I WISH I could put ZERO stars. They are the absolute WORST landlords ever. We rented a house from them for 5 years - we don't have great credit and thought we had no other choice. MINIMAL repairs done. The house was dirty when we moved in, the crawl access was never secured, the garage was never secured, we didn't have working gas for a few months after we moved in. As the years went on, rats got into the crawl, into the walls, and eventually into the house. A bedroom on the second floor had holes in the walls where squirrels were getting in! Do not rent from them. Slumlords! read more

I wish I could put zero's ass well, smh, the worst management company, they I moved in a dirty unready house, smh unbelievable, very unprofessional, maintenance work they did was terrible, this has been a horrible experience for me. The quote themselves as "the most transparent property management company. I've been working in real estate for 15+ years, and hired logical as a property manager for an out-of-state property that I own. I have never had a more disappointing and horrific experience than working with this company. The only thing that is "transparent" is their inability to work internally across departments and their consistent lack of accountability. They cost me thousands of dollars, and made my exit transition close to impossible which rings true to their colors. Run and do not walk, if considering using this property management company. read more

This is one of the worst Property Management companies I have ever rented a property with. The property manager would not fix the property to a liveable status. But however, wanted rent for a property that had no running water for the first 3 months of my tenants. After requesting repair and for the home to be repaired correctly. I was forced to move with receiving my SD back. DO NOT RENT FROM THIS COMPAMY!!!!! read more

To whom it may concern, I did not say I did not want the Pennington house, I said I wanted the carpet changed and walls painted... I was called by a logical employee the next day after I paid my holding fee and signed the holding agreement, and was told someone else would be getting the Pennington house... now i asked for my money back refunded and I am having an issue getting any response about my money or the situation overall from logical Property Management... then today I was hung up on after finally getting in contact with someone from that company. I received no date or information concerning my $1150 that I paid Monday January 12th 2026 to move into the Pennington house on January 16th 2026... I have emailed, and called logical concerning this issue multiple times since Tuesday with no resolution. This email is to show my constant pursuit on my $1150. I no longer recommend this company. This company mismanaged my property costing me thousands of dollars. They were often late on paying utilities and constantly finding ways to charge me fees. I ended up selling the property. I recently 2 surprise collections derogatory mark on my credit report from two separate utility companies for the property LPM was managing. When I contacted the collections agencies, of course it was LPM email and phone number that was listed. The 1st collections was assigned in March 2023. I sold the property which they managed until July 2023. Therefore, they had ample time to notify me if there was a late bill. I just received another one today (August 2024). Until this day, they never notified me. read more

Hired in March 2024 after a phone call and a recommendation. No new tenants by July 2024. What a mistake. They have a team of people emailing you but nobody knows whats going on; Ive had to contest every invoice. I had maintenance invoices in units that had never been visited ! The LPM team themselves had never stepped foot in the units. They kept copying and pasting information and resending emails without reading and without explanation. A nightmare. It's easier to manage yourselves then have someone blatantly stealing from you. Of course they asked for all the money upfront, so how do I get it back? Here's an example. Mowing the lawn in April, bid $100 Mowing the lawn final bid $1100 ? the explanation is that the bid was a mistake. One lawn in front of a duplex, $1100. Unbelievable. and now they want to negotiate because of their mistake. I have a list and it goes on and on. One of my tenants for which i was receiving "alerts" from LPM saying they were about to evict her ( for 3 months nothing happened), gave me her paystubs ( full time employment) and back paid the rent she owed once we reached her. She did not know where to send her rent. When i asked how they communicated with her they said, by text. She did not have one text from them. Nobody had ever been to her door. I cant deal with the incompetence. Don't even consider them. read more

Owners beware!!!! Logical Property Management is the most crooked company that I have ever had the misfortune of working with. I live out of state and believed that Logical, on the recommendation of an acquaintance, would be able to manage my properties. After taking over the properties they immediately came up with outrageous quotes for the repairs that they felt needed to happen before the properties could be rented. I'm talking about bids as high as $13,000 for a home that was purchased in a rent ready condition. We are contractors in Los Angeles and were blown away by the bids but we are out of state so we had to try to work with them. After five months of back-and-forth, I finally had to fly to Detroit to see exactly what it was that they had finished or not finished. I was not surprised to see that almost none of the work had been done to the homes other than a repair chain-link fence and some paint in the basement. At this point I have two vacant properties, which means that I have lost six months of potential rent. They claim that they have already paid the contractor for work that he clearly has not done and now they expect me to pay a $350 bill for "project management." At this point I am out for than $4,000 and they flatly refuse to give any of it back. They mistakenly believe that I will not return to Detroit to take legal action against them. Wrong! I have a certified building inspector and his written report. He is $350 an hour and he is going to come to court with me. read more

