I called them repeatedly about issues with them having my son first giving authorization for them to speak with me which they say is only for 24 hours what B.S. Anyway July 2025 we got property tax bill for 2nd half which Triad was supposed to be paying. Next day I noticed on that bill that they caused almost $2000 in penalties and late fees in my less than a year. I took over paying property taxes because we don't have that money to throw away by not paying on time plus they can take away our home for unpaid taxes. I mail out payment 2 weeks early to make sure they get it on time. The amount for interest is the same, principal same plus extra to get them paid off quicker. Escrow I'm still sending money to pay homeowners insurance. They wanted to jack up cost of escrow to cover late fees. I'm paying them on time not letting Tried rip us off. They probably deliberately ran up late fees to make escrow higher so in future they can pay on time and pocket the difference. I wrote them when they sent threatening letter claiming we are not paying taxes. I outright told them I will continue paying property taxes and if they want to take us to court to go ahead and I will file counterclaim for harassment. We are not dumb Hicks because we live in manufactured home. WOULD RECOMMEND YOU LOOK ELSEWHERE FOR MORTGAGE!!!

    I selected "Not Good" for rating my experience with Triad, because they didn't provide any option…read morethat was worse than "Not Good". My wife and I applied for a mortgage with Triad for a 15 year-old manufactured home that cost around $85,000 and we put nearly 30% down, $25,000. Our credit rating was over 700, we had no credit card debt, and no car payments or any other installment loans. When we sold our house we only had ten days to move out, (and then we would have to stay in an "Extended Stay Motel", until we would get the "Clear to Close" date from Triad) so we put the $25,000 down as soon as we received the money on the closing date from the sale of our home and started the loan process with Triad. Triad's so-called loan officers and other representatives we had to deal with constantly dragged their feet on everything, even after I adamantly pleaded with them that we were spending $600 a week for the motel we were having to stay in. They pretended to sympathize with our problem but you could feel there was no sense of urgency on their part. They would ask for my pay stubs and after a week or more I would get an e-mail from them saying the copies I sent them were too blurry and I would have to send them again, there goes another week shot in the a__. So I had my employer send them the pay stubs all over again. Another week goes by and they tell me that the loan payoff & closing info on the sale of my house and the payoff to USA Bank (my previous mortgagee holder), was in a format they couldn't open. It took them a week to let me know this instead of letting me know right away. That's funny on my computer I can open several different formats like PDF, Microsoft Word, etc.., you would think that a big company like Triad would be able to do such a simple task, not so, another week shot in the a__. In the mean time I had to shell out a third week of $600 to the motel with no end in sight of when this nightmare was going to end. All this crap from Triad over a meezley $65,000 loan. I told them my wife and I could not continue to spend this kind of money on a hotel bill, just because Triad's loan officer's was lazy, incompetent, and didn't care. It seems funny to me that I could have gone to a car dealer here in Fort Wayne and on the same day apply and receive a $65000 loan on a new pick up truck with no hassle. There was no end in sight for my loan with Triad getting to the "Clear to Close" stage. We live in Fort Wayne, Indiana, and the house we were trying to buy was 250 miles away in Eastern Ohio. I even told them about the job I was supposed to start in Ohio was only a week away; they didn't care. Needless to say the employer couldn't hold that job for me. So now we had nowhere to live (except a $600 a week flea bitten motel), and no job to go to. We could just see all our money from the sale of our house going down the drain for no apparent good reason. We had no choice but to cancel our loan application with Triad because they could not or would not give us a hard date we could count on closing. All over a ridiculously small mortgage loan. Good thing we weren't trying to buy Mara Logo from Trump.
