Here is my thorough review of the complex. -- Building 2: If you decide to move here, stay VERY FAR away from Building 2. The people who reside in that building do not care about upkeep. They let their dogs pee in the elevator and poop right in front of the door to the building. They are constantly smoking weed and are insanely loud at all hours of the day. -- Trash: Overall, there is always trash in the stairwells (mainly cigarette buds even though it is a "no smoking" complex). Trash pickup is also 1-2 times a week which means that there will be multiple dumpsters in the middle of the road between Building 1-2. -- Parking: There is always someone parked in the walkway between Building 1-2. More than a few times, people have even parked (and left their car) in a way that you can't get around them to get to the parking garage. Another issue is, if you parallel park between buildings, people will block you in by parking beside you (you can see in the picture below) -- Pet waste: ~80% of the dog owners in the complex don't pick up after their pets even though there are pet waste stations all throughout the complex. Often, I would even see someone letting their dog poop directly next to a pet waste station then not pick it up... Which truly sums up the people that live here. -- Building 1: Between the two buildings I personally lived in, Building 1 is the better building. It is cleaner and quieter than Building 2. However, don't lease an apartment on the side of the pool. Especially during the summer, people would be in the pool until midnight and would be as loud as they pleased. -- Mail/Packages: Broadstone runs their package system through Fetch which is the MOST inconvenient thing I have ever experienced in an apartment. The way Fetch works is you have a completely different address for your packages than for your mail. Your package is sent to a Fetch warehouse and put in your "box." From there, it is picked up by a Fetch employee and delivered to your door. Sounds great in theory, but your packages get to you days later because of the extra steps. Plus, if you have people sending you packages, they have to have both your mailing address AND your package address and know the difference between the two (considering we had dozens of wedding presents trying to get delivered, you can see how this was an issue...). -- Moving out: We moved out Dec. 3, 2024 and didn't receive our deposit back until the last week of January even though our lease says we would get our deposit back within 30 days. When I returned our keys, I was not given any information on moving out and the leasing agent only took my keys and put them in a drawer (no email confirmation or anything). In fact, I had to ask them if they needed our new address to which the leasing agent responded, "um yeah probably." Then he searched his desk and pulled out a sticky note... Needless to say, I didn't have full confidence that our move out was recorded. Sure enough, through initiating a conversation with a different leasing agent at the beginning of January, I could tell that our move-out process hadn't started. All of that is just the overarching issues. We experienced lots of nuance problems throughout our 2 years of living there that just made our time there that much worse. If someone forced me to live at that complex again, I would choose Building 4. It has its own parking garage and seems quieter than the other buildings. However, if you don't care that you are paying a luxury price tag for a non-luxury apartment complex, this is complex for you! All of the issues we had with the complex wouldn't be a huge deal if we had paid significantly less in rent. Don't let the great amenities fool you... the tenants in the complex make this a terrible living experience.

The manager DeMille and assistant manager Xavius work seamlessly together to provide and maintain a superlative product. They are very passionate about making this an enjoyable, comfortable, and peaceful place to live. When I first visited the property, I was greeted by Xavius's cheery disposition, beautiful smile, and overall warm energy. He answered all of my questions, was very professional, and left a lasting impression that prompted me to cancel my other apartment viewings for the day. I knew from the moment I stepped foot in the doors of Broadstone Junction's leasing office, that I was making the right decision. When touring the grounds, I could definitely tell that an extensive amount of detail was put into the buildings, which is a nice touch to have as a renter. The pool is gorgeous, and there are loungers that actually sit inside of the water, giving a resort feel. The clubhouse is great, my friends and I reserved it and had a dinner party there one night and we had the most amazing time. There is a kitchen area with a lot of counter space so we were able to bring prepared food over and set up a self serve area for everyone. If you're a remote worker there are a few spaces for you to work or have a private meeting/presentation. My favorite amenity is the creative space, which is designed for creative social activities like a beginner art class! They also host a ton of resident events, from coffee and cookies, to holiday parties and everything in between. They even invited a food truck last month, and gave the first 30 residents a $10 credit for their order! I absolutely love it here! A beautiful property with a ton of amenities, professional staff, and a responsive maintenance team? What more could you ask for? I have lived at numerous apartments over the last 17 years in Atlanta, so trust me when I say, this is where you want to live!

Claudia has been my point of contact for this issue and has been great at getting maintenance out but unfortunately the maintenance team has only been applying a bandaid to the problem. In addition to Claudia (leasing agent) I have even spoken with Alex (leasing agent) in office once. I believe I've made Laura (property manager) aware of this prior to today in person along with other concerns that have been resolved and still the issue continues. Here is timeline of the ongoing issue. 11/27- move in. Noticed unit has like warm water only. 11/28- reported no hot water to Claudia -Kevin (maintenance) came in and temporarily fixed(Result: raised temp set on water heater by 20-30degrees) 12/1- Reported issue again via phone to Alex in leasing office via phone - Jose came to fix by reset button on water heater locked behind maintenance door. 12/17- Lady upstairs has tub replaced and since then it's been issue consistently with our hot water in unit. (Not sure if this is related but seems like it) 12/19- no hot water (fixed same day by Jose) (maintenance manager) 12/21- no hot water (called it in-fixed again by Jose) 12/23- no hot water called prior to close of office hours (no response) 12/26- @ 11:43a maintenance manager Jose comes and temporarily fixes issue. Water returns 12/45p 12/27- no hot water 2am [called emergency maintenance # and left message @ 2am] I received no call , no reply via text and no follow up by afternoon. I went up to leasing office spoke with team. I waited over an hour for maintenance. They came said something was loose. There was nothing more the maintenance team could do. Only 1 guy knows about water heaters btw 1/2/25- came back in town. hot water out. I have 2 small kids my husband and self. We can't shower. Immediately reached out to emergency maintenance line - they never respond. I have to wait for someone to get in tomorrow. I have come to terms with fact I've made horrible mistake signing this lease. I'm very unhappy. Not to add they did NOT create enough parking. If you aren't home regular time there is no parking. If someone has a get together there is no parking. I pay $1700 plus to stay here rarely have parking and rarely have hot water to wash my families SSA! Would not recommend

There tenants are afraid to go into the office or call Greystar's Corp Office for any reason because management threatens or talks down to them. I believe that both Greystar's and Everleigh's only interests are to tax-bait and take advantage of us Seniors. Awkwardly they cut their services, and amenities and canceled events without explaining why. They raise the rent which they shouldn't be allowed to since they have violated the leases, no services rendered, and falsely advertise about having a heated pool and other amenities. If you have been victimized by Greystar and Everleigh I invite you to join the Class Action Lawsuit that hundreds have already joined. They've taken a nice building and mismanaged it to the point that it's turning into a slum. Enough is enough and it's time to stop Greystar's and Everleigh's schemes of taking advantage of us who are 55 Plus.

I would not call these luxury apartments. the ceiling in my apartment is very botched. The pools have been closed a lot this past summer due to maintenance. The areas where they keep the gas grills are not kept nice. (people do not take care of the things they are allowed to use) The furniture all needs to be replaced but then it would probably make our rent payments go up. The only noise problems I have had are the people they hire to do lawn maintenance loud talkers, the cars that don't have mufflers are loud and the people playing their music in their cars with their windows down are too loud. LOL I had a person in their parked car, playing music so loud the base was rattling my windows. Oh and the windows?? the seals are all broken and they have moisture and dirt between the double panes. I have on nice clear window because it was damaged. I am sure there are nicer apartments here but the two that I have rented over the past 3 years have been outdated.
