Living here was mental warfare for me. It really gave me an up close experience with individuals who lack values and morals. Everyday I was appalled at the deliberate inconsiderations of mankind... Please do your research and visit the property more than once before leasing. I'd encourage you to walk the complex at different times of day just so you can get the full scope... 6th Floor: I would NOT recommend anyone to move on the 6th floor! 2 months of complete agony. Imagine laying in bed each night and you hear "splat." Walk out to your patio and there's dog poop, chocolate pudding, carrots, cigar guts, condom wrappers, unidentified liquids, white powdery substances, and cigarettes... We got the large patio so our dog could enjoy it but we couldn't even let him go out there because we were afraid something would fall on him or he'd become sick from eating it. We were miserable living on the 6th floor. After 2 months we demanded to be moved or have the ability to break the lease at no fault of our own. They gave us the option to move to another floor. So we packed up and moved to the 8th.... We didn't have the patio issues on the 8th, so that was a breath of fresh air! Tenants: Inconsiderate is the best word to describe. Many tenants throw items off of their patios without thinking about where it's landing. FIRST, why not use your trash can to dispose of items? Why are you throwing it off the patio? All of these items land on someone's else's patio! They trash the stairwells, the sidewalks, and the elevators. The tenants here think the world revolves around them. It's sad. I have over 70 pics but I can only upload a limited amount. Management: PASSIVE, they will send 100 emails a day about parking and not do anything about it. The same offenders keep offending. We begged them to send an email about tenants dropping items off of balconies. They sent 1 email... 1 passive email to be exact. We knew at least one apartment who was offending and no one was held accountable. Concierge: My man AL was the best they had!!! The turn over rate for the concierges is beyond high! I'm not sure why they can't retain staff. They started off really well, they would call you when you had guest or a delivery, now they just send people up to your apartment without notice. Apartment unit: THE VIEW IS THE ONLY HIGHLIGHT OF MY YEAR HERE!! The views are the best!!! I do miss that about the apartment. The amenities inside the apartment are basic, I wouldn't describe them as luxury. Restrooms, closets, and rooms are large. For the most part, it's sound proof, however... you can hear noise from the hallway at times. But no major complaints about the apartment itself. Resident events: Occasionally there are food trucks and yoga but for the most part, there is not much effort put into hosting events for residents. If you like connecting with others, there are not many opportunities to do so within the apartment community (not that you would want to do that anyway.) Galleria Area: Having a dog that gets 4 walks a day, allowed me to see the community with a closer lens. We were always outside so we saw A LOT! I enjoyed being able to walk across the street to the mall, however, I was always afraid I'd get hit. You just never know what you will get or see on Westhimer. Homelessness is prevalent and the Walgreens is a breeding ground. The sidewalks are filled with dog poop, needles, dead rodents, food such as waffles, fried chicken, muffins, Arizona tea cans, liquor and beer bottles. Lol I can't make this up. Amenities: Pool is beautiful but tenants violate the rules. They say no hookah- tenets bring hookah, no more than 2 guests-tenants bring an entourage, etc... There was a fight in front of the complex after a pool party that shouldn't have taken place in the first place. Gym is nice but often you'll find unracked weights and some inconsiderate tenant playing loud music as if we want to hear your trap music. The lounge and conference rooms are really nice as well. When I first moved in I saw a group of guys shooting a music video while brandishing a gun... true story. Dog Area: Having a covered dog area was a blessing when it rained! Tenants usually DO NOT pick up after their pets so sometimes it's like a landmine. The outside dog area is nice as well but be careful because some of the items that are being thrown from apartments tend to land in the dog area. My dog has eaten thrown items and gotten sick. Custodial/Maintenance: The custodial staff do their best to keep the place clean. I can imagine how hard they work to clean up after inconsiderate adults. The maintenance guys have to go out each morning and clean up tenants dog poop, it's sad! They work really hard and should be more appreciated. Fetch: I can honestly say I had no problems with fetch. I was a bit apprehensive at first but really enjoyed their services. Overall, I couldn't wait to move out. Only thing I miss are the views. read more

