Given there are a lot (LOT!) of time wasting sales man in this business and a lot of horror stories, hopefully you can find this quite useful. The agency is Get-Let.ie. I've dealt with Gavin, one of the owners (and landlord as well). An incredibly nice guy - he came to Allendale, explained us all the process, the fees (lower than market average, and well worth if you don't want the hassle to deal with minor things / taxes / etc...) and the process in a very clear way. He is a "I recommend you to do this, but then it's your choice" kind of guy. After we signed the contract, he took the picture of the house, posted them on Daft and within 3 days we had 4 viewings in an evening. All filtered by dozens of application he received using a number of criteria he proved to be successful in his experience. The day after he had 3 offers, 1 of those was actually from a very nice Irish couple - what you could define "perfect tenants". Both with great stable jobs and income. The day after, deposit and contract signed. Everything sorted in less than a week. He is managing more than 300 properties, has discounted contractors to deal with any sort of minor problem, but most of all has been recommended to me by 2 friends that use it from years, with them (landlord) and their tenants both very happy. Sean came out later that day and inspected it and highlighted the work needed to the chimney but also showed me photos of cracked tiles caused by previous roofers - he gave me a reasonable quote and we agreed for him to come out the next day. He and his assistant Willie did all the work necessary including new lead flashing between chimney and roof and covered exposed facia board and they replaced all broken tiles and cemented as needed. He was very professional showing pictures and video of the before and after. I was very happy with his approach and professionalism and have no hesitation to recommend him and Allguard Roofing - I just wish I'd gone to him in the first place.

They have always informed us promptly of any problems with tenants or with the property and managed smooth transitions between tenants. In the last two years we have engaged their services to manage another property and have had similar experience with them. I would not hesitate to recommend them as managing agents and as they always inform us promptly if tenants raise any issues and arrange for those issues to be remedied it seems that they provide a similar high quality service for tenants. Their charges are very competitive and they always engage contractors whose charges are reasonable and whose services are of good quality.

Set up time to meet at the office and move in was very smooth-they had all the paperwork in order, keys ready, etc etc. The office was very easy to get too and centrally located. Although they opened ten minutes later than advertised Has to call them once or twice during the tenancy and this is was the first red flag-slow to respond and get back to us, and I also requested a copy of our lease several times and never received it. Was directed to the landlord who kept telling me to call the agency. Move out was totally different scenario. There seemed to be total lack of communication between landlord and agency. They weren't sure who should return out deposit and how much should be returned. When I questioned this I was sent from pillar to post with no firm answer. In the end they also insisted we were liable for their fees (this was never mentioned to us before, nor I have experienced this in any other property I rented in Dublin) and took it from out deposit. Eventually got some deposit back after six weeks. Overall very mediocre experience.
