

    Digging the main drain for removal

    We recently used Magic for a main drain remove and replace job. The people were very communicative. While the quote was a little higher than others, they told us exactly what was happening. They even discovered there's an underground stream that made the replacement of the main drain more difficult I cannot understand why the city did not require new home builders to replace the main drain made of ceramic that can crack where there's an earthquake. If you have any plumbing requirements, give Magic a call for a quote. They will do a good job.

He inspected it thoroughly and determined that there was no issue - most likely some air in the pipes following the shutoffs and resulting plumbing work. On that basis, he didn't charge us for the inspection. I was also really impressed with the safety precautions the company took. Before our appointment window, they texted me a picture of Ryan so I could be sure of who I was letting into my home. They also checked whether we had any pets during the initial booking call, to avoid sending a plumber who might be allergic. These are fairly small things, but they did a lot for our peace of mind. All in all, we were impressed, and would happily call on Discount Plumbing again for future needs.

    I was very disappointed with this company. I thought, incorrectly, that the would be cheaper than…read moreothers. First, they took two days to get back to me on a problem that was on-going (toilet would not stop running) When they did, they sent a techniciant (Lazlo) who was curt and tried to upsale me. For example : He said it would tak $600 to fix, and when I asked him how much to just replace the toilet, he said $1300. Money is tight, and he showed no empathy in that regard. He told me he would need to be paid immediately, rather than sending me an invoice. And he was not friendly, or particulary sympathic to the cost I may be facing. He said he had to pull out the toilet to repair it, and the labor of that and replacing it would be a lot of money. I let him go, and called Advanced plumbing. They were here in a matter of hours (vs the two day wait from Discount) , came and fixed the problem without pulling out the toilet, to a total charge of $300. I've learned over time that a lot of these guys are trying to scam you and run up the bill. My advice is to shop around, and certainly don't deal with a serviceman who is less than professional, trying to increase your spending, and generally gives you a bad impression. Obviously, Discount plumbine (a misnomer) is off my list.

After speaking with him and researching reviews on Yelp, it became clear that this is one of the top plumbing companies in San Francisco for this type of work. Not only were their prices competitive, but I also saved thousands of dollars compared to some of the other estimates I received. Customer feedback played a major role in my decision. While a few other companies on Yelp appeared to have similar ratings at first glance, a closer inspection revealed many reviews (sometimes hundreds) were filtered or removed and not counted. That raised concerns about the authenticity of their ratings. In contrast, Fast Response Plumbing's reviews appeared genuine and consistent, which gave me even more confidence in choosing them.     Hired Water Heaters Only to replace a water heater in Hayward. Often the truest test of a quality…read morebusiness is how they perform when things do not go well. In my case, I have quite a story of having to go five days without hot water because the unit I received was defective. The day after the install we found the tank had shut down. After a reset and restart done over the phone with the installer assisting, the unit failed again, a short time later. The next day which was a Saturday, another technician came out to swap out a heat sensor which appeared to be the problem. While changing out the part, the tech noticed that insulation near the assembly had burned, and ash was present. He vacuumed it out and restarted the unit. It made a horrible noise, and he spent a half an hour on the phone with the manufacturer tech support trying to diagnose the problem. The noise eventually went away and he finished the repair. Unfortunately the machine shut down again after we got one warm shower. I called on Sunday, and explained that I was no longer comfortable with the unit being in our house and I wanted a replacement, of a different maker. Without hesitation they agreed, and Monday morning, after acquiring a, more expensive model of a different make from a supplier, we got a replacement installed, at no additional cost. These problems are rare, and not the fault of the installer. I could not have asked for a more timely and considerate treatment as a valued customer of this business.

    UPDATE: Following my…read moreoriginal post, General Manager David reached out early the next morning to understand what went wrong. He promptly dispatched a supervisor, Steve, to inspect the unit. Steve went above and beyond from the start, successfully reigniting the failed water heater and troubleshooting the permit issue. The inspection issue was due to the local code requiring runoff to be routed outside rather than into the crawl space. Wanting to avoid drilling through my front porch, Steve proposed using a workaround device (FloodStop or Watts 210) and proactively reached out to the city inspector for approval. Once the inspector confirmed that a Watts 210 valve met code, David coordinated a return visit for Steve to replace the unit with a Bradford White model and install the approved valve. Steve did a beautiful job with the new installation, expertly redoing the piping and leaving the indoor cabinet completely clean. Best of all, I can finally take a hot shower without worrying that the water heater is going to die on me! I want to extend a sincere thank you to David for listening to my concerns and focusing on a real solution, and to Steve for his outstanding expertise, proactive communication with the city, and top-notch craftsmanship. All the fixes, including additional parts and labor, were provided at no extra charge. While the initial experience was stressful, the management team truly stepped up to make things right.

    We used this company in July of 2026 and they were great. We had been smelling a slight gas smell…read morein our garage for a number of months. The smell was not consistent. It only occurred when the weather was hot. Basically, only summer afternoons. We had PG&E come out repeatedly and they could not find the source. We spoke with plumbers and other heater repair companies. All of them told us that it was not our heater; that we were wrong about the inconsistency of the smell. That gas leaks are only consistent and would not happen only when it was hot. We were told that we must be wrong. We felt like we were going crazy. Until we called Bay Area Water Heaters and Dave came out (with a whole crew). He took the time to inspect our heater and said yes, this slight gas smell on hot days is something he had heard of. It was likely due to an old valve within the control panel. He walked us through our options but ultimately suggested replacing the entire heater. His team was able to do the job right then and there and at a reasonable rate. It was completed within the hour. And sure enough, no more gas smell in our garage. Dave and his team were amazing and incredibly professional. We will be using this company again.

I had scheduled a service appointment and needed to cancel. I understand that cancellations impact a schedule, so I remained completely calm and polite throughout the conversation and paid their full cancellation fee immediately without hesitation or dispute. Despite complying with their policy right away, the owner became hostile. He lost his temper, raised his voice, and berated me for how much the cancellation hurt his business. A cancellation fee is meant to cover lost time--it is not a license to yell at and lecture paying customers who are speaking respectfully. Handling ordinary business interactions with this level of aggression and emotional volatility is completely unacceptable. I would strongly advise against dealing with an owner who treats customers this way.
