Worst management company in existence. Workers are incompetent and have an unbelievably low standard of cleanliness. They are the worst at responding to emails and seem like they have the reading comprehension of a 4 year old. They don't seem to care about mice or cockroaches infesting the building. Kevin C. Kelliher is the agent representing Lundgren Management at my building. Kevin has been nothing but unprofessional and hostile towards me. Kevin has single-handedly been a source of stress and discomfort, and has sworn at me on the phone, purposefully blocked urgent phone calls, and has now become overtly vindictive--to a point of creating manufactured fraudulent charges. I held back on writing this review as I hoped I wouldn't have to deal with Kevin directly. However, he has now started manufacturing charges for services not rendered from several months prior. Not only is Kevin unprofessional, but he is now committing fraud on behalf of Lundgren Management, and should be investigated by the company as he represents them. Attached is a screenshot of emails where I clarified (with proof from the maintenance person in question) that Lundgren management tried to charge me $170 for "radiator shut off"--services which weren't rendered since (as they also admitted in writing) they sent their maintenance person to another emergency. Instead of apologizing, Kevin Kelliher replied "The maintenance charges were under billed, as there was a significant amount of management, maintenance, cleaning time that was supposed to be assessed to the account. I will have my accounting department review and send an updated ledger reflecting the additional charges." Lundgren management does not perform maintenance or cleaning specifically to apartment, so this is a clear vindictive tactic by Kevin, given his history of verbally swearing at, overtly disrespecting, and demonstrating prejudice towards me. read more

I've owned a condo with Lundgren Managment since 2003. And have had the good fortune to work with: Kevin Kelliher, Valentina Espinola, Tayla Robbins and the rest of the team. Anytime I have a large request the team at Lundgren Management's attention to detail was greatly appreciated. Val, who I've worked with many time has the right combination of people skills and business acumen. Prediction: Valentina will be the President of Lundgren Management in the future or open her own company and dominate the market or be President. I'll bet on it. Part 2: Update: Continued professional help during these Covid times. The high quality at Lundgren Management is "Consistent" Recently, I had a major renovation that involved many moving parts. The team at Lundgren Management made sure my contractor had everything his team needed in a timely manner. For example, temporarily turning off the water to the building, changed the phone number in the intercom, changed the name on the mailbox, etc. It was a pleasant turn-key operation during a normally stressful renovation. They were here in no time and already had the plumber coming when I got back from mass! They were the only firm that we got consistently positive feedback about 15years ago. My large condo building has used Lundgren for years. They do a great job! Our building is very well maintained.

So I have a funny story. Lundgren Management runs 21 Beacon Street. For the most part, my 2 years were uneventful: there was a decent amount of construction, but overall it made the building look nicer. The real story comes on the day of the Yelp Red Carpet Gala. In my two years there, I never once locked myself out with out my keys... that is, until 3 hours before the gala. So, here I am, standing outside of my apartment with my Blackberry, a bag of trash, with no shoes on (there were socks on, and probably other clothes, or I wouldn't have been able to make the Gala for other reasons). Now, I go downstairs, and I let Rose the concierge know that I need to call a locksmith. She says, "Let me get you the number for a locksmith." I'm now thinking about how quickly they can get there, can they get there in time for me to get dressed and go, etc. Rose goes to the mail room, and comes back out with the backup copy of my keys, which until this moment I had never known about. :) I make it to the gala, as seen by my primary profile pic, and the rest all works out. -NEGATIVE 5 stars!! They should be SHUT down. They are the worst, most incompetent Management company ever!! They outsource condo fee collections out of state, but live to create expenses, in the form of improvements, maintenance emergencies, and special assessments. We had numerous special assessments where they inflated and charged us prices that did not exist. Their sole function is to drain the condo Budget dry by inflating prices. They built sheds at our condos and gave us a special assessment of $30,000 and I do not even get a shelf for my crappy shed. Friends thought it was worth less than 1/2 that price for what we got built..... Then when the elevator broke they took it upon themselves to wreak havoc and hit every unit with another $8,000 plus special assessment. In this round of yet another special assessment outrageous prices came out of the ozone and where created like a $30,000 price for a "Front Foyer Renovation". It became apparent that they again cut costs and maximized profits: we did not get Dual anodized bronze doors with fancy gold door handles rather we got the Lundgren Management special treatment - (**of who did it and ran **) - Two $500 Single doors from Home Depot! Most likely the cheapest single door that they could find where installed in both of the outside entrance ways. That's what the $30,000 front foyer renovation got us -just about nothing! What they took out from the Front: -Metal Double wide opening doors - that was there for many years was far better than what then the cheap Single doors that they put in. This whole "Company" is a bottom of the barrel, travesty or a bad joke. Never ever use them as they are determined to run your condo into the ground and generate profit any way they can. Expect "sticker shock" as once installed (they will act like you the condo owners work for them) as they milk the building like a "Cash Cow." Their idea of Customer Service is to charge THREE times plus 5% Percent on everything they do!! They are in the business of exercising Monopoly type power to Maximize costs, nothing else.... If you want a poorly run building, with costs and prices charged on items that don't exist anywhere in America, with no amenities offered, that's what this joke of a company will do if you let them! EDIT: Val it took you a total of 7 years to respond in a untimely fashion in an attempt to "SPIN" this review - by mentioning the Condo association which has nothing to do with the Bad customer service, Terrible attitude and Sky high prices (every job is maximized to cost a fortune) -by Lundgren Mgt. I dont even know where to start. This is probably the worst company I've ever dealt with. I own and live in one of their buildings and I've been charge exorbitant amounts for the most ridiculous stuff. I mean they will probably charge you for passing gas in the halls. Kevin, the "CEO", is not only unprofessional but incredibly rude. Val, Though it's been a couple of years since I posted about my Lundgren experience, I still appreciate that you finally responded. I actually understand the nature of a "tenant at will contract", and in my review, I was clear that you were within your rights. The problem was that after 15 years of being an outstanding tenant, It was morally wrong to evict us right before Christmas. We were given a 30 day notice which included Christmas and New Years! I noticed that anger and hostile treatment by the management of Lundgren is a common theme throughout your reviews. When I, in the nicest way possible, tried to work with Lundgren, I was treated with over the top hostility and rage from more than one of your managers. I'm in the process of moving out of Admirals Way due to what could possibly be the worst condo management company in history. While attempting to arrange a POD to be parked on the street for one day and one night, the individual on the telephone literally said "f*** you, we will tow your POD." We are condominium owners in a unit managed by Lundgren Management for nearly 5 years. For the first 4 years it went as it should -- we barely noticed that they existed. During the process of a special assessment this year, though, things have proven that when you require anything of them that they cannot provide it in any meaningful way. Ignored written letters and e-mails, bountiful late fees, and even a distinct refusal to send invoices for payments due - done intentionally to generate late fees as a profit center. We are in the unfortunate position where we are stuck dealing with this company, but I would recommend against working with these people at all costs when presented with the option not to. read more

