Continuation of the review we left earlier this morning. Ashar is now (I feel) harassing us from the yelp review we left. She called me twice and my husband twice and left vmessages- to have a candid conversation since I left in my experience dealing with you a true YELP review and you didn't like it. STOP CALLING, LEAVING VOICE MESSAGES AND HARASSING US!!!!!!!!!!!!!!!!! YOU GUYS SCREWED UP............. Ashar emailed us last night saying; I spoke with the office personnel and we removed and replaced 5 panels 2 more then the repair contract stated. One due to a crack caused due to demo and the second so all the panels line up correctly. We also sealed the new panels. Additionally we applied sealant to the crack below the window. Our work is now completed. Then another email stating; I had a guy coming out today to seal remaining areas. The original contract had fiber reinforced concrete as stated in contract. Does not surprise me a bit. You continue to slander myself and my family but are nice to my face. We did the right thing and corrected the problem. To bad yelp can not see all of it. Make sure you know for a fact they do what contract states and what your paying for. Take pictures through the entire process because she can't lie when the pictures show the TRUE STORY. I have every email because after we contacted them on cracks (see previous pictures) and you will see it's defective from one end to other end - a straight line could almost be drawn - that is defective - cracks can happen but OMG this was pathetic and nothing normal at all - don't let them try to bully you. If you're considering Mack & Sons for a job, you owe it to yourself to read this complete review. I wish an honest and thorough review was out there when we started our patio replacement project - it would have saved me time, money, heartache and continued restless nights! It's a long review but I think it needs to be because of the numerous issues we had! I'll start with the positive because there were a few! Please note the positives were all before we signed the contract. Once we signed the contact, things started to change. 1. Communication - Russ was phenomenal. Super responsive, timely, always had time for a phone call or responded quickly to text. Seemed very knowledgeable and talked about their desire to guarantee their work and requirement for pour conditions. 2. Negotiable on price. I told them there was a certain budget we had, and they were able to meet it. Negatives of the project... bear with me, there are a lot! 1. Damaged 2 pieces of our house siding during demo - took them nearly a year to come back and fix and only after I got an attorney involved. 2. 3# rebar 3feet on center drilled into foundation was in contract but never installed. (Russ and Ashar say they did but I have photos and text messages proving it was omitted). Brought out a device to "show us" where the rebar was, but were never able to get consistent readings to confidently indicate where the rebar was 3. Concrete cracked all along out patio (that stretched the length of our house), within 6-8 weeks of the pour. Ashar and Russ will tell you it is because of a fire rock we placed on the patio - but the cracking is all over the patio not just by the rock! Russ knew about the rock and placement location from the first time we spoke and throughout the project, heck he was the one that referred me to the "rock guy" that helped us pick and fabricate a custom fire rock. To be clear, we expected cracks, that's the nature of concrete - but we don't feel that the extent of the cracking was acceptable so soon after the project, within 3 months of the pour (and during dry WA weather (May-August) 4. Terrible workmanship around our gas valve (will include a picture) 5. Terrible stamp job. Lots of stamp bump outs which created multiple grout lines - essentially the grout lines look like they were double stamped (will include pictures). 6. Found out after job was completed that there is a Certification that Increte offers (the manufacturer of the stamp). Check with Cadman in Redmond - they gave me a list of concrete contractors that ARE CERTIFIED, Mack & Sons was not on that list! After talking with a couple of certified contractors from the list from Cadman (they came out to look at our project), 2 of them said it was clear that MacK & Sons did not have sufficient labor during the stamping part of the job and the concrete dried too quickly - so there are spots in our patio where the lines of the stamp don't even connect (I'll include pictures in this review including what the example stamp at the Redmond Cadman looks like). 7. Charcoal release was applied wrong or insufficiently. Most of our patio just looks like a normal concrete grey. We paid extra for the charcoal release and you can hardly tell it was applied. There is also a "sweeping look" to the charcoal release. I'll include a picture. 8. Cleanup - They left nails (from when they removed the forms) and chunks of concrete all over our yard. They didn't put our fence back up after their last day as they said they would. I put it back up myself because they said they couldn't come back until after the holiday weekend and I didn't want to have the fence open through the weekend that our young kids and dogs could escape into the nearby road. Finally, Ashar and Russ (after I got our attorney involved) agreed to do another color coat on top - not what we wanted since it was too late to accomplish the charcoal release we were wanting and originally contracted for. At the end of the day, we ended up selling our home and moved out of state. However, I wanted to leave a fair and honest review of the experience with Mack & Sons. Take it for what you will! Best of luck to everyone on their project - concrete (especially a large job) is pretty permanent... make sure you fully vet and choose the best contractor. Otherwise you might be like me, walking out on your patio to enjoy the evening but begin that enjoyment with a plague of frustration and disappointment as you look around to see a poorly executed project. read more

