This is a long review but I promise it's worth it if you are considering signing a lease with District at Duluth. In short, don't.
Here is why... we were scheduled to move in July 6, 2018 to a building that was just being completed. We took time off work to move out of our old apartment on the 5th, put everything in a moving truck and move in to the new apartment on the 6th. Around noon on the 5th Grace called me to tell me the apartment did not pass inspection and our move-in date would need to be pushed two weeks. We were given less than 24 hours' notice to find a place to store all of our stuff and ourselves for two weeks. Awesome. We should have just moved somewhere else then but we stayed with friends and figured it out. We finally moved in two weeks later, and one week in water leaked into our apartment from the vacant apartment above. The washer valve had failed causing water to leak in. So, one week in we had to move to a different apartment down the hall because walls had to be replaced in our original apartment. We never spoke with the apartment manager Kayla through all of this, she never bothered to check in to see if we were happy, if things were okay, nothing. This place has no concern for your happiness while you are living there, they just want your money.
In December our dog was dying from cancer and we were days from having to put him down, and they (the staff) needed access to our apartment to replace sink faucets and have inspectors come by because they were selling the property. I guess "thankfully" my dog passed a few days before they came barging in because there is no regard to the fact that people are actually living their lives there, they own the building and maintenance can come and go as they please.
There is a no-smoking policy on the property but people are constantly smoking (pot and cigarettes) and while you can call the staff to report it, they don't do anything about. Peoples dogs were relieving themselves in stairwells, in the elevator, inside... it's disgusting. They make all the residents do a "Poo Prints" for their dog so they can DNA test it if you don't pick it up. Awesome concept, in theory... but it doesn't work because there are a lot of unregistered dogs there, and humans for that matter.
We had to break our lease because my husband was transferred to California for work. Our move-out statement had us paying back our free August month (we never pushed the two-week delay and switching apartments from the beginning because we got August free...) but if you break your lease you have to pay back all "Concessions". We are fighting this because we should not have to pay back a month after all we went through from the beginning. My husband has called Kayla and Kristin multiple times as we were getting these "pre-collection" notices and never did either one call back. We finally got a call back letting us know they sent us to collections, after we tried multiple times to resolve this.
Other notes, if you have a dog expect to have to pay to have the carpet replaced. Our dog never went in the one room that has carpet, but they said it needed to be replaced. Also, the building is settling, by the time we moved out some cabinets would not close all the way because the walls had shifted, and we had to file our door lock multiple times to get it to lock because the front door had shifted so much. So, all in all, it's not worth living here. It looks great, but it's cheaply made and falling apart, literally.