They are the worst. My first correspondence with them was when we had bed bugs. Turns out, the unit right below us had them a few weeks earlier but Lundgren chose not to tell any of the other units. Aren't management companies legally obligated to check all adjacent units for bed bugs? The second correspondence comes when they shut the water off for the second week in a row in the middle of the day. I called Lundgren and a rude receptionist told me that it was scheduled Thursday and that there was a notice on the door. Don't you think I would go outside and check for a notice before calling? Definitely no notice today and no notice last week. She told me "Well there was a notice, so somebody must have taken it down". Right... A third thing about this company is that they don't seem to have enough brains to correctly align our names with our buzzers by our front door. The slip keeps falling so we tape paper in front with our names by the corresponding buzzer. They take our quick fixes off and try to push back up the paper inside the box with our names. This falls down again within an hour. Same thing happens and they try to fix it again a month later. Repeat 12 times. Is it really that hard to just put tape on the back of the paper so it will stay? I mean really, how stupid are these people? read more

I bought my condo at Riverway Square in 2000. Early on there were fights between the owners, the trustees and the then management company. Thru an unexpected battle election, I was voted onto to condo board. I am not a lawyer, nor real estate broker, no PHD, just a homeowner/common labor worker. Recently a very VERY smart trustee spent countless time researching the best new management company for us to switch to. It was Lundgren. We saved 75,000 dollars this year alone by switching from oil to gas, plus numerous other capitol improvements. Lundgren keeps us informed with their recommendations fiscally and esthetically for our condo complex. I highly recommend The Lundgren Group. read more

I have lived in a condo managed by Lundgren for almost 20 years and have been extremely pleased with them. They are experienced, responsive, trustworthy, and professional. My building is over 150 years old with a small operating budget, which creates a variety of maintenance and financial challenges that many other properties in our complex (also managed by Lundgren) do not experience. I worked closely with Lundgren during my two terms on our Board, and that experience gave me a much deeper understanding and appreciation of the many services they provide to our association. The company is constantly sending out threatening letters and every year they refuse to turn up the heat, causing much complaining. Every time i've ever called Lungren Management they are super helpful and polite. They helped me with my refinance and went out of their way to get me proof for my condo fees and even sent it all straight to my bank for me. They were very thorough in making sure i filed the correct forms and told me exactly where to go and get what i needed. Ever since i bought my condo i can't imagine anyone saying they are unhelpful. My building in boston that they manage is well kept and clean and when I reported a problem with a neighbor, i got a response right away. The lady who answered the phone went out of her way to help me with a building question and my building manager is very nice. read more

They have a very slow response time, NEVER return calls (my husband had to call and threaten them before they called us back, and this was about something serious - a flood), and never assume liability for wear/tear in common areas/walls, which are clearly within their purview. Lundgren saved our condominium's @ss. We switched over to Kevin's company a couple of years ago and the first thing they did was get us proper insurance (turns out we were woefully under-insured). We had a fire in our building last year and his company had my place rebuilt in less than a year without me spending a dime out of my pocket. If we were still under our old property manager, I would be homeless and bankrupt right now. Kevin's company is professional and knowledgeable. Lundgren got me my condo back. read more

Extremely terrible manners from the office staff to the maintenance people. They have continually pushed aside my concerns and treated me with no respect. Sold my condo unit after Lundgren managed our building complex for roughly 2 years. This company charges plenty, comes up with many bogus bills and will drain your reserve fund by creating situations (plumbing leaks, paint jobs, etc.) where expensive outside contractors are needed. They make their money by squeezing every penny out of the annual budget paid by condo fees. They are not interested in running a building complex but simply will milk its association funds dry in an aggressive and unethical manner. They make their money through kickbacks from needlessly contracted work on the premises. While other condo management companies may also charge plenty, they don't stoop to the level of non-transparent business practices as does this company. read more