Wanted to like the place but we couldn't get out of there fast enough once our lease was up. It looks good from afar. The views from the apts are nice and it's conveniently located. Those are the pros... that's it. I called the place P-Valley. If you havent seen the show, look it up. The tenants couldn't care less about the place. Things you are likely to encounter... twerking at the pool, women dressed like prostitutes, cigarette butts everywhere and weed smells throughout the facility even though it's a smoke free community. Dog urine or poop all over the place. Twerking women at the pool. Half naked women walking in and out. Trash in elevators or in hallways. Homeless people walking in to use the bathroom that is located in the lobby. They have rules for the pool but nobody follows them so good luck, especially on a holiday weekend. We lived on the 6th floor and we had condom wrappers, dog poop and urine, food, powders, drinks thrown over from residents above us. It was so bad we didn't use the patio, even though that's the main reason we went with that apartment. We complained every day and we ended up moving to a unit on another floor. The manager at the time (Mari) made a comment that I'll never forget (maybe you all aren't cut out for hi-rise living) during one of our conversations about coming up with a remedy. Ummm... the remedy should have been you enforce common courtesy rules to people causing the issues. You don't putter burden of moving to a other unit, after just a month, on the victims. You'll get flooded eith emails about not parking in front of the building, no smoking and pool guidelines but they don't actually enforce any of them so don't worry. That solved our issues with those above us but the other issues remained. Many of the people that love there are trifling... that's the easiest way to put it. They want to walk around in their designer clothes and their fancy cars (with dead registrations cause they probably can't afford the insurance to get it renewed) pretending they have money while their actions so how nasty they actually are. Then wanted to raise the rent $200+ when it was time ro renew... yeah okay. Good luck if you move to this complex, that's all I can say. We wanted to like it but it was a trainwreck. You'll see similar reviews saying similar things... don't blow them off. read more

I've been a resident here for 5 years now and I'm quite surprised at the reviews !! I live in the same building and I didn't face even 1% of these issues mentioned in the reviews! The new management is very nice and helpful. They accommodated me, every time I had a request. They make sure the building stays clean and smoke-free all the time. I'm so happy about this. The building is surrounded by cameras and the parking lot has cameras all over, which makes me feel very secure. Due to family reasons, I was going to travel out of the country very often, to help with treatment but Mari Compean went above and beyond to help me out with my situation. Just now I renewed my lease again. She made sure I have a home to come back to and not get stressed looking for a new place. I will always be grateful to her. The concierge staff is the sweetest, always greeting you with a smile and helping with any request. This apartment Building has the largest lap pool in Houston. I've done my homework before moving to this building. I've seen all the apartments within 15-mile radius of Galleria. You will not find a pool area like this. The gym has all the equipment you need to stay in shape. Huge dog park for your little furry friend and the best part is that it's covered. I'm excited to see the newly renovated lobby :) read more

It's been 8 months now and my stay here has continued to be pleasant. The team heard my concerns about the pet parks and wash areas and have made some great improvements on them. They keep the areas clean and it makes it very pleasant to take my pet. The concierge & security guards are all friendly & always greeting like neighbors. The maintenance team are the best I've ever experienced. They are fast and effective. I rarely ever have to request them for the same issue twice. I was glad that the team calmed down on the pool policing. I just wished the hot tub worked, especially in this cooler weather. It was definitely a feature that got me excited about being here. Also was the theater room. Unfortunately they removed the comfy sofas for a pool table. This was my first year here and I was really looking forward to watching holiday movies with my friends in there. I do like that they offer residents activities. They also added a recycling area as well. A shredded for mail would be greatly appreciated too. read more

First month i moved in, i got my car window shattered, they said they have no surveillance footage of it. I'm a resident so i parked in the garage. I'm currently a resident here. The guest parking is horrible! My brother just got his car rammed into overnight right infront of the building, their is no cameras or anything they can do about it . THE GUEST PARKING SUCKS. Nobody from the management has even contacted me about it. I'm highly upset , i even called multiple times to talk to the property manager or to have her give me a call back but she never did. P.s. make sure u add a extra 250-300 on your rent because they definitely have a lot of expensive fees added on that you wont know until you move in. read more

