This place is such a terrible place to live at. Management does not know what they're doing and they are so patronizing to their renters. Had a friend who applied and was denied due to a misdemeanor on her record. It was weed related and they denied her. Just because she did something stupid in the past when she was younger does not mean she's like that now. The management are the most judgmental people I've ever encountered. I lived here with my boyfriend and management is terrible. He reached out multiple times on various things and nothing ever seems to get done. They skirt around issues and refuse to take responsibility for something they clearly did. So much denial on their part. The residents are great but I'm pretty sure that's because they get vetted like they were meeting the president or something. Management NEVER answers their phones and the maintenance guys are so creepy. I hate the idea that they have access to my apartment. I actually get scared when my boyfriend leaves town. One time they came and didn't tell me before hand. It was such a shock and I was home alone. I will never rent here again. It was such a mistake. my daughter and boyfriend have been living there since September 2022. TThe office never answers the phone, they never call you back. They have one maintenance worker. You can't even get a hold of corporate. when my daughter was coming to look at the place, there was one of the office workers was washing the door quickly. We were a few minutes early. The hallways are disgusting. The rails are disgusting. Nothing ever gets washed or cleaned. I brought a whole container of disinfectant wipes and use the whole container on both rails while going down the 22 stairs. They lied and said that it does get cleaned. Yes the vacuuming got cleaned in the foyer once. This place is a scum place. They also never clean the weight room. And when my daughter and her boyfriend and I went to look at it, she didn't even turn the light on so you could see anything. That tells you right there. Unfortunately 90% of the people never say hi to you but as I was taught kill them with kindness lol .They're too cheap to pay for more help but I'm sure the office workers are getting very well paid, my daughter is clean . Their dryer continues to go out and they have to pay extra for that.$65 a month , Cheaper to go to a Laundry mat. the Dryer and Washer compact size. VERY small. I do believe that right now they're getting a break but because they have two little babies . I and his Mom are doing the laundry and they have 22 stairs to get to their place, which we thought was going to be an elevator there so now, my elderly mom can't visit which she was so excited to do & when you called to let her know you were there she has to grab her 13 month old and 27-month-old and bring them down the stairs to let me in. There's no way that you can call them through intercom and they can buzz you in. Never lived in Grand Rapids always lived out in the country and this is a place that I would never recommend to anyone the place is nice but there is no cupboard space in the kitchen. There's actually hardly any storage space. also, when my daughter vacuums like every three weeks because she's busy, the vacuum that I gave her is at least 3 to 4 inches with dust. Do they ever clean the filter system? I doubt it there are three or four doors upstairs that lead to who knows what. We never see anyone around. Oh, and then you have to make an appointment to see them but you can't make an appointment because no one answers the phone . I am not supposed to be contacting them because I am not on anyone's lease, but my daughter and boyfriend have tried numerous times. I just called the number today 6/10/23 ,that they tell you to call and leave a message then you can't leave a message because it tells you to go and call that number again. I am actually going to go and call channel 13 on your side unless this is taken care ASAP of today's date is June 10, 1923 again I don't even think I'd give it one star. This company are scum bags. They charged me over the agreed pet rent (calling it fees) that I couldn't find in my lease. Also make sure you call Heating and cooling people to clean all the furnace vents before you move out. I lived there for 6 years and they charged me 700 bucks for furnace cleaning... that should be normal wear and tear... did not contact for months, and o didn't know there was an issue until it ended up on my credit. What started off nice ended up turning into absolutely nothing. My buddy and I were avidly looking for a flat downtown and came across LDGR. We liked what we saw and applied. Application fee was $60 even after we told them we tried to apply online (because online it's $10 less), but couldn't because the website wasn't working and wouldn't let us move forward after a certain page. So regardless they still charged us $60, but whatever, we threw down the money to get in. Toured a few places and came across 205 S Division. Really liked it. So we moved forward and selected that spot. Few days later we got the confirmation email saying we were approved! Happy right? Guess not. Apparently it wasn't made clear to us that we had only gotten approved for the credit and background check, and that we still needed to get cleared for the income portion. Well regardless they still required that we come in the following day, which mind you we didn't get an email till 8pm prior the night before. So we barely had 12 hours to go into the agencies office downtown and put down a $500 holding fee to, well, hold the apartment down for us. Essentially claiming dibbs on the place. So my buddy and I scrambled to figure out our work schedule the following day so we could make it in to get our place secured. Which we did because we're awesome sauce. Everything was going smoothly until a week later we get an email saying we were no longer approved and the application for the apartment was receded. We were under the impression that being approved meant that we passed every stipulation and that's why we signed papers and put a holding fee down. Well, as you can conclude, we were wrong. I just hope LDGR is more clear in the future to their future tenants what approved really entails. Or at least say you're 50% approved. Either way, extremely irritated and taking our business elsewhere. read more