The TLDR of this somewhat lengthy review: Great experience until the contract is signed, then it started to go decline. Mack & Sons have not stood behind quality finish-work, nor followed up on correction commitments. By all accounts they simply don't seem to care, will say what you want to hear to your face then vanish. A lot of talk with little-to-no follow through. I would not recommend this company to anyone - smaller or larger projects. This review is a long-time coming but is based purely on our experience. The quote process was quick and easy, contract sent through no issues. Communication was great and we were excited for the project! Unfortunately, once the contract was signed the proactive communication was gone and I prompted updates on delays or the overall project from thereon out. Between weather, concrete shortages and contractor vacations we encountered delays so the whole project did take longer than expected. A larger job - we had 4 pads and 100ft+ of pathways poured. We provided the design, to scale, with conduit placement needs for our future landscaping. The contract was for the prep, pour, finish, sealing and cleanup. Originally, we'd requested stamped finish, it was recommended we stamp the pads only to break it up and broom finish the pathways, we went with their recommendation - they're the professionals after all. (We knew nothing about the process, as we'd advised) Fast forward to completion, we paid the final payment as soon as work was completed. I will note that both payments we made were in cash and a hand-written receipt written on the back of scrap paper. Since completion of the job, we had a couple of issues resolved, but Mack & Sons failed to execute the many of the corrections they'd committed to - despite follow-ups. Some of the issues we had at completion included visible filler on the side of pad pours, chunks out of the concrete when forms were removed, no finish-work of the pathway edging, no sealant on pathways, some conduits were not put in as requested - which cost us more money with the landscaper - concrete splatters on the side of our house and decking, a milky finish on pathways cracks on most pads, etc. The final, but biggest issue that came up prior to the end of the warranty period was the pitting of all pathways. As soon as we saw this, we contacted them, they came over and said they'd make it right. I followed up after hearing nothing to be told it was the weather that caused it. No response was received after this, and the work agreed upon and committed to from the original pour has still not been completed. We've since been advised by more than one professional the pitting/erosion would have been avoided if they'd have sealed as contractually agreed upon. Mack & Sons is a licensed and bonded business; however, I believe their bond is only $6k. If my understanding is correct, it costs $3k to file with the appropriate court system to claim - so bare this in mind. Our issues exceed the total bond, so we are pursuing small claims court which goes up to $10k. I sent a letter of intent per contractual obligation, which was met with a response from their attorney suggesting the blame be ours and we were out of warranty - which was not the case on either front. A few back-and-forth emails with their legal representative proved we were clearly at an impasse - the only attempt to resolve without court interference was a "gracious" offer of a reduced fee to correct - over $7k. We declined this instantly as we do not believe we should be paying for corrections they should be accountable for - both legally and morally. We've not yelled, gotten emotional or had any unrealistic expectations at any point of the process, requested no "extras" or "discount", all we have ever sought is the quality finished product expected. It's around the two-year mark from when we got the first bid from Mack & Sons. We wanted this to have a happy ending, but I guess that is not to be! Last update for this driveway repair. They came back when they said they would and tore out the faulty section and put in a drain. The rain no longer puddles into the garage and the drain appears to be functioning as it should. I was surprised that they would come back to tear out the mistake and replace it at no additional cost. Have to deduct one star for a few rough spots where they sprayed the exposed aggregate a little too early and had to pound rocks back into the edges which left a rough surface in those places and one strange line imprint that only shows up when things get wet. I will be doubling this driveway soon and will probably get a quote from Mack and Sons if they are available to do the work. read more

This is an update to a previous review. Mack and Sons poured a driveway, new sidewalk, and a front patio for me. Unfortunately, I didn't understand that the include would be heading towards my house and garage with the new patio. Once the work was done, I realized the patio was poured so that it did allow water to head towards my foundation and through a side garage door. I asked them to resolve and they did. Because there wasn't a way to pour a flat patio, they ended up having to remove it which was ok with me. I wanted the patio are but without being able to have the water flow away from the house, it was better to remove it than keep it. They did an excellent job resolving the issue and I was very please afterwards with the result. I would use them again because they solved the issue without any fuss and that made me happy. read more

Showed up right on time the first day, which is always a plus in my book. There were some glitches along the way (problems with a concrete supplier (supposedly due to COVID, so it's understandable)), but they communicated with me and kept me informed. Buzz was great and I love my floor! read more

We entertained several bids for the complete destruction and repaving of our driveway. MacK&Sons was very professional and their approach to the project reflected their extensive experience. Their bid was competitive and reasonable. To say that this job was challenging is an understatement. The City of Bellevue designates this area as "critical slope" for good reason. We have 150 feet of concrete driveway that is uphill all the way, with a steep embankment on one side. MacK&Sons was equal to the task, and under Russ's leadership, every member of the crew worked exceptionally hard from beginning to end. Russ had good suggestions for dealing with difficult areas of the driveway and was accommodative when we requested to add improvements that extended the scope of work. He met with Bellevue inspectors and made sure to work within the parameters of the required permits. We can't say enough about his efforts on our behalf. We are happy with our new driveway and would highly recommend them. read more
