Hired in March 2024 after a phone call and a recommendation. No new tenants by July 2024. What a mistake. They have a team of people emailing you but nobody knows whats going on; Ive had to contest every invoice. I had maintenance invoices in units that had never been visited ! The LPM team themselves had never stepped foot in the units. They kept copying and pasting information and resending emails without reading and without explanation. A nightmare. It's easier to manage yourselves then have someone blatantly stealing from you. Of course they asked for all the money upfront, so how do I get it back? Here's an example. Mowing the lawn in April, bid $100 Mowing the lawn final bid $1100 ? the explanation is that the bid was a mistake. One lawn in front of a duplex, $1100. Unbelievable. and now they want to negotiate because of their mistake. I have a list and it goes on and on. One of my tenants for which i was receiving "alerts" from LPM saying they were about to evict her ( for 3 months nothing happened), gave me her paystubs ( full time employment) and back paid the rent she owed once we reached her. She did not know where to send her rent. When i asked how they communicated with her they said, by text. She did not have one text from them. Nobody had ever been to her door. I no longer recommend this company. This company mismanaged my property costing me thousands of dollars. They were often late on paying utilities and constantly finding ways to charge me fees. I ended up selling the property. I recently 2 surprise collections derogatory mark on my credit report from two separate utility companies for the property LPM was managing. When I contacted the collections agencies, of course it was LPM email and phone number that was listed. The 1st collections was assigned in March 2023. I sold the property which they managed until July 2023. Therefore, they had ample time to notify me if there was a late bill. I just received another one today (August 2024). Owners beware!!!! Logical Property Management is the most crooked company that I have ever had the misfortune of working with. I live out of state and believed that Logical, on the recommendation of an acquaintance, would be able to manage my properties. After taking over the properties they immediately came up with outrageous quotes for the repairs that they felt needed to happen before the properties could be rented. I'm talking about bids as high as $13,000 for a home that was purchased in a rent ready condition. We are contractors in Los Angeles and were blown away by the bids but we are out of state so we had to try to work with them. After five months of back-and-forth, I finally had to fly to Detroit to see exactly what it was that they had finished or not finished. I was not surprised to see that almost none of the work had been done to the homes other than a repair chain-link fence and some paint in the basement. At this point I have two vacant properties, which means that I have lost six months of potential rent. They claim that they have already paid the contractor for work that he clearly has not done and now they expect me to pay a $350 bill for "project management." At this point I am out for than $4,000 and they flatly refuse to give any of it back. They mistakenly believe that I will not return to Detroit to take legal action against them. Wrong! The worst scam artists that I have ever had the displeasure of dealing with. I could write a novel on all of the stuff they did... To begin with, I went about 3 weeks total without a proper working hot water tank when I was living in one of their properties. I also requested to have the knobs and faucet in the shower fixed and despite someone showing up to "fix" it at least FOUR separate times over multiple months, it was never fixed in the whole time I lived there. When I moved in, the place was gross and covering in grime and there was numerous repairs that were never done even after telling them about it. The worst of it all is that they ignored all contact from me for two weeks after I moved out making it impossible to provide a forwarding address, resulting in them now refusing to give me a list of charges they took from the security deposit. During this process they also lied to me and said they there is a new management company that I had to contact to get my deposit back. That is not even the half of it. I have now submitted a complaint to the Attorney General's office and urge anyone who has had to deal with LMP to PLEASE do the same. Depending on their response, I will also be filing a complaint to the Better Business Bureau and taking them to small claims court as well. I was having so much difficulty just trying to put in an application I tried contacting them. I never got a response. Never ever spoke to a single human being. I really liked the house they were managing, however I have learned that selecting a rental is a lot like selecting a college course. I don't care if you need that class is the last one you need to graduate on time, and fits perfectly into your schedule you don't take that course if the professor is a known a-hole. Great house. I tried to look at a rental house through this company. There was no human contact, it was all through an app. When I got to the house, the front screen door lock had been completely shared off rendering getting into the house. Impossible. No one to call, only the app. Never looked at the house, was never contacted afterward. I find it completely unacceptable. That there isn't a person company a prospective tenant during a tour. This is unprofessional, and not particularly safe. If I were running a realty company and was asked to rent a house and had prospective tenants coming, I would definitely swing by the property and make sure that everything was in order, even if I wasn't going to be there. I just showed a property of theirs today. When I came to the property the code that I received was for a keypad on the front door that never worked. Took 20 minutes to get in contact before sending me a new code for a lockbox on the back of the house. Of course the pictures didn't reflect what the actual condition of the property was but the carpet was stained and dirty, the refrigerator is full of mold, and there was rat droppings on the floor in the kitchen. When I asked about the condition, they seem to have no clue why the property was showing this way. They "periodically have cleaners, and inspectors weekly" to come clean and make sure the property is in proper order. There customer service is terrible as well. ZERO STARS! Stay away from these people. My landlord started using them about a year and a half ago and things have been awful ever since. Very difficult to get in contact with anyone regarding anything they take WEEKS to resolve any issues, even emergency ones. My furnace went out in February and I was without heat for 3 weeks. No compensation in my rent while I lived with a space heater in my bedroom. Then you cannot change your payment options yoursel, so when your rent changes you can't adjust it to new amount or even cancel your previous scheduled payment. They took out my rent THREE times in the past two months, overdrafting my account. Absolutely INCOMPETEN! When I told my landlord I would be moving when my lease was over (and I've been a good loyal tenant for 4 years), he dropped them and will be using a new company beginning in January. No one there is qualifie. They send "handymen" to address issues and do a half ass job fixing them. They don't get permits to do major repairs and then expect you the tenant to drop everything when the city finally follows up. DO NOT RENT WITH LOGICAL PROPERTY This has had to be THE WORST experience I've ever had and I haven't even been approved. My fiancée and I viewed a house and put in for it the same day. We believe we may have missed a document so we called. After 5 unanswered voicemails I called on my lunch break and was advised that everything was okay and to provide my paystubs and SSN card. My fiancé and I gathered everything up, submitted it, and didn't hear back from anyone. No confirmation that the documents were received or anything. I tried calling for an entire day and never receive a call back after leaving numerous voicemails. I sent a bunch of email between my fiancée and I and no one ever got back to us. Horrible communication, the repair technicians they send out cause more damage and they don't even bother scheduling an apportionment, they just text you and expect you to be available within 20 minutes. they charge late fees for everything, even if you pay on time and in advance - then offer no explanation as to why they charged you in the first place. I put in for a property, and paid the application fee. Then I proceeded to follow all directions, and sent in all necessary documents. A week goes by, and nothing; within this time I find a new property I like with a private landlord. I'm like well at least let me check the status of my LPM application.....Nothing had change. I paid via PayPal for the safety of myself. I disputed the $25 application fee. To put a fee on an application, means LPM is going to process it. They never even looked at it. I battled with them a few days. Then I submitted all my proof of the application fee being paid via PayPal, the house I applied for, and their own software showing they never looked at my application. They had some lady call me, asking if I wanted to switch the application fee, to another house. Why? Well the house I applied for, was already taken. Or I could get a refund...I got a refund! I know for sure I put my app in right when the house went up for rent. There is a pattern with them. $25 non-refundable fee, but they never look at the apps, and so it does not matter if you are first to apply, the house will be taken already.