I usually move to a new spot each year for the last 10 years or so. This place by far has the best bang for your buck. Amazing location in the heart of the Galleria. Very nice staff who is very responsive. They utilize an outside package delivery company that brings your items right to your door. The gym has most equipment you could want. Enough space for many people to enjoy it at once. Their rooftop pool gets sun all day long. 3 very quick elevators to keep everything moving for all of us on all 22 floors. 5 level parking garage so you'll always have a good spot. I haven't found anything to complain about in my first 2 months here! I recommend it to everyone. read more

DONT MOVE IN THIS DUMP!! ITS HORRIBLE AND MANAGEMENT IS HORRIBLE!!! I have lived here for 4 MISERABLE years never ever been late on rent. This place looks good on the outside but is a DUMP right in the middle of the Galleria area. I have enjoyed my view and inside my little apartment but everything goes on in here. Prostitution, drug deals, weed spells so loud it come into your apartment, wild loud pool parties. My guest and I was even harassed at the pool by a rowdy group of people that were visiting someone here and they took over the pool. The police had to come and it was on video, they did NOTHING. My little 9 pound dog was attacked by another dog here visiting a tenant, a dog that wasn't supposed to be on the property. My packages have been stolen or lost several times totalling over 5k, they offered me a $200 gift card. But I asked to get out of my lease 1Month earlier and they denied it. As I said I was a great tenant and never late or missed a payment even during the pandemic when they were working with people because they couldn't pay I never needed to make arrangements with them. Many people snook out and moved because they were out of work, others they had to put out for non pay. I still payed relentless but now when I needed to leave 1mouth earlier they said no. I don't want to affect my credit so I have to stay and pay another month. I have gone through a lot here. I can't wait to get out of here!!! KEEP LOOKING, FIND SOMEWHERE ELSE TO LIVE!! NOT HERE SAVE YOURSELF THE TROUBLE!!!! Oh I forgot my car was broken into twice in the parking garage here and damaged my car both times!! read more

I love living in apartments and I have lived here now for 6 months. It's been REALLY bad. The guys at the front are nice and even kind but the management is terrible. For the price you can get much higher quality management elsewhere. I can't wait for my lease to be over. I sent an email and Alexander Perkins, one of the managers, literally told me "if it was important enough for me I would have followed up on my email" and "we are busy we have over 300 units" then she told me to contact her manager as she walked off. I absolutely loved living here .. I only moved at the beginning of this month due to job relocation.. Staff was always helpful and responsive, maintenance orders were always done timely, the building is clean and I always felt safe.. I only hope my new experience at their sister apartment here in Dallas is just as good .. I'd especially like to thank Alex one of the managers she helped to make my transition to Dallas as seamless and as easy as I could have hoped for . I lived in M5250 for about a year and unfortunately I was not lucky with the neighbours above who constantly smoke cigarettes and weed, throw trash and confetti from their balcony and listen very loud music at the late evening (11pm). So I was constantly experiencing this bad smell and trash on my balcony every day and sometimes could not get asleep because of loud music till midnight. And the main issue right there is that management of M5250 Gables was not responsive and could not take appropriate measures to handle this. The management stopped to respond on my emails and phone calls and just did nothing to help me and I still experience this nightmare every day for about half a year. I am counting days till I can move in into another apartments. And I definitely don't recommend M5250. Also, the were 1 computers burglary and few times gates were not working and I have seen multiple broken by burglars windows in the cars in the parking. In case you decide to take apartments with uptown view you should know that the noise from the highway and power generators from Walgreens will be very loud even on very high floor (18 floor in our case) so you will not be able to open the balcony for a long time because of headache that will start. read more

This is the worst place to ever live. The maintenance crew is so terrible at there job. Id get on the elevator pop would be there for 2-3 day before being cleaned..the front dest doesn't care about you or your guest, expect one lady shes nice. All most everything went out in my unit i made request after request to come fix different things in my unit nothing . My ice maker only work the first week after i moved in, the dishwasher disposal didnt work either. My car was stolen from this property..very high in crime. If you move here expect alot of crime and poor management please dont waste your money read more

