The property manager is the worst. You address concerns, like miscellaneous fees being added without a legal 30 day notice, or suggesting another day to allow them access to your apartment and she holds the law/agreement and threatens to mark your account with a violation or eviction even when you are a good-standing, paid-on-time tenant. We moved out on the December 20th and did not receive our security deposit. On January 17th I emailed to ask the date of when it was cut and sent out , also an explanation for a move out fee. She refused to give me a date, stated it was sent within the lawful 20days, and told me to contact the 3rd party utility service company for explanation. This was after serval unanswered and blocked emails. I will state I called her out on her attitude and she stated she was uncomfortable talking to me further. She provoked my response to get out of further lying to me and to incriminate herself/company. She is a toxic person that uses gaslighting and manipulation to intimidate you and undermine your concerns of their actual violations. I received the check today, which was dated and postmarked January 17th. So it wasn't sent within the 20days. Also the great reviews on google and company website were generated by ReNew for a contest to win a tablet.... Go visit the recycling area from Saturday through Wednesday and it will convey the slumlord runnings of this company. Charging $5 pest control fee when trash is strewn around the grounds should be paid by ReNew not residents that properly dispose their refuge. Don't take the bottom aww

I am not one to EVER write reviews but I can't not give warning enough about the unprofessionalism,…read morerudeness, and sincere disheartening experience before ever moving in to their apartment building. My daughter and roommates (early 20s) were approved in writing on 4/6/26 specifying the move in date of 5/15/26. In that time, their current student housing apt. agreed to let them stay an extra week to accommodate the move in date. One week before the move in date, we received an email that "sorry, move in date was changed to the 23rd" Upon receiving the email while in the middle of a Friday work day, my daughter had to miss a half a day of work as the panic and anxiety of being homeless for a week was too overwhelming. After speaking to the management/office staff and explaining that not only did these 3 girls have no place to go, they also requested the 5/15 date off or work, hired movers, and for over a month, thought they had a place to live! I was told because the current tenants moved out a week later than planned, they needed more time to get the apt. ready. I explained the girls would move in "as is" as they just needed the roof over their head. There was no remorse or offer to help in any way and was told "sorry, this happens sometimes" Needless to say, by chance and good luck, they were able to find housing for the 15th as planned and requested their deposit back. I was a nurse for many years and as a mom with children whom now runs my own business would NEVER fathom that a company could run this way... never mind the way it was all handled and poor communication . I will be getting a hold of their corporate office and the RI housing authority to at least let them know how their Johnston office is being run. Please be careful as I can see the reviews of others has also been negative. Very unfortunate to say the least

But…read morelisten up! i'm writing this review for someone like me; someone new to the area; someone that is planning to relocate to providence/Cranston/Warwick; Someone who really cant do as much research before coming to this area. --- don't worry, I'll try to be objective! Uh! Quick story and please learn from my mistake. When I first moved here, I took the first listing off craigslist for room sharing. Let me tell you, that was the worst mistake EVER! I quickly moved out to eastside providence where it was nice; but a full house was a bit big for one person. After a Year, plus few months, I decided to move out, something small. With 2 months of research and visiting every 1 Bedroom Apartment complex within a ten mile radius of my work; focusing on the right amenities with the proper upkeep... I choose Independence Place, thus a glowing 5 star review. PROS! Everything here is BRAND NEW! From the paint, carpet, even the seal... Independence Place has paper thin walls, and you can hear everything your upstairs neighbor is…read moredoing. I have lived here for almost 2 years, and it has been an absolutely terrible experience. If you value sleep, peace, and quiet, then consider viewing another apartment in Cranston or Warwick. My dog is terrified, and she always stays in her crate (which she never would do before we moved here). The property managers, Katie and Crystal, can only do so much about noise complaints, that you are left on your own trying to resolve them. Save yourself a big burden and headache and look for another apartment. Edit in Response to Property Management: We have been complaining about the noise for almost two years now to no avail. I have a laundry list of messages to Crystal about how loud and disruptive it has been for us, and she has done nothing about it. It is not a little noise, it is a lot of noise. This is coming from someone who is a combat veteran and who currently works in the healthcare field, and who deals with noise on a regular basis. I also never acknowledged that Crystal has taken any of our complaints seriously, and she most likely will not take anyone else's complaints seriously. My point still stands: do yourself a favor, ignore the PR message from Crystal, and look elsewhere.