Terrible terrible place to live. They are very patronizing of their tenants. The maintenance dude is very very rude and a creeper (and gross). This place does falsely tell you things and then last minute backs out. Lied about certain things when moving out, saying we couldn't get it deposit back because of a couple things. Lies lies lies. We took pictures and in think they might be getting a call from my lawyer. They are, just like someone else said in their review, supposed to be "low income housing". NOT!!!!!!! Live Downtown GR is the most difficult company I have ever had to deal with. They have not only been rude to my face, but they make you jump through hoop after hoop when trying to live in one of their apartments. I once tried to go to their office and just acquire some information about their properties, and they wouldn't even let me into the office because I hadn't called and made an appointment. Instead, They watched me(through their glass door) call them while standing OUTSIDE of the office to make an appointment as they spoke to me from INSIDE the office. It was ABSURD! They also take your application fee and make it nearly impossible to get an apartment- and just a heads up, you cannot have more than 1 late rent payment in a year. They are never willing to work with you, no matter what your situation is. read more

The worst leasing company I have ever had to work will. Unprofessional, stupid, and lazy leasing agents as well as terrible management. The apartments themselves are rather cheap looking, all made of cheap materials. It is such a tedious process to get approved it's almost like they expect you to give up so they don't have to deal with you. Everyone knows the difficulty of securing just the right place when you are a student. Not everyone knows that dealing LDGR management is like trying to reason with a stone wall. We were looking for a good apartment for the school year and saw that the Ionia property had availability. We told them our situation and student status and paid the $50 and filled out the application. Very soon after we were informed that NO students were allowed unless part time. They didn't want to say what their "conditions" were for applying until you paid. Don't make the mistake and lose any money with LDGR! read more

I will never recommend ANYONE to live through Live Downtown Grand Rapids. The whole application process was incredibly intense and long. My roommate and I were extremely excited to live here and were in the application process for three weeks before finding out we were denied. Courtney made up my roommates salary (although she claims my roommates boss verified it, even though he didn't) so we were not accepted to live here. We tried calling and emailing Courtney hoping she would work with us on the mistake. Courtney wouldn't even speak with us! She had other people handle the bad news for her. They REFUSED to even discuss our options. They would not hear us out or help us out. They were done with us just like that. So thankful this place didn't work out in the end because they are unprofessional and unaccommodating. Do not waste your time here. read more

Unreliable and hard to work with. Extremely disappointed in this property management company. My expectations have been let down every time and nothing has been done to rectify them. I am a pretty patient and reasonable person but I feel as though I was led into false hopes of what it would be like to live here. The apartment was still being cleaned when by the company during move in. My washer/dryer is an old Italian two-in-one version that doesn't work. When I complained, they didn't try to fix it, they just unplugged it and left it in my apartment. My dishwasher doesn't work, but they fixed the nob and thought that was good enough. My apartment windows leak when it rains causing water damage on the window sills. I contacted maintenance who said that it was the siding. They needed to look into it and would follow up. I never heard back from them. Lastly, earlier this week my cable guy needed access to the maintenance room to fix my cable, but I wasn't able to get ahold of the leasing office to find maintenance. I then contacted the leasing office, setting up an appointment with both them and the cable guy for today between 1 and 3pm. My property manager told me to just call when the technician arrived and they would send maintenance right over. When the cable guy arrived, I called my leasing office. No answer. I wrote and email, left a voicemail and called TWELEVE MORE TIMES finally ending in me having to go to the leasing office. When I arrived, they told me that they didn't answer because they were closed between 1pm and 2pm. I am absolutely dumbfounded by the unreliable communication provided by this establishment. read more

