I don't often write reviews, but I feel a responsibility to warn future tenants. Toward the end of…read moremy lease, I noticed a serious issue with the water quality--discolored water coming from the kitchen tap that raised immediate health concerns. I flagged the issue with photos and a clear request for action, but was met with silence from management. Though I can't say how long the problem had been occurring, the lack of concern or follow-up was alarming. This wasn't a minor maintenance issue--it was a potential health hazard, and the dismissive response spoke volumes. On top of that, when I moved out early (with their full knowledge), the property was re-rented before the month's end, yet I was still charged for those final days. Their final email ended with "Hope you're settling in well," which felt tone-deaf and passive-aggressive, considering the circumstances. If you value responsive communication, fairness, and basic safety in your home, I'd suggest looking elsewhere. Final thought? 5 stars for the science project. 0 for the management. Stay hydrated, folks--just not here.

This property management company is a front for crooks and thieves. Withheld deposit for cleaning…read moredespite law that states that they cannot. Over 800.00 in cleaning and law service fees (house was a shit hole with no yard and barely insulated against the elements. The ONLY thing it kept out was the rain and snow). We averaged 300-400/ month during the winter (to maintain a brisk 60degrees F). 150-200 in the summer (to maintain a toasty 78-80 F). House was not clean when we moved in but somehow we were responsible for cleaning up after the previous tenants when we left. House was utterly in disrepair. I emailed requesting maintenance service but none was given. One occasion, management company requested I make the repairs. I always paid my rent on time and never had a problem with insufficient funds in my bank. What do we get in return? About a month to vacate our house after refusal of the landlord to provide a month to month lease options so we could move into our house that we are currently waiting on. So now... we are currently homeless. Thank goodness for the generosity of family. Things I've learned from this experience... 1) Don't rent from a landlord that resides out of state. 2) Do your research on your landlord. Look at other properties they have. Make sure they aren't slum lords. If possible speak with their tenants too, no one will know better than the tenant. 3) Stay away from property management companies. They are crooks and will do anything to ensure they keep as much money in their pocket as possible, including refusal of maintenance services. Listen carefully, if you feel the need to go with this PM and you're looking to rent in Greenleaf, ask this very important question, "Who owns the property?" If his name is Ron Frank, walk the other way. He is a slum lord, pure and simple. You've been warned.

Multiple things wrong with the property before we moved in that were never fixed. We fixed and repaired things ourselves. They only have one repair man for all their properties and He always seems run ragged, but he tries. We were told out of the blue by the owner of Pine Valley that the landlord did not want to renew our lease. Upon further inquiry we found out this was a falsehood and the landlords liked us but Pine Valley had someone else they wanted in the property instead. If the Landlord gives them free reign then of course they can decide to not renew a lease if they want. But it was very hard on us to move from the place we had invested so much into. The biggest thing was the shifty talk and how they were not direct with us about why we had to move. And the lady that runs the front and the phone is one of the rudest people I have met. She always acted like we were bugging her if we even said a friendly "hello". When we asked her if there was a reason for not renewing the lease she just said " I cannot give you that information, you have to move out, and that is final!" Mike seems friendly, but unfortunately he did a lot of side talking and was also not direct with us. Seemed very overwhelmed and rushed all the time. Overall, Pine Valley cost us thousands of dollars in moving expenses and much stress and anxiety. They are one of the only companies in the area, so I suppose they can do business how they like and not have competition to challenge them with better service. If you are a landlord, please watch how they treat your tenants and watch the receipts for repairs carefully.

I add the perspective, here, that I do not come from Boise, and my previous renting/PM engagements have been in both MUCH larger, AND much smaller cities. It's worth reading on to see why I feel so strongly about IPPM's excellence, but if you see all the text below and your eyes glaze over, at least catch this: */"You are in excellent hands with these people - their aim is true, their consistency and quality of service is absolute, and there's only one name that I even consider raising when it comes to people asking for a referral for a PM company or landlords, in Boise - that's Idaho Premiere Property Management, and Sheryl Stans./* It's an unfortunate byproduct of today's "review first, ask questions later" norm that good work oft goes unrecognized. It's even more characteristic of the times renters live in - precarious times, as I write this in mid-2020, at the near-peak of COVID-19, with record unemployment and uneasy/uncertain living situations for those in the position of renting - to let great work - meaningful, empathetic, wonderful work - go unnoticed or unheralded. That would utterly inappropriate here, and I'm writing this to rectify. I encourage anyone to reach out directly to me (graham@seymourgroup.co) if specific claims need verification, but, in short - IPPM, and especially Sheryl Stans, have absolutely set the sterling standard in my mind of what one can hope for from landlords/PM people, if they're lucky - and that has not once wavered, independent of the challenges Sheryl and her team face, whether by proxy from tenants like myself amidst struggle, OR whether it's externalities outside of our mutual control. A few highlights: * *Flawless commitment to "doing what they say they'll do" -* - If Sheryl says "you'll have x by y date" - it'll be there by then, if not early. * *Modern technology and strong profiency with said technology that makes renting a breeze --* - from application to maintenance requests to just paying rent monthly - IPPM maintains a beautifully simple Buildium deployment that "just works" - and when it doesn't, they're there to help. * *An eagerness to go above and beyond* -- while somewhat vague or a little seemingly abstract, this one is simple: every time Sheryl and team spot an opportunity to delight the parties they serve, they jump at those chances and seize them with aplomb. */but, most of all.../* * *Meaningful empathy, balanced against a firm sense of fairness and equitability -- * IPPM and Sheryl seamlessly balance the interests of owners, renters, and all parties alike, judging each situation with a willingness to accept new information as it comes along, and to fashion unorthodox solutions that seem to "leave everyone happy. -- put simply, *As a tenant, /I would unequivocally recommend IPPM to any potential new renters moving to Boise, and I offer up that recommendation with equal vigor and altruism even to those in the area who might be unhappy with their current arrangements./* *To owners seeking a professional, organized, high-powered and acumen-first prop mgmt co - /look no further, by all accounts./* My only regret is only being able to leave 5 stars.
