We moved to Dunedin Commons Apartments on 4/1/2021 and our experience here has not been as good as we expected. I will start with the good, and that is the location. You are so close to downtown, Pinellas Trail, the water, and beaches. You are also not far from grocery stores and there is a gas station almost across the street. The good pretty much stops there. When we moved in our apartment was not clean, dust everywhere. When I notified the office, they apologized and stated when they walked through it, it didn't seem too bad. This apartment has had dust issues since they day we moved in. We keep the furnace filter changed and dust and vacuum once per week. Every time we vacuum, the canister looks like we had not vacuumed for months. It is always full of dust and dirt. It is scary to think about what we are breathing into our lungs. We have to dust fans and vacuum vents once per week as well. We purchased an air purifier, and filters are supposed to last 6 months. We must change them out every 2 months as they are so filthy. It is like they put the carpet down over dirty floors or replaced the carpet at some point and left a dirty pad. These apartments are not luxury, and they are not advertised that way, however they are newer, and I would expect better quality. The appliances in these apartments are CHEAP. They are the type you would find in section 8 housing. Most of the cabinet hardware in our apartment was put on crooked, and you can hear everything in the hallway as well as all of your neighbors beside and below you. We are unable to utilize our balcony very often as the tenants below us smoke marijuana on their balcony, this also prevents us from opening windows when it is cool out. If you are a hot sleeper you might not want to live here as they have the thermostats programmed to not go below 68 degrees even though you are the one who pays the bills. We work from home and the tenants below have two dogs that bark very loudly, sometimes for the majority of our 9-5p working day. When we moved in we were told this is a breed restricted community for dogs, however there are many aggressive breeds here, rottweilers, pit mixes etc. and several tenants do not pick up after their pet, so there is dog poop all over. When we first moved in, parking was a struggle. This past year they resurfaced the parking lot. They closed off so many parking spots at once, that people did not have places to park in the evening so they parked in grass at the curbs, in fire lanes, behind other peoples cars. It was a nightmare. Recently with all of the people moving out it has not been too terrible.
Office Staff and Management- We didn't have any issues with any of the ones in the office until chose not to renew our lease but go month to month. On April 1, 2022 was the first month our month to month rent. They charged our card over $5000 (month to month rent + prior lease monthly) due to a clerical error. This also resulted in an additional $70 credit card processing fee that we should not have had to pay. When I first contacted them, it was like no big deal to them and said they would just hold the overage for next month. This wasn't an overcharge of $20 it was over $2000. It was like pulling teeth trying to get a refund, finally got one, but they never made right on the $70.00. I understand that the processing fee does not go to Dunedin commons, but it was their clerical error that caused that additional fee and we had to eat it. We are moving and gave well over our 30-day notice. We received our move out papers and they will not do a final walkthrough with us. This is not okay! There are several reviews out there about this complex and how shady they are on move outs and people receiving $$$ bills for things they said were wrong with the apartment. With them not doing walkthroughs with tenants the "fraud" door is open on their end. They say they take photos, however there is no way to know for sure that it is your unit, as all units have the same finishes kitchen lay outs and bathroom lay outs. If you choose to live here do yourself a favor and video the entire apartment, take photos when you move in, and when you move out do the same thing.
There are better quality options in Palm Harbor and Clearwater. If you choose to live here, just be diligent on your move in and be prepared to deal with loud neighbors and a lot of marijuana usage. read more