As a Grand Rapids resident, I would not recommend anyone living in a property managed by livedowntowngrandrapids. The management is rude, extreme and totally unhelpful in all situations. They will smack on late charges and fees in ridiculous situations. They are extremely quick to give out lease violations and continuously threaten and instill fear into their residents. For a company offering 'subsidized' living. (someone making 10 an hour will pay 570 for a one bedroom RIDICULOUS), who pretends to care about the city, its citizens and a good cause- they are not what they appear to be. Once you sign a lease they could care less about anything other than getting as much money from you as possible. Never been more appalled at a property management in my life. read more

This complex makes it's very difficult to successfully live in one if their units. I would NOT recommend trying to live here. Me and my roommate have great rental history, good income, and even managed to apply 7 months in advance in order to assure that we had an apartment held for us by time we wanted to move in. Two weeks before our move in date (6 months after applying) they emailed us a denial letter via email. The email from the leasing agent (Courtney) stated that we had been denied because we were both "full time" students. This was false. Neither me or my roommate were full time students any more. Both of us have finished college. I even contacted my university to ask if they release this information to the public, and they said no. Therefore livedowntowngr made up a lie to deny us an apartment. I called and emailed them dozens of times to try and correct this. My phone calls or voicemails were never responded too, and my lengthy emails explaining the mistake on their part was disregarded and responded with a simple "the denial stands. you can re-apply in six months." Basically, this place sucks. They walk all over students and young professionals because they think they're ignorant and stupid, which is a poor assumption. Stay away from livedowntowngr!! There's much better options if you put the time and effort into home searching. read more

Very disappointed with this company. Called them before filling out an application because I was curious what their income restricted rates are. Was told that for a one bedroom, I would be paying roughly $715-$800 a month with ALL utilities included, plus internet. Filled out the application with the $50 fee. After being accepted, I called to set up an appointment. Found out that whoever I had spoken to before had lied to me about utilities being included, and I would be paying for electricity and gas, as well as a monthly parking fee. All of this would add up to over $1,000 per month. Can someone explain to me how anyone can afford that monthly rent without being able to make over $28,080 yearly? This place is ridiculous. If I were told the correct information before filling out an application, I never would have paid the $50 fee and wasted my time. read more

I have never had as many issues living in an apartment complex as I have living here. They are completely unorganized, they make you jump through hoop after hoop, and they continue to set restriction after restriction after they see something they don't like residents doing on the camera system (i.e. my neighbor got a live tree for christmas and the next day everyone received a notice that live trees were not allowed so the poor girls had to dispose of their tree after it was fully set up). They have also tried to swindle me out of rent and I had to fight for two days until the manager called me to let me know it was an error on her staff's end and that she was sorry. I will never live here again and I will advise anyone who thinks to live here to find a different place to live. This company is the true definition of incompetence in property management. read more

OK, these folks are just idiotic! They clearly believe if they jerk you around, you'll give up and go away. First it took them a month to deny us - based on my "falsifying" the info I provided. Hm...? Hello...! My financial situation has changed for the better, over the last year or so, which was explained. I then completed the ap based on how the sales rep suggested I complete it - even though a credit history wouldn't support the info I supplied. Second, they accepted our deposit drawn on two separate accounts, from two separate unrelated, individuals. But, when it was time to return the deposit, they said they could only write one check, and randomly chose to send it to the "head-of-household." Wait, what?! That's curious, they sent it to the guy, even though my income is greater and we never complete any paperwork that would have made that designation. Oops, I guess I shouldn't be writing this - I should be in the kitchen cooking, doing laundry and waiting on "my man." They're sending my deposit to somebody else THEY determined to be the "head-of-household!! What kind of business does stupid things like that?! Oh, and they're just like the airlines... Yes the monthly rent is "X," but did you want to park your car? Cha-ching! Want a key - oh, there's a deposit for that. Want to use the washer/dryer - yup, another deposit. Oh, sure you can have a pet - and no deposit! How cool is that?! Wait, what?! Monthly pet rent of $100ish! I'm sooo glad they denied us!!! read more
