This tidal wave of a process washed my family and I onto the shores of Western Title & Escrow wide-eyed and weary. And who rescued us? Aimee Demuth. This woman was a blessing from heaven! We have four daughters age 6, 4, 2, and newborn. We were far from family and couldn't arrange for childcare as we headed to our closing appointment (which we had heard was going to be horrendously long and boring!). We prepared for the worst -- crying, fussy children and a stuffy Escrow Officer. Upon arrival, Aimee directed our clan to a corner of her office where she had a bin full of toys -- not just colored blocks like at the doctor's office -- dolls! We plopped her bin full of dolls in front of my three older girls and they played for an hour straight without a peep! Our youngest slept in the stroller. We recently moved out, and they were extremely helpful from start to finish. For starters, we were moving from out of state, so we had a week scheduled to view and apply for a place to live. We looked at several properties managed by Acorn, and they were on time and courteous for every appointment. When we were ready to apply they were very helpful, and we found out very quickly that we had been approved! We did have to pay a huge deposit due to my boyfriend's non-existent credit, but it was refundable, so we decided to go for it. When we got back into town for move in day they were on time getting our keys, and pretty hands off, not very talkative in the office, but we prefer that. We were a little bummed because when we viewed the house we were told the ceiling fan would be installed by the time we moved in, but upon arrival- no ceiling fan. We found it later in the attic... not sure what that was about, but it wasn't a huge deal. We did have brand new carpet though, so that was nice. Our three years at our house were great with Acorn. The few times we had issues they were on top of fixing them. Our house may not have been up to some people's standards, but as two 25 yr olds, this was our first house to ourselves, so we were not picky. The ice maker didn't work, the fridge sometimes leaked, and there were some weird decoration choices in the house, but we loved it. Once our first year lease was over, they came for a walk through, and said since we took such good care of the house we could sign another lease, or go month to month without a price raise! We weren't sure how long we were going to stay, so we went month to month. We never had any issues with this, and the price stayed constant all three years. We had one more scheduled walk through during our time there, with two different agents, and they were both incredibly friendly and courteous about our space. Any time we emailed with questions, they were answered quickly, and the one time I was late on rent they were understanding and apologetic about the late fee- my fault. When we told them we were planning on moving, they were quick with detailed instructions, and answered any questions along the way. We got our deposit refund right on time as well. We didn't agree fully with some of the deductions from our deposit, so I reached out, and was answered quickly and politely by LaDonna. They reviewed my concerns promptly, and ended up refunding more back to us. I will say that I think they need to find a new company to hire out for their cleaning. Our apartment was spotless when we left- we hired cleaners ourselves, and inspected it after cleaning, and it was done above and beyond the move out cleaning list Acorn had given us. LaDonna kindly sent me the itemized list that the company they contract to clean gave them (so this is not on Acorn, rather their cleaners) and they were billed for 15 hours of cleaning- there is no way in hell that house needed that much cleaning, and I know for a fact that several items on their list were already clean. Like I said, not Acorn's fault, but I do feel like they should maybe review the company they use, as that seemed really shady to me. Overall, while the property itself wasn't perfect, it was well-loved and had a ton of character! Acorn was easy and friendly to work with, and quick to help us when needed. I would definitely recommend them.

IDX Broker is exceptionally good. I would give it 10 stars, if not for a few things which I will…read moreelaborate on below. But I can't begin to say how awesome it is and how well a job they do. Compared to IhomeFinder which I used in the past, this is light years ahead and WAY better. IDX Broker is fully customizable and comes with the ability to create all sorts of pages, showcases, carousels, links, and customized search results and alot more. It even allows you to customize detail pages and for different property types. How cool is that. In other words, you can change the details that appear on the results and you can change the wording and the order of the details. And you can change the entire layout with CSS. There's no reason why you can't get this to look exactly the way you want it to look. Also, they have very competent tech support staff who know what they're doing. I worked with a woman named April, who was highly effective at helping me solve technical issues that I was having. In one instance, she narrowed down the line of code in my site which was causing the problem and hooked me up with custom code. This is unbelievably awesome, the level of proficiency. TIP: If you're using wordpress, then you will absolutely want to install their plugin called IMPress, because this automatically updates the wrapper. The wrapper is basically a separate page with a copy of your website's header and footer. All of the IDX stuff goes on this page between the header and footer to make it look like it's a part of your site, although it's a separate page called a "wrapper." The wrapper can be dynamic or static. If it's dynamic, then that means it automatically updates. For example, if you add something to the menu, it will automatically appear in the wrapper when you refresh it. Now here's why I only gave it 4 stars. They apply the wrapper to the wordpress BLOG page. This is ridiculous because the blog page comes with it's own sidebar for recent comments, archived posts, etc. So people who view your IDX pages will be distracted by the blog sidebar. So I had to download a plugin to remove the blog sidebar which impacts my blog. Why couldn't they just apply the wrapper to a PAGE. The other thing they should work on is improving their onboarding process. It takes up to 10 days to get approved, which is ridiculous because all it involves is signing an agreement. Why does it have to take 10 days to sign an agreement. The agreement signing process was slow and very clumsy. It took them days to acknowledge that they even received the signed agreement, only to tell me that I signed in the wrong place and had to resign. They also need more phone communication with an account rep to walk you through each step of the onboarding process. I felt totally in the dark about what was going on and so I had to rely on reading their articles to figure out what was going on. This caused me some frustration because I didn't know what was relevant for me to read and what wasn't, so I ended up having to read almost everything and watch their YouTube videos. I would have preferred a human being talking to me on the phone about what's what and next steps. For example, they had someone on their staff create a static wrapper for me, which was totally unnecessary because I had planned to use their plugin which creates a dynamic wrapper. If they had better communication they would have asked me, and found out. They just send you some confusing emails telling you to read their knowledge base. So if you purchase this, I recommend you get on the phone with them from day 1 and ask questions. It took about a total of 2 weeks to get everything fully sorted out, up and running and looking the way I wanted it. So despite the annoyances, this company and its technology rocks!!! I highly recommend this if you plan on using IDX for your website.
