    The bid $100 to mow the front lawn.

    Hired in March 2024 after a phone call and a recommendation. No new tenants by July 2024. What a mistake. They have a team of people emailing you but nobody knows whats going on; Ive had to contest every invoice. I had maintenance invoices in units that had never been visited ! The LPM team themselves had never stepped foot in the units. They kept copying and pasting information and resending emails without reading and without explanation. A nightmare. It's easier to manage yourselves then have someone blatantly stealing from you. Of course they asked for all the money upfront, so how do I get it back? Here's an example. Mowing the lawn in April, bid $100 Mowing the lawn final bid $1100 ? the explanation is that the bid was a mistake. One lawn in front of a duplex, $1100. Unbelievable. and now they want to negotiate because of their mistake. I have a list and it goes on and on. One of my tenants for which i was receiving "alerts" from LPM saying they were about to evict her ( for 3 months nothing happened), gave me her paystubs ( full time employment) and back paid the rent she owed once we reached her. She did not know where to send her rent. When i asked how they communicated with her they said, by text. She did not have one text from them. Nobody had ever been to her door. I cant deal with the incompetence. Don't even consider them.

    Owners beware!!!! Logical Property Management is the most crooked company that I have ever had the misfortune of working with. I live out of state and believed that Logical, on the recommendation of an acquaintance, would be able to manage my properties. After taking over the properties they immediately came up with outrageous quotes for the repairs that they felt needed to happen before the properties could be rented. I'm talking about bids as high as $13,000 for a home that was purchased in a rent ready condition. We are contractors in Los Angeles and were blown away by the bids but we are out of state so we had to try to work with them. After five months of back-and-forth, I finally had to fly to Detroit to see exactly what it was that they had finished or not finished. I was not surprised to see that almost none of the work had been done to the homes other than a repair chain-link fence and some paint in the basement. At this point I have two vacant properties, which means that I have lost six months of potential rent. They claim that they have already paid the contractor for work that he clearly has not done and now they expect me to pay a $350 bill for "project management." At this point I am out for than $4,000 and they flatly refuse to give any of it back. They mistakenly believe that I will not return to Detroit to take legal action against them. Wrong! I have a certified building inspector and his written report. He is $350 an hour and he is going to come to court with me.

We believe we may have missed a document so we called. After 5 unanswered voicemails I called on my lunch break and was advised that everything was okay and to provide my paystubs and SSN card. My fiancé and I gathered everything up, submitted it, and didn't hear back from anyone. No confirmation that the documents were received or anything. I tried calling for an entire day and never receive a call back after leaving numerous voicemails. I sent a bunch of email between my fiancée and I and no one ever got back to us. This morning I sent a "professional" email explaining how it ridiculous that they have not followed up with any communication after numerous attempts to contact them and then the replied stating THE FUCKING PROPERTY IS NO LONGER AVAILABLE AFTER BEING ON THE MARKET FOR 2 WHOLE ASS MONTH AND THAT I NEED TO PROVIDE PROOF A PAYMENT AGAIN. Let me calm down, they got me out of character in this fucking review. Nevertheless, I replied that they can keep the $50 fee as I will never work with this company. If you don't reply to prospective tenants then I know you won't reply when we move in.

We were also thrilled with our newly purchased Bloomfield home, which we had to win in a competitive bidding situation. Buying and selling homes is often a difficult experience because it involves success with a million details, at the same time, managing to a complex set of important emotional and financial considerations. As a hands-on business owner myself, I was truly impressed by Kathy's attention to detail and personal assistance throughout the whole process and all transactions. I've worked with realtors in NYC, Austin, San Francisco, and Los Angeles, and she is the top of the top. Words can't describe how much she means to our family, and we can never repay her for the kindness, prompt action, and help we received from Kathy Broock and the Max Broock Realtors office, including Helen Reasoner. My 78-year old dad had rapidly accelerated dementia during Covid, we had contractors that scammed my immigrant parents out of a lot of money and created a problematic black mold issue that further deteriorated my father's health on top of a lot of stress, we had a roof that couldn't be repaired and caused a 6-foot hole in ceiling, and had an endless list of other repairs for an 18-year old house that my parents didn't maintain over the years. No problem is too big for Kathy, and without a word, she jumped right in to help us and set us up with her vast network of contacts that equally match her kindness and compassion. Within the first week, we had a lawyer to help us deal with the contractors, a home inspection agency to give us a realistic picture of the repairs we needed to make, a mold inspection company, various contractors to help us with all the issues/repairs the home inspection agency identified, and helped my mom personally, step-by-step, through the home selling process. She sold my parents house in record time (found a buyer before the repairs were even finished), helped my mom find and close on a new Toll Brothers home (accompanied and consulted her throughout the process to make sure she got the best deal), and even had Helen Reasoner accompany my mom during the walk-through of her new house, in which Helen identified several issues she asked the building team to repair. I know I'm missing a slew of other things that Kathy did for our family, on top of all the therapy she gave to us during some really tough times of my family experienced through these last 3 years.     Extremely poor communication and lack of accountability. The tenant was without a functional shower…read morefor 30 days, and I was only notified on the day the shower was finally fixed. To make matters worse, the contractor was not paid because management claimed the repair was unauthorized, despite the tenant stating it had been approved. Management acknowledged the situation was "unfortunate" but stated it was not their responsibility and did not view the delay as a problem. As a result of the nonpayment, the contractor returned and removed pipes and hardware, leaving the shower unusable again. This situation could have been avoided with effective communication, which this company consistently fails to provide. I recommend finding another property management company.

I have been reaching out Since Oct, 1st for repairs still no one has come to fix my issue even after promising me they would be there. Asked for date and time to be free just to not show up. I have kids that's living in my house this issue affects all of us, but they do NOT care. I was scolded about paying my rent on the 5th as that was my rent date for the last 4 years this company comes and says my lease says its due the 3rd so I have to go by the 3rd because that's what my lease says. Anything after the 5th is considered late. lol funny cause actually my lease says anything after the 7th day is late. But they have been charging me late fees after the 5th date. This is the WORST Experience I ever had with any living situation and now it's time for me to move. Located in Saginaw MI