The worst scam artists that I have ever had the displeasure of dealing with. I could write a novel on all of the stuff they did... To begin with, I went about 3 weeks total without a proper working hot water tank when I was living in one of their properties. I also requested to have the knobs and faucet in the shower fixed and despite someone showing up to "fix" it at least FOUR separate times over multiple months, it was never fixed in the whole time I lived there. When I moved in, the place was gross and covering in grime and there was numerous repairs that were never done even after telling them about it. The worst of it all is that they ignored all contact from me for two weeks after I moved out making it impossible to provide a forwarding address, resulting in them now refusing to give me a list of charges they took from the security deposit. During this process they also lied to me and said they there is a new management company that I had to contact to get my deposit back. That is not even the half of it. I have now submitted a complaint to the Attorney General's office and urge anyone who has had to deal with LMP to PLEASE do the same. Depending on their response, I will also be filing a complaint to the Better Business Bureau and taking them to small claims court as well. To anyone reading this: please don't ignore the dozens of 1 star reviews and still rent from them like I did because there is no doubt in my mind that you will regret it. read more

I tried to look at a rental house through this company. There was no human contact, it was all through an app. When I got to the house, the front screen door lock had been completely shared off rendering getting into the house. Impossible. No one to call, only the app. Never looked at the house, was never contacted afterward. I find it completely unacceptable. That there isn't a person company a prospective tenant during a tour. This is unprofessional, and not particularly safe. If I were running a realty company and was asked to rent a house and had prospective tenants coming, I would definitely swing by the property and make sure that everything was in order, even if I wasn't going to be there. Needless to say, I didn't rent this house. But, since- it's been relisted on Zillow-again read more

I'm a newbie investor and the Logical team spent a lot of time explaining what results I could expect from my property. They covered several issues my agent neglected to tell me about, including how my property taxes will be going up. They did a video tutorial with me to go over how their processes & systems work and they provide more info than I currently need! read more

I was having so much difficulty just trying to put in an application I tried contacting them. I never got a response. Never ever spoke to a single human being. I really liked the house they were managing, however I have learned that selecting a rental is a lot like selecting a college course. I don't care if you need that class is the last one you need to graduate on time, and fits perfectly into your schedule you don't take that course if the professor is a known a-hole. Great house. Horrible representation. No stars. No tenant. My 2nd choice just became number. They have a local address but I think the entire place is ran by bots in Silicon Valley or somewhere read more

I'd leave zero stars if it was an option! As a this is the worst property management company that I've ever had contact with! I was trying to find history on one of my tenants. I gave her the information release form to send over which she did so immediately. 48 hours later we still had no response. So I proceeded to call each department individually and left messages. Still no response. Then I proceeded to email every department listed online and still nothing in response! It has now been about seven days and I still have yet to have a single human from the company reach out to me. read more

Stay away from these pitiful scammers they stole our application fee money and never contacted us after the fact. Their listed phone numbers are fake and they make you wait hours for an "agent" to call you which never happened by the way... all we got was an email saying the house was taken when in all actuality the bastards just wanted 50 bucks that probably barely pays the two people running this absolute garbage company. Do not work or contact them or give them any money or any of your energy or business. read more

I just showed a property of theirs today. When I came to the property the code that I received was for a keypad on the front door that never worked. Took 20 minutes to get in contact before sending me a new code for a lockbox on the back of the house. Of course the pictures didn't reflect what the actual condition of the property was but the carpet was stained and dirty, the refrigerator is full of mold, and there was rat droppings on the floor in the kitchen. When I asked about the condition, they seem to have no clue why the property was showing this way. They "periodically have cleaners, and inspectors weekly" to come clean and make sure the property is in proper order. There customer service is terrible as well. Would not recommend this company to anyone. read more