High volume theft inside and around complex ( car/ home break ins) Concierge (serves no purpose) isn't allowed to buzz guest up- you must go down to retrieve your guest each time someone visits or delivers. This has been the best apartment situation i ever been apart of. Im only moving out to have more space for my twin boys im welcoming to world. I have lived here for the past year and a half and i had nothing but great experiences here at M5250. The staff has been nothing short of great starting with Mari down to Bea and Curtis and even the maintenance team led by Elvis and Aurturo. They welcomed me and my wife with open arms and took care all my needs in a very timely manner. The pool and game room is always in tiptop shape and they have the perfect personal gym on the sixth floor. They have a concierge that works the front desk that handles I hate that i have to move out but if you are looking to live comfortable and in a beautiful spot, M5250 is just the place for you. read more

A rooftop pool thats beautiful, packed out gym equipment, and spacious movie theatre room. This building is right in the heart in the heart of the galleria area so it very convienent for shopping for clothes and food. And what really puts the place over the top is the loving and caring staff here. Their management is led by Mari Compean and she does a wonderful job putting the right team together to manage the residents. I first moved here in April 2017. I loved living at M5250, and the service was excellent. The concierges controlled access to the building and all visitors were announced. They slowly eliminated the concierge service, and people just started showing up at the door. Maintenance was terrible, and the grillls were mostly our of service. The M in M5250 apparently stands for marijuana, as this "non-smoking" building reeked of marijuana. I left in early 2020 and was quite glad to leave. The so-called secure building had numerous break-ins in the parking garage. The standards of this building had dropped so much since I moved there. Glad I moved out, and I'd never move back. read more

M5250 is amazing! Love my apartment and I have the most amazing view in Houston! I'm so close to EVERYTHING! Rent is competitive and amenities are top of the line. Pool has an amazing view and I feel as if I'm at an out of town resort! ALL THE STAFF from management, lease agents, concierges, to security are so helpful and down to earth. They have awesome community events for us often and a food truck pulls up at least weekly. Everyone has a dog it seems so its very pet friendly. It's so quiet here and the parking ( parking garage ) is great...covered and away from the elements! I'm at the best spot in Houston without a doubt!!! read more

My experience has been DAILY nuisance of strong and foul odor of marijuana permeating throughout my home and balcony since my residency. I also smell marijuana throughout the hallways and elevators routinely. It is extremely upsetting to know that some tenants are committing a crime without consequences and causing other tenants to suffer from their actions. I cannot enjoy guests or my grandchildren at my home because of the marijuana. I cannot enjoy relaxing on my balcony. I cannot enjoy the aroma of a good meal because it is overpowered by the odor of marijuana. The clothes in my closet absorb the disgusting odor of marijuana. Although there are signs posted throughout the building stating it is smoke free, I have experienced the contrary. My sleep and naps are CONSTANTLY interrupted by loud music and TV surround sound. Although the staff routinely clean the elevators, garage, and doors in the dumpster area they are always filthy. Visitors/strangers gain access to the building without permission from concierge. I carry a handgun because of the lack of security. Vehicles tailgate and gain access to the garage. I recently received unexpected added fees to my monthly payment (i.e., Amenity Fee $31.25 (fixed), Gas $2.76 (variable), and Boiler $12.75 (fixed). Cars have been stolen from the garage. My vehicle was vandalized. Management has not been able to get the crime of illegal use of marijuana, loud noise, filth, and security under control. Positive - My apartment is modern with a beautiful city view. The amenities are moderate. The owner(s) and management have many missed opportunities for M5250 Apartments to be a first-class apartment building for an affordable monthly rent. There is potential if they employ staff that will make a difference and gain control of the building and not allow tenants to control the building. The lifestyle at M5250 Apartments is dormitory lifestyle. I expected adult lifestyle. I have remained a tenant with the expectation that management will resolve the problems and I will be able to enjoy my surroundings; that has not happened. I will not renew my lease. read more
