I had a long distance relationship with Ms. Waring (she in PA, me in NY). At first, over the phone, I felt like I found a real estate angel. Courteous, on the ball & responsive. I relied on her for the expertise I assumed she had in PA real estate dealings. I was wrong. I received an offer on the property she listed for me (after almost 18 months). The buyer wanted a perc test, done for $2500. Then they wanted a septic drawing and permit, done for $5000. Pocono Township took forever on the permit, when I inquired what should I do (being from out of state) she said "I have no idea" ( really now, a Pocono realtor not knowing what do do about the township permits? ) When I said I was going to call The Town Hall, her reply was "Good Luck with that", a sure sign , that by this time, she washed her hands of the whole thing. Finally received the permit, only to now be asked for a "wetlands delineation" by the buyer. Ms. Waring had no idea what this was. I forged ahead, shelling out another $2000, only to have the parcel not pass. I come to find out that a wetland delineation should have been done PRIOR to the perc & septic permit. Thanks to her lack of basic PA regulations she cost me $7500 and moths of wasted time and effort. Had she really known her stuff, she would have advised me to do things in the correct order, saving me money, my sanity and herself a bad review. A pretty face does not a good realtor make. read more