DO NOT RENT WITH LOGICAL PROPERTY This has had to be THE WORST experience I've ever had and I haven't even been approved. My fiancée and I viewed a house and put in for it the same day. We believe we may have missed a document so we called. After 5 unanswered voicemails I called on my lunch break and was advised that everything was okay and to provide my paystubs and SSN card. My fiancé and I gathered everything up, submitted it, and didn't hear back from anyone. No confirmation that the documents were received or anything. I tried calling for an entire day and never receive a call back after leaving numerous voicemails. I sent a bunch of email between my fiancée and I and no one ever got back to us. This morning I sent a "professional" email explaining how it ridiculous that they have not followed up with any communication after numerous attempts to contact them and then the replied stating THE FUCKING PROPERTY IS NO LONGER AVAILABLE AFTER BEING ON THE MARKET FOR 2 WHOLE ASS MONTHS AND THAT I NEED TO PROVIDE PROOF A PAYMENT AGAIN. Let me calm down, they got me out of character in this fucking review. Nevertheless, I replied that they can keep the $50 fee as I will never work with this company. If you don't reply to prospective tenants then I know you won't reply when we move in. read more

All these foreign people care about is their dollar. Could care less I have been a tenant for over 6 years and paid them enough money to pay for their junk houses. Never received a deposit back when moving to another rental that they owned. Have been threatened with eviction more times than I can count and in a 6 year period I have only once not been able to pay my rent before the end of the month Never offered any relief during this Covid pandemic. I strongly advise anyone seeking a rental property to steer clear of these people. I will be out of here next year and I can't wait as well as I am sure they can't either. read more

This company is fraudulent, unethical and has the worst attitude to top it off . It is nearly impossible to get a response . They ignore questions they don't want to answer . When I showed up to the house I had paid all the security deposit and fees and went to pick up keys .. guess what ? No gas to the house, no meters even there ! And they weren't answering . This is one of the most unprofessional companies I've ever had the displeasure of dealing with. I put in a rental application for a home I was interested in; their application process was extremely and unnecessarily extensive just to simply view the home. I called them because I had an inquiry regarding the application process and documentation needed, they returned my call 3 days later, just for them to put me on hold and hang up. I called them again and they told me that they'll return my call within 24hrs. They never returned my call, took my money for the application fee, I never got to view the home and now it's "off the market". They are despicable people and I advise everyone to steer clear of this scamming company. read more

ZERO STARS! Stay away from these people. My landlord started using them about a year and a half ago and things have been awful ever since. Very difficult to get in contact with anyone regarding anything they take WEEKS to resolve any issues, even emergency ones. My furnace went out in February and I was without heat for 3 weeks. No compensation in my rent while I lived with a space heater in my bedroom. Then you cannot change your payment options yoursel, so when your rent changes you can't adjust it to new amount or even cancel your previous scheduled payment. They took out my rent THREE times in the past two months, overdrafting my account. Absolutely INCOMPETEN! When I told my landlord I would be moving when my lease was over (and I've been a good loyal tenant for 4 years), he dropped them and will be using a new company beginning in January. No one there is qualifie. They send "handymen" to address issues and do a half ass job fixing them. They don't get permits to do major repairs and then expect you the tenant to drop everything when the city finally follows up. If I didn't know any better, I'd swear my ex husband sent these people into my life to continue to torture me long after our divorce. read more

I put in for a property, and paid the application fee. Then I proceeded to follow all directions, and sent in all necessary documents. A week goes by, and nothing; within this time I find a new property I like with a private landlord. I'm like well at least let me check the status of my LPM application.....Nothing had change. I paid via PayPal for the safety of myself. I disputed the $25 application fee. To put a fee on an application, means LPM is going to process it. They never even looked at it. I battled with them a few days. Then I submitted all my proof of the application fee being paid via PayPal, the house I applied for, and their own software showing they never looked at my application. They had some lady call me, asking if I wanted to switch the application fee, to another house. Why? Well the house I applied for, was already taken. Or I could get a refund...I got a refund! I know for sure I put my app in right when the house went up for rent. There is a pattern with them. $25 non-refundable fee, but they never look at the apps, and so it does not matter if you are first to apply, the house will be taken already. So yeah I received my money back. However, they need to do better. read more

What could improve? how about everything! I seriously cannot believe this place is still online business with all the faults that they have. sure, their apartments are nice upon the first look but i've had nothing but problems with their properties and with the property company. They are cheap but that's how they reel you in, they make you pay a $200 cleaning fee just for you to have to clean yourself, their doors are unhinged, their carpets are dirty, all in all their operation is pretty fucked. Unfortunately they rent near the Wayne State University so that they can trick unfortunate college students, and also adults who are looking for a place cheap.
