We had been in contact Lynn before about moving and decided to give her a call. Once Lynn and Glenn got on board, we knew we were in the right hands. Lynn came in like a house on fire! She came in with a plan to maximize the potential of our house. At first, I balked at the suggestions. As I came around, every suggestion she made, I said to myself," I should have done this years ago!" The entire process was so professional. From the still photos, to the virtual tour, the whole team was very invested in making our house as inviting and salable as possible. The teamwork between Lynn and Glenn is just about as perfect as you can ask for. Lynn was a dynamo and Glenn was the calming influence when things got stressful. In conclusion, we received several offers over ask in the first weekend. We finally received an offer 15% over ask! This could not have happened without the hard work of this exceptional team. We couldn't be happier with our choice of agents!

He reached several days later like most agents do offering his services and to let him know of homes I would be interested in so I did. Upon questioning some of the prices of homes and length of time on the market, Simon accused me of having a bad reputation with all agents in three NJ counties stating "they all know youre attending open houses and making low offers to see if you can get a good deal". He also said that my reputation is so bad that I will not find a home to buy, implying that no agent would work with me. Ended by referring to me as a "low life" and that I was wasting his time. Obviously he was upset of the way I perceive the real estate market. And instead of shedding market knowledge, he resorted to insulting me. I have dealt with amazing agents who have given me valuable knowledge on homes and offered to assist, Simon gives these agents a really bad rap by his egregious and unprofessional behavior and it's my opinion he deserves to be disciplined for his actions. He is not one agent or his broker at Coldwell Banker I would ever do business with or recommend.

I was not present during the showing but received a call shortly thereafter from my listing agent (from another agency). She informed me that the aforementioned potential buyer had broken a valuable piece of Art during the showing. The piece of Art was a large, very rare geological specimen being a Cranberry Quartz Crystal with a custom carved base that I had purchased as a Memorial to my late husband of 29 years. The Cranberry Quartz Crystal Memorial was clearly and safely displayed in my parlor at the time of the showing. My agent was told directly by Ms. HB that she was "sorry for the loss" and that her customer "knew he had to pay for it." Ms. HB went on to state that her customer had broken the Cranberry Quartz Crystal Memorial while trying to inspect my stereo system, which was not part of the sale of the house. Needless to say, I was completely devastated by the loss of the Memorial to my late husband. The potential buyer initially offered compensation of $500 for my loss, but given the fact that the Cranberry Quartz Crystal Memorial had cost $2996.00, and the personal devastation of having it broken in the first place by the negligence of the customer and the Weichert agent, I rejected the offer. After consulting with my Attorney and my listing agent , I was informed that even though the loss of this irreplaceable Memorial certainly couldn't be relieved by any monetary sum, that if I chose to pursue the issue further, I should only expect to be compensated for the purchase price. I reluctantly agreed and instructed my Attorney to contact Mr. A Milling, the broker of the Weichert Agency of Sparta and try to settle the matter. In response, Mr. AM (broker of the Sparta Weichert office) became very caustic, belligerent, and threatening. He denied that his Agent, Ms. HB, had even called my agent and went on to say that I was negligent in the displaying of my Husband's Memorial, or the piece of "quartz" as he called it, and implied that Mr. KA (potential buyer) may have been injured and could possibly be considering litigation against me. After months of prolonged back and forth with Mr. AM, my Attorney advised me that the only possible chance of any recovery for the damage was to file suit. I couldn't afford the expense of filing a law suit and decided to pursue other possible remedies on my own. I feel that it is important that Mr. AM (broker of the Sparta Weichert office) be held accountable for his actions and that other consumers be aware of them as well.

Confronted with this unenviable scenario, virtually immobilized, I was still saddled with overwhelming house-selling responsibilities. My aunt told me about a glowing recommendation she received from a friend who had used the D&L team in the past. Although this team of realtors had impressive credentials, I still met with other realtors, looking for someone who possessed the following attributes: - a wealth of experience - an abundance of knowledge in the field, particularly about the local market - strong savviness in sales and marketing - an unbeatable work ethic - a magnetic personality - effective communication and interpersonal skills; and - sensitivity and compassion in leaps and bounds When I met Lori Intoccia, who happens to be an integral member of the D&L team, I instinctively knew that I found my ideal candidate. She expressed her sincere condolences for my profound loss and offered an outstretched hand of support and a shoulder to cry on to help me work through my unrelenting grief. She reassured me that she would do everything in her power to sell the house with expediency - at a seller's favorable price point. Moreover, she promised to be readily accessible to field any questions, offer tips and suggestions, and overcome any hurdles. Lori kept her word on all accounts, even answering the phone on Sunday evenings! (As she reminded me, she works seven days a week.) As a house-selling novice, I soaked up all of Lori's brilliant strategies in making the house look even more appealing. She told me how to stage the house, and shared clever ideas on what to keep, what to discard, and what to add. (There is no need to hire a house stager if you opt to use Lori's services.) In addition, Lori Intoccia fully pointed out all possible repairs that needed to be done - even before the house inspection. She is able to see the house selling transaction from all perspectives, including a buyer's point of view, which only helps to preclude future problems from surfacing, and help buyers fall in love with a home. As an added plus, Lori Intoccia, known in real estate circles as the 'Queen of Green' (i.e., specializing in Green Township real estate) is well-connected, and I benefited greatly from her list of suggested vendors, providing me with competitive pricing and excellent, timely work. Lori also apprised me of all necessary inspections, including fire and well water, and what to purchase. When I bought the wrong type of carbon monoxide detectors, Lori was quick to go to the store and buy the correct model. She went further beyond the scope of her duties by meeting with repairmen and inspectors when I couldn't. (Even family members would hesitate to help in such a way.) Furthermore, any prospective seller or buyer will be drawn to Lori Intoccia as she has a special way of connecting with people. She is bright, honest, down-to-earth, and caring - someone who will make the laborious job of house selling so much easier. She instantly instills trust and is so deserved of it. I just closed on the house without even needing to list it. The first prospective buyer (from Lori's long list of contacts) placed a bid on the house, and the transaction is now officially complete. (And I received more than market value for it!) When I'm ready to sell my own home , I know that I'll be fortunate to have the best realtor in my corner: Lori Intoccia and the D&L team. I unequivocally suggest you use the same real estate agent, convinced that your experience will be just as favorable should you take my advice.
