This review is for landlords looking for a property management company.Genuine Property Management failed me in many ways. 1. None of the departments informed the tenants to transfer the water bill into their own name, resulting in me having to cover the bill for several months. 2. The maintenance department was ineffective. They repeatedly claimed that one of my properties was not rentable. They hired a company to inspect the house and provided me with a repair list, which I completed. Then, they hired the same company to re-inspect the house with a new list of repairs. There was no accountability. Marcel Ford initially showed up, spoke highly of the company, and then disappeared when issues arose. The maintenance manager, Javier, asked Hendy Kusumadilaga to approach me about renting the house to him at a discounted rate. I declined and reminded him of their own policy prohibiting renting to friends or family. In apparent retaliation, Javier consistently outsourced inspections--part of the property management company's responsibilities--to a company likely connected to him. I tried explaining my situation to Marcel, but I was ignored. I ultimately terminated my contract with this company due to a complete lack of professionalism, integrity, fairness, and the clear presence of nepotism.

Their response times to maintenance requests and overall customer service have always been excellent. After several stable years, we recently experienced a number of condo issues following the rainy season. Every issue was handled compassionately and as promptly as possible. After submitting multiple maintenance requests (right before the end of business hours), we were contacted the same day and again the following day to schedule repairs. Since then, they've arranged for construction workers to repair a leak in the staircase ceiling, ant control services, a termite inspection for worn wood in our garage, and are currently scheduling the replacement of an outdated dishwasher with a brand-new one. Not only that, but every contractor they've sent for repairs in our condo have been very considerate and professional. When working on our roof, the crew explained the whole process beforehand, sealed off our entire staircase, and answered questions even on their breaks (not to mention they were understanding and warm towards my very confused ESA dog). The ant/pest control worker shared he's personally sprayed the landlord's home in the past, which gave me great peace of mind knowing that AllView only hires people they trust to work on the properties they themselves habituate. The termite inspection was quick and efficient. I appreciated the worker's professionalism as I noticed he immediately covered his shoes with plastic before entering to avoid tracking in mud or chemicals, which was thorough and kind of him. The two property managers who have stood out most during my time here, Andy and Mark, have always maintained clear and consistent communication regarding concerns, scheduling, and next steps, especially now as we move forward with termite treatment in the garage and the dishwasher replacement. I'd also like to add for any prospective renters: although our unit is under rent control, the landlords have always chosen minimal increases rather than the maximum allowed at lease renewal. In other words, these are genuinely good people. If you respect and take care of their property, they will absolutely take care of you.

My initial contact with Legacy Property Management started with Steve coming out to my property to personally discuss my needs regarding my home that I wanted to rent out. He was super helpful and answered all my questions as well as walked me thru the entire rental process. LPM was the only management company that offered to meet in person as the rest that I had called wanted to give me "estimates" over the phone without having ever seen my home. Steve was very personable and was someone I felt comfortable chatting with. Afterward, I've been very fortunate to work directly with Wayne who has been fantastic. He is a professional and very knowledgeable and you can tell he has many years experience in this industry. He promptly answers my email concerns / questions. He has been on top of my tenants requests and reaches out to me when only absolutely necessary. Otherwise the entire process has been hands off which is exactly what I wanted. Now that the 1st year is almost done, he's been proactive on the renewal process and provided his professional recommendation on next steps. We initially explored pricing and ultimately submitted a paid application for $4,000, not $3,800 as they later claimed in their response. We have email proof confirming this. We were also told there could be flexibility around $4,100 if we had strong documentation, which we did. Based on that, we were encouraged to apply, pay fees, and submit everything. After doing all of that, there was no real movement or consideration. What made this worse was their response, which included inaccurate statements about us "lowballing" and "going behind our agent." That is simply not true. We were fully transparent with our agent the entire time, and she can confirm that. We also have texts supporting it. Nothing was hidden or "found out" later. Instead of focusing on a reasonable $100 difference that could have easily made both parties happy, they chose to argue and escalate things publicly through responses rather than work toward a solution. That says a lot about their priorities. The bigger issue here is the lack of transparency. If the price was always firm at $4,200, that should have been clearly stated upfront. Instead, we were led to believe there was flexibility, only to find out after paying application fees that there wasn't. The communication throughout felt dismissive and unprofessional, and their response only reinforced that. My advice to anyone considering renting through them: be cautious before paying any application fees, and make sure any statements about pricing flexibility are clearly confirmed in writing. Our primary communication was through our agent, and we only saw Christopher associated with the listing, so those were the only contacts we were aware of. My husband had one interaction with David, and Amber had a brief call after coming across the listing online, not realizing it was the same property we had already submitted for. The call was simply to confirm whether pricing was negotiable before moving forward. Once any overlap was realized, our agent was immediately informed. There was no attempt to bypass anyone. This review reflects our experience. It is meant for others to understand what we encountered, not for ongoing arguments. We do not see any basis for involving attorneys over a simple review based on our experience, especially while being called dishonest and accused of things that are not accurate. This could have been resolved through a direct conversation, which we would have welcomed, and David had previously stated we were free to share our experience.
