Next year when they try to rush you to renew your lease, do not do it. Wait for later time. We…read morestayed there for last school year, early this year, they used trick to make us believe it is in high demand and asked us to renew as soon as possible, with rent increase from 824 to 889. However, now they are leasing the same floor plan for $800. They also slap some non-sense fee like $125 Confirmation Fee (I do not know what it is). I won't renew this place next year.

They will ignore you if you have an issue. We have had multiple issues and if you email they will ignore you. I had a safety issue due to a maintenance error and Javier Roscoe (property manager) ignored my email for upwards of two weeks. The only positive is that the people in the main office are nice. It took a month and a half for maintenance to fix requests I entered on move-in day. It smells like weed everywhere. Outside, in the halls, in the apartments, weed. You can hear very clearly the other tenants. Little to no sound proof of units. We can hear clearly music from other apartments, stomping from above, and you can hear EVERYTHING from the hallways as the door is practically paper. Our front door frame has a large gap in it so big that it is visibly noticeable. The Wi-Fi goes off often. You can hear the train often. The horn is very loud and has woken me up a few times. They did not properly clean, we found loads of dust in vents and hair in fridge and food splatters on the wall on move in day. There was a thick stench of weed when we moved in and maintenance only sprayed Febreze and then dipped (it still reeks of weed). They will pressure you to sign, don't. University Crossings apparently has it better.

I…read morewould recommend coming in with your roommates because I had trouble with the ones they gave me. It is definitely not the safest place to live. There were car breakins and car robberies and the gates don't make it any safer, however it is Charlotte so I half expected most of these things. One of the things I love most about arcadia is its maintenance. If you fill out a form on your resident portal, your issues get fixed very quickly (you can choose how long). Also the best thing, undoubtedly, is the beautiful architecture. It genuinely makes me feel better on my way to class.

The whole year my daughter lived at Arcadia, the gate was only closed ONE time when I visited and I visited a lot. The gate is always "broken". Every time we would inquire about it being open we were always told it will be fixed soon. The gate was one of the main reasons we chose Arcadia for our college sophomore and when we went on the tour this was a selling point. Well, with it always being open and anyone coming and going whenever they wanted my daughter did not feel safe at all especially when coming home at night as a female and I did not feel safe with her there AT ALL. 2. One day when my daughter's female roommate was taking a shower in comes the maintenance worker. She was scared to death. He may have knocked at the front door, but no way for her to hear from the shower So in he comes into the apartment and when he heard the shower he continued in and there he was when she got out of the shower. Yes it was reported but all she got was an "I am sorry" from the office. 3. The move out system is not set up to protect the residents. Residents simply drop keys off at the office so no one comes out and checks the apartment while the residents are present. I knew this would be an issue and sure enough it was. We got a bill for a missing piece of furniture. We have had to call multiple times, talk to multiple people, even go back to the office and finally months later the charge was taken off. This could have all been avoided if there was an appropriate move out system that is resident friendly to ensure the apartment is looked at prior to turning keys in. We should not have to take our time to defend ourselves multiple times and to multiple people and levels to ensure we are not inappropriately charged.

When i tell you you will regret living here i mean it. Don't bother looking at the pictures online…read moreor tour it, your building will look wayyy worse than that. Everything you're paying for basically doesn't work. The pool? doesn't work, the gates? don't work, nearly every building ac has issues, everyone complains about it. They'll take forever to fix an issue or simply wont address the complaint. The people at the front office don't know what they're doing, so they're no help at all. The water in our building wasn't working and the office told us that us not having water isn't a priority...if that doesn't tell you the bs you are going to have to deal with i know another example that will. We had mold. And i mean so much, to the point that it was affecting some of my roommates breathing. The unit above us had an issue that affected us, somehow water from their building was dripping through the floor, we put MULTIPLE maintenance requests, talked to the people at the front office and even spoke to the maintenance men, it took MONTHS for them to fix it. Don't even get me started with these overagesWorst place to EVER LIVE! All imma say is there are better apartment complexes out there even with rent going up i promise you you'll be better off somewhere else and at peace knowing you don't have to deal with so much bs. Oh and to top it off they're going to charge an insane amount of money when you move out. They charged a lot of my friends $500 for carpet cleaning/replacement when the carpet wasn't bad, it was just natural wear and tear. They'll use any excuse to charge you. They tried to charge me for a parking pass..when i don't even own a car! They tried to charge me for a key fob that i turned in! They don't verify anything just charge charge charge! Literally the worst place to live, if i could rate it -100 i would!

so i go to check my account and there are is a charge for $408 from the edge from me moving out…read morebecause i had wall shelves on the wall that they claim that were "damages" and i also had led lights around the walls that they claim were damages and i had weatherstripping at the bottom of my door because they had no installation nor weatherstripping around the windows nor did they have the weatherstripping around the main door so through the winter, you would freeze to death, if you are in bedroom c because it is by the door removing these things, paint was chipped off the walls and on the doors none of this would amount up to $408 but as i am moving out, the closet i noticed that i've been living with mold in my closet and it has grown so large i never noticed it until i was moving, it was on my bath towels that i was using to bathe with and i was wondering why i kept getting sick. i did not notice that it was there because they do not treat it. they painted over it so it looks like it's not there, if you are a parent and have any concern about your child's well-being. do not move them to the age anyone that has eyes can see that this is mold and it's not a paint job. it's inside of the walls, but there are money gouged you off of "damages".

Communication has been extremely poor from the start. I was placed with roommates who were clearly unclean, with no warning or consideration. That alone made the living situation uncomfortable right away. Since then, new management has taken over (the same group that manages Valley Falls), and while stricter policies aren't necessarily a bad thing, they've added more rules and fines without making any meaningful improvements to the property itself. It feels like they're trying to present this as a higher-end complex without actually investing in upgrades. Parking is another ongoing issue. There are many reserved spots for residents willing to pay an additional $30/month, but most people don't opt in understandably, since this is primarily student housing. As a result, parking is often inconvenient and frustrating. Another concern is the restriction on guests. This is off-campus housing, yet during events like Upstate homecoming, a no guest policy is enforced. That feels unreasonable for a student-focused property. Overall, the biggest issue isn't just the rules it's the mismatch between expectations and reality. If management is going to enforce stricter standards like their other properties, they should also bring this complex up to that same standard. I won't be renewing my lease, and based on my experience and many others, I wouldn't recommend living here.

would give 0 if i could. don't rent here what so ever. have been here for 4 years and there were…read moreproblems since day one. the construction is cheap at best and lazy at worst. first time i stepped foot in the floor was already pealing slightly and the wood varnish has multiple chips. it didn't take more than two weeks before both the towel rack and toilet paper holder in my bath room broke. over time living here has just been feeling the tape holding everything together get looser and looser. and now that the weather is getting colder it seems like the lifespan of the windows here was only 4 years because you can actively feel how loose they are in the frame. there was a notable breeze of cold air coming in through the closed windows, best fix i've found has been to jam socks into the gaps to keep the heat in. guess if i could say anything positive it's that the maintenance team is solid and always handles stuff pretty quickly. Don't live here unless you drive a smart car or something incredibly small because there are not enough spaces offered and a majority of them are for compact cars, now if you have a compact car then go for it but if you don't and even come close to touching the line the have LMS parking, another terrible business, boot your car and pay $180 even if you're a loyal customer who has been paying $40 to park there a month for four years. and if that happens and you try to get it fixed they'll tell you too bad there's nothing they can do. If you are a student or a parent of a student coming to App state don't rent here what so ever you'd have better luck finding one of the old musty houses or apartments in the city. there is nothing of value here.
