They say a picture's worth a thousand words. Well, what does this frequent sight tell you about management?
    Sharon G.

I'm moving out! I have complained dozens of time to management and staff about the horrible, non-stop, all hours of the day and night, foot stomping, running noise from the two kids in the apartment above. It sounds like bowling balls dropping and rapid machine gun fire. (Building 17 apt. 207). Management won't do anything about it! Definitely think twice about renting this ground floor apartment. (Building 17 apt. 107) The ceilings and walls are paper thin and the floors in the apartment above are uncarpeted. I've banged on the ceiling when the stomping continued for several hours straight and all they do is rudely stomp back and continue to stomp. Pets are allowed. Of course they are! We pay a fortune in pet deposits and monthly pet rent. People with big dogs don't pick up after their dogs so there are blobs of poop all over the property. All management does is send annual emails telling people to pick up after their dogs and collect the pet fees. The one recycling bin for over 400 units is always overflowing, with trash all over the ground, week after week. (SEE PICTURE) That's another poor management issue! The one trash dumpster is always breaking and people don't want to touch the germy door so huge bags of trash always sit in front of the dumpster. I could go on and on, but I'm out of here.

This is the kitchen cabinet and those are active termites.

Struggling to give 2 stars…read more Pros: Property is in a good location. Right off the highway, close to everything you need and complex is brand new. Landscaping is beautiful and well taken care of. Staff is always friendly. Cons: Noise: Apartments have very little sound proofing. We hear everything from our neighbors. One night, it was a frustrated gamer upstairs and sometimes in the morning the neighbor adjacent to us, says very loud self-affirmations. Once you sign the lease, you are locked in and are agreeing to any noise disturbances. If we had known how bad the noise was going to be, we would have not rented here - although it was much worse when there was a lot of construction. Internet: We also had internet issues lasting for a couple of days. Mainly with our MACs not being able to connect to WIFi any time there was a power outage and the internet was rebooted. These were not hardware issues, these were related to the service (I work in I.T.). We were provided a link to access our internet account but there is no way to reboot/restart your internet which often solves issues. We would have to call the support number who could never resolve our connectivity issues unless someone came "on-site". I work from home and run a digital business so not having consistent, reliable internet impacts my income. Security: Some buildings have working gates with codes and some units either don't have gates or have gates that aren't working. This includes parking gates. We're not too concerned with working/non working gates except we have had issues with package deliveries. If security is a concern, then you may want to double check the gates in your building. Although, it always seemed odd to have some areas of parking gated while others were not. Move Out: We are currently trying to get our final move out statement adjusted. We only lived in our apartment for a little less than a year so there was very little "wear and tear". Upon move out, we cleaned our apartment thoroughly and was surprised to receive charges for carpet cleaning, paint and general cleaning. They sent a picture which was a "dent" in the carpet from where my desk was so my guess this is what they are charging for. Also, for the fridge, my guess is they are charging for the water in the fridge. Note that we received pictures about a month after we moved out and during that time, there was a hurricane so this could be from the loss of power, we're not sure but we cleaned the fridge. We're also being charged for the hard water stains on the water dispenser as well as in the sink. I attempted to use CLR, comet and other agents to clean the hard water stains but nothing worked. We have a video and I will be sending it to the apartment complex because after reviewing and inspecting our video, some of these pictures don't match. Either way, they are basically charging us for general wear and tear. Deliveries: 90% of the time, delivery drivers couldn't find our apartment or assumed because there were gates, that they could not access our apartment. The gates don't work. While packages can be left at the mail center, it's a pain when you are waiting for food or groceries. By the way, your packages are sometimes left on the mail table and not a locker.

We stumbled into Stonegate because we saw they had a few units that would soon be available. We were highly impressed with the upkeep of the grounds & buildings. The pool and surrounding area are meticulously maintained, as was the gym. We also noted that the complex was very peaceful & quiet. Very nice to see an animal-friendly community too. A very nice balance of age brackets from children to seniors was also noted. Communication: Let me begin by saying that Pamela in the office is a true gem! She was quick & responsive, incredibly helpful and knowledgeable. She guided us as to what fit our daughter's needs. We toured & secured the apartment that day! Emails back & forth were swift & informative. And when we had a hiccup with the moving day, Pamela was very accommodating. Move-in day: We couldn't have been more pleased with the condition of the apartment! Our daughter was thrilled with the new carpeting & flooring, as well as the fresh coat of paint. Everything was clean & fresh! We are off to a great start as she pursues her new career & home!

However, I have many negative experiences with the staff and management. First, my air conditioner struggled to keep my apartment below 75, even in the winter? Instead of replacing the unit they would place a bandaid to keep it going. My electric bill was consistently 200+ for an 850 sq foot apartment. Secondly, it was just my son (7 years old) and I in the apartment. They charge a $27 trash fee, $3 pest control fee and a $92 minimum water/sewage fee. I lived there without ever meeting or exceeding the minimum for almost 2 years before my water bill skyrocketed to almost $400 and then $200 the next. The manager at the time told me it was my fault and would not look further into it after a one time "meter check" made by a half ass handyman. I am a single mother, working full time, it took a lot to pay off these charges around Christmas. Without explanation my bill went back to normal. I was forced to pay over $600 in extra water bills over a few months. Third, there's trash. There was alcohol bottles and bags and scraps of paper everywhere. Sometimes for up to a month before they moved. I'd see other residents out picking up trash before the workers ever did. When I complained the response was always that they were understaffed. I believe they were just lazy. Every weekend the propane would run out in the grills at the pool (I wouldn't know until I tried to grill the food I had purchased, thinking that there would be propane) and after many many complaints I received the response "well I always ask the residence to let me know when it's running low" what? Check it yourself?!?! Every time I had a valid complaint it was always met with "that person is no longer here and we cannot be held accountable" OH and the bugs! SO MANY BUGS. I won't even get into the mess when I tried to break my lease to get out of that hell. Anyways, all I'm trying to say is look into other communities before you make a commitment here. The rent goes up EVERY YEAR by $80 or more. When I first moved in my neighbors were drug addicts. I watch other residents go through hell with neighbors smashing car windows and slashing tires. I dealt with a neighbor stalking me and nothing was done. The people above me set off bottle rockets from their porch and nothing was done. Good luck!
