Exit gate is broken this week.
Nicole E.

They do not fix anything. 2 years in a row they "fixed" my AC; Continous trips out to my unit for AC repairs. This year I decided a $400 a month electric bill is not acceptable, My AC was running nonstop. I had to contact the corporate office for them to finally replace the AC. Whoever is the head of maintenance has no concern for residents. Old appliances and repairs that don't fix the issue lead to high electric bills. This is also an inconvenience to the residents as we must put in repair requests and be home for the repairs. I guess they don't want their maintenance guys standing around doing nothing. Entrance gate that is broken weekly, no exaggeration, drive by and you will see at least one arm broken, either entrance or exit. The name change us not going to make things better. Park Crest or MAA, still is now like living in the projects but paying top dollar.

We stumbled into Stonegate because we saw they had a few units that would soon be available. We were highly impressed with the upkeep of the grounds & buildings. The pool and surrounding area are meticulously maintained, as was the gym. We also noted that the complex was very peaceful & quiet. Very nice to see an animal-friendly community too. A very nice balance of age brackets from children to seniors was also noted. Communication: Let me begin by saying that Pamela in the office is a true gem! She was quick & responsive, incredibly helpful and knowledgeable. She guided us as to what fit our daughter's needs. We toured & secured the apartment that day! Emails back & forth were swift & informative. And when we had a hiccup with the moving day, Pamela was very accommodating. Move-in day: We couldn't have been more pleased with the condition of the apartment! Our daughter was thrilled with the new carpeting & flooring, as well as the fresh coat of paint. Everything was clean & fresh! We are off to a great start as she pursues her new career & home!

When we first moved in, the property management was extremely kind, attentive, caring & friendly. Staff changed, and now it is a nightmare to try to work with them. The current management has been nothing but nasty and rude towards us, and our fellow residents. Specific issues with assistant property manager Deana, who has been extremely rude, inattentive, unhelpful, and baselessly calling us with accusations. My partner and I had rented for 3 years. Rent paid ahead of time every month, maintenance requests submitted immediately, never any problems, warnings, complaints etc. When we went to move out after 3 years, I spent months filling every single thumbtack hole, deep cleaning the carpeting, and wiping down every nook, crany, and surface, etc etc. I took video evidence of the apartment in great, clean condition on the day of move out. However, we were charged nearly $800 of our security deposit for "carpet and flooring deep cleaning". After pressing property manager Troy White several times & threatening legal action, we were sent photo "proof" detailing issues such as "dusty window blinds & dust on top of the fridge". Honestly. Nowhere in their photos were any photos documenting issues with the flooring or carpets; regardless of the me sending back my proof, they refused to budge and illegally withheld ~$800 of our deposit. It is an extreme shame, as the maintenance staff is beyond wonderful, and it's a beautiful apartment complex with quiet & friendly neighbors. For some reason however, the property management have nothing but spite in their hearts for the people that pay their salary every month, and take advantage of their residents & lack of protection laws for lessees.

This place has gone insanely downhill which is a shame because it went from a place that had a waitlist to one that they cannot get people to come or stay. They keep upping the price of the apartments because there are dozens of vacancies. Before it was beautiful, now the grounds are straight up a wreck. They fired the wonderful ground crew from before who had things in tip top shape, now the grass is constantly above ankle height and there are deep trenches of mud and water all over the grass and layers of slippery mud on the sidewalks. To express how little they care, they have had a broken security system in the front office that gives off screeching beeping sounds that can be heard several hundred feet away. This annoyance has been going on for SIX MONTHS and no one has come to fix it. Also when the place was risking flooding during a tropical storm the management did not even turn the sprinklers off...which worsened the problem. Same thing, they leave the sprinklers on when forecast shows 3 straight weeks of rain so everywhere is a straight up mud pit. They hired the paint crew from hell, which were reported dozens of times for peeping in windows (including my own), and wrecked the landscaping which still has not been repaired. Did they ever do anything about it? No, management said "headquarters is in charge of the project" so they had zero oversight of random people hired on. 8 months in, not a single building has had painting completed. The dog park is a wreck, holes everywhere, the fence is rusted and the area is not secured. They put in "dog toys" that no one wanted or asked for that are straight up not suitable and just disgusting. They constantly turn off the water with no warning in the dog park which is abhorrent and unethical during the summer. The maintenance guys are doing their very best to salvage a bad situation and are playing clean up crew nonstop to people leaving trash around and doing their best to fix the damage the paint crew created. Walking around building 5 is also a nightmare recently because I've seen people who live there letting their dogs poop all over without picking it up. Several of them do this around other buildings as well and then we get notices about cleaning up after our dogs despite not ever having issues before people in that area moved in. I've heard of multiple people complaining of mold and my place was even flooded due to a neighbor. I did not receive a sorry for what happened nor a discount on my rent for having an unlivable place for a week. Plus I shelled out hundreds in electric costs to run the fans and dehumidifiers to dry the place out. I had to resign my lease due to extenuating circumstances and in the first month I'm already regretting it as they cannot get my payment amount correct. Do yourself a favor and look elsewhere.

On several occasions my apartment has had someone in it while I have not been home. I always provide clear instructions that I am to be present while anyone is in my unit. Packages stolen from outside my door, unsafe exterior fixtures that never seem to get fixed in a timely manner. I have had to call the police multiple times regarding someone attempting to enter my unit. Myself and other tenants have requested safer door locks but we're told no, such a simple fix to help people feel safe. They don't want to replace items that definitely need replacing and the list goes on..... I have tried to work with staff on several occasions to make things better but their efforts are always just for show.

I was over charged for water and sewer and Catherine tried to help me but Angela told her the leak in the toilet that the maintenance tried to fix for two months unsuccessfully was my problem not theirs. Pathetic. I wouldn't recommend this complex to anyone. $1500 for less than 1000 sqft is robbery. Absolutely can not move soon enough. No one ever answers the phone on the office. The parking is atrocious. They charge you $23 for "valet trash" that just sits on your porch because their lazy employees "didn't see it". It's not optional. I'm delighted to hear that your family had a positive experience with Stratford Court. At Stratford Court of Palm Harbor, there are two distinct sections: independent living and assisted living. You didn't specify which one your mother was in. Our encounter was with the assisted living section. If your mom was in assisted living, I am hopeful that my critical online review of my mother's stay at Stratford ALF, and her passing away as a result of their substandard care, resulted in the facility making changes to improve their deficiencies.   Above all, I want to see families' loved ones receive the quality care they rightfully deserve. And the apartments aren't any exception. We regularly smell weed permeating through the apartment from other units. We've had someone attempt to break in and we had to call the office multiple times to get the door handle fixed. Another night police were searching for a fugitive. And still yet a man with mental illness was knocking on doors asking to be Baker Acted. In the past 4 years, we've made arrangements for late payment of rent twice. Once while our pay schedule was adjusting and the second when we missed work due to the world shutting down for Covid. Since then, we have have paid our rent early. And this month was no exception. We miscalculated the extra fees such as our water bill, so there was a $30 balance. The office swears they had a person named Cathy put a letter on our door. I checked our ring camera and that never happened. I never got a letter. Now they are charging us $150 late fee for a $30 water bill! And after several email correspondences refuse to take it off our account. The amenities are nice and we love our church community. The bunnies I see in the gardens make me happy. These are the reasons it's not a one star. If you want something fixed in the apartment you'll need to call at least 5 times.