I'll start with a 3 star rating and then give pluses and minuses to adjust from "Average". Positives: Terrific location: The Mill is walking distance from some fantastic neighborhood bars and some of the best restaurants in the city. You can reach the edge of downtown providence by foot in about 10 minutes. +1 Helpful and friendly leasing staff: I've contacted the leasing staff on many occasions, sometimes with complaints, other times with questions, and I've found them to be friendly and very helpful. They've gone out of their way on a number of occasions to help me. +1 Style. I like the style of the building and my unit. Mostly original, highly distressed hard wood Mill floors, exposed distressed brick, nice appliances. I like it and get lots of compliments. +1 There are things that I don't personally have a good frame of reference on so I will comment on my experience but I will not give pluses or minuses on them. Leaks. I've had none. Maybe others have. Odors. Yes, I can smell what others are cooking when I'm in a hallway but I've never smelled anything in my unit. Again, maybe because of my floor plan. Safety. Yes, there are car break-ins. My car has never been broken into. Umm... we live in a city people. Personal safety? I've never felt unsafe or threatened or worried once. Never. It's in a diverse residential neighborhood with awesome, hard working and caring people. No one breaks into the building and anyone worried about shootings are kind of out of their minds. No one is going to shoot you unless you're mixed up in a personal drug deal gone bad (and in that case you're going to be a target regardless of the neighborhood.) This is a safe neighborhood and I don't fear going any where at any time. Amenities / value for the money: I've seen some complexes with higher rents per square foot with more amenities, and there are obviously many rental properties that have no amenities. Small work out room, theater room with leather seating and a large flat screen tv, pool table, fooseball table, small courtyard... kind of a wash. Rodents. I did notice droppings in my unit so I purchased traps. I've never caught anything but I have also noticed that there are no longer any droppings. This is an old Mill building so it's not hard to believe that there are rodents, but if there was a problem it has either been addressed by a pest control company or by closing the trash chutes (a negative, see below.) Negatives: Closed trash chutes. This stinks. There were trash chutes at the end of each floor that allowed us to get rid of garbage without going outside. I know that people abused the things like crazy, sat their trash inside the rooms instead of putting it in the chute. The solution was to close the chute. Now we have to carry our trash down the stairs and across the lot to a large dumpster that is often full. Many residents cannot heave their trash bags high enough to clear the top of the dumpster so sometimes the area is strewn with garbage. Gross. -1 Noise. I can hear the person who lives in the unit above me walking and I can hear music from that unit almost as clearly as if the speakers were in my apartment. I don't hear noise in the hallway but that my be because of my apartment's floor design so I can't refute what others have said about this. Other friends who live in the building have heard telephone conversations, parties, talking, etc... through the floors. It seems that the floors have a lot of gaps and noise flows through quite easily. It's an old Mill building with (mostly original, distressed) hardwood floors. Sometimes I'll hear a siren from the surrounding neighborhood, sometimes I'll hear a jet flying out of TF Green, but these are rare. -1 Parking lot maintenance. Not good at all in the wintertime. Cluster***k? -1 Starting with 3 stars. Plus 3 stars for the "Pros" / minus 3 stars for the "Cons" brings my rating to 3 stars. It's not perfect but it's not the hell on earth that others have described.

The apartments are large and spacious and have modern amenities, while still having a historic/loft like vibe. The location is close to broadway and Seven Stars bakery is right around the corner, in addition to many other great local businesses. The staff here, especially Jessica and John, are so friendly and helpful and really take into consideration all of the residents needs and requests. Since we have been here we have seen a lot of improvements, and it seems like a lot of the other reviews are from a few years ago when it was under other management. If you are looking for a comfortable and convenient place on the West Side, this is a great choice. If you're a dog owner they are also super pet friendly and allow large dogs, which can be hard to find.

PEERLESS Firstly,…read morelet me say that I've only lived here about a week. So far, I've had more pros than cons. Pros: Staff is very friendly, and always willing to help with whatever issues I may have. Security is good, and you never worry while coming home late. It's simply a beautiful building with a very interesting past. It used to be a club that would play some real headliners. My apartment is spacious and bright, with original floors and all. Cons: It's very noisy on weekends (but of course it would be as any place would that's surrounded by bars) The windows (this is a personal issue, and not something that is really a complaint) I'm short. Opening those windows were a real struggle and now I can't close them because I can't reach. This mean's I'll have to call maintenance for a ladder each time I want them opened or closed. The food dispenser was clogged and the washer was filthy, again a personal problem because they offered to clean and fix everything before I moved in but I chose to move in sooner rather than later, not giving them time to fix the issue. The only real issue I have is that there are fruit flies in my apartment and they are PERSISTENT. Having worked in the bar industry for five years, you'd think I would be able to get rid of them but they just keep breeding. I don't know if this is a maintenance issue that I can call them on, or if I have to call some form of pest control. The only reason it bothers me so much is because my kitchen is always clean, and yet they are just here. I hate that they keep getting into my cat's food when I leave it out for her. ALL IN ALL, I would def recommend the peerless building for anyone wanting to be downtown.

There are so many surprises within this one building. A bunch of apartments above, the shared office space and incubator kitchen on the main level. There is also another building out back that is not currently being utilized but is another amazing (small) space for something amazing once they figure out its intended purpose. My favorite part is the amount of items they salvaged during the rehab. From machinery to metal drawers, they incorporated as much as they could into the overall aesthetic of the place. Kudos to a great job and preserving such a hidden gem.
